It is a great real estate niche that I have developed over the years. Here is my tag line "Credit Scary, Call Harry." People love it. They say, "Harry, my credit is scary so please help me." Real estate is all personal contact.</p> <p>I have developed a database of people seeking lease options and a database of owners looking for lease option candidates. Voila, I bring people two people together to receive compensation once we have a solid deal. It is a Win-Win for both sides.</p> <p><strong>Please Review My Seller Beware Checklist</strong></p> <ul> <li>Seller will need to conduct full background check on potential lease option candidate including employment check and three reference checks with name and number </li> <li>Insist on using your contract with detailed real estate language </li> <li>Set the price where lease option candidate will be able to purchase the house in 24-36 months. It must be a Win-Win for both seller and lease option candidate </li> <li>&nbsp;Treat lease option candidate as a homeowner. For example-his monthly payment will be referred as a mortgage payment to have home ownership in his/her mind. </li> <li>Seller still responsible for his/her mortgage payment, taxes and insurance along with HOA CC&amp;Rs </li> <li>Set up quarterly inspections by third party person to inspect interior and exterior along with changing AC filter and other minor maintenance upkeeps to avoid any major damages to the house </li> <li>Lease option candidate is responsible for all repairs of the house </li> <li>Purchase home warranty on the property for extra protection. I have another rival real estate show at 9AM on the same station. I was informed that he did not receive one phone call. That was an indicator that everyone was enjoying the weekend. However, my goal was to receive 10 calls on or off the air. Bingo! I receive a total of 9 live calls to the show and three from the off air number. Here is what we found inside of this home. Although I love to wish on the first star at night, or shooting stars and the wishbone - I know I can't always count on good luck.</p> <p style="text-align: justify;">So, I got a call from a new agent this week. After asking how his first transaction is going, he says, "I&nbsp;wish this veteran listing agent wasn't so demeaning about me being a new agent."&nbsp;&nbsp;To which I replied:</p> <p style="text-align: center;"><strong>You gotta stand up for yourself!</strong></p> <p style="text-align: justify;">Wishing you were more confident to handle a person or situations won't happen unless you have a backbone to do something about it!&nbsp; Here are some ways to start:</p> <p style="text-align: justify;"><strong><img title="Wishbone photo from Microsoft.com" src="http://activerain.com/image_store/uploads/1/4/0/4/8/ar125914953084041.jpg" height="334" alt="" style="float: left; margin-left: 20px; margin-right: 20px;" width="208" />Talk with confidence - even if you don't feel confident.</strong>&nbsp; Believe in yourself and your abilities and you'll be able to stand up for yourself!</p> <p style="text-align: justify;"><strong>Learn the difference between being aggressive and assertive<em>.</em></strong> People respond more positively to an assertive person rather than an aggressive person. In situations where someone is questioning you, your decisions, etc., find positive or constructive solutions to the issues and move forward.</p> <p style="text-align: justify;"><strong>None of us knows everything about everything</strong>.&nbsp; You have answers - but you won't always have them all! At those times simply say "I don't know right now - but I can find out and call you right back!"</p> <p style="text-align: justify;"><strong>"What the heck!"</strong> Next time you talk yourself out of doing something, or feel like giving up because someone beat you down - say, "What the heck!" and just do it. Trust yourself and your skills!</p> <p style="text-align: justify;"><strong>Don't want to look or sound silly?&nbsp; </strong>Jump on board - because none of us do!&nbsp; But don't let that stop you from trying. My clients still need the person who they feel comfortable guiding them through the process whether they are doing it for the first time or the sixth time.</p> <p>I'm not going to be bold enough to compare our profession with a dentist or a brain surgeon. Many agents try to say, the reason we shouldn't pull our own teeth or remove the tumor in our brain because we lack the knowledge or skillset. Now, that's thinking too highly of ourselves if we put ourselves in that caliber. But the truth is that if you are very good at what you do, you should be professional of your domain. No one - including your brightest and smartest clients should know more about home buying or selling than you do. The bottom line is the<strong> CONVENIENCE factor</strong>. In our everyday life, we have so much to juggle and on top of it, you are trying to add a real estate transaction to the mix. <strong>A real estate transaction is NOT rocket science</strong> when you have no problems and all grounds covered and nothing go wrong in the transaction. It becomes a very stressful and complicated process, on top of being a costly lesson if not executed properly.</p> <p>There are many parts to a real estate transaction. Most people stop at price and closing date. Most people don't realize there are lots of contingencies to a basic real estate transaction, built into the contract. If you are not well versed in understanding it, you will be pleasantly surprised that you might have missed several contingencies and have no recourse from the other party because you didn't understand what to watch for. Even if you did, do you want to? Or would you rather spend time and energy thinking about your next destination?</p> <p><strong>Computers and Internets do not run on emotions to process their decisions for buying. I've been called <strong>Voice of Reason</strong> by my clients. When emotions are high, we need a 3rd party to pull us back down into reality. Buyers and sellers are very emotional during this process - after all it's their homes you are talking about. The house that made into homes with beautiful and lasting memories in it. Of course, emotions are running on full throttle.</p> <p>In the end, as much as there are, or there will be memories in the house,<strong> it is still a business transaction</strong>. The numbers have to work right in fairness for both parties to the transaction. This is where I see the Internet, or Google can't do for people.</p> <p>Agents could lay out the Do's and the Don'ts of a real estate transaction. Heck, websites could even outline Step 1 to Step 20 to take a real estate transaction from Contract to Closing. It's not that easy because we throw "us" into the mix and that's the problem.</p> <p>&nbsp;</p> <p><strong>The truth is that we are people</strong>. Different people bring different sets of feelings and emotions into the transactions.</p> <p>&nbsp;</p> <p><strong>If you believe that the Internet will make you extinct, you're right. Excellent post</p></p><div id="reblogging_tag">Via <b><a href="http://activerain.com/blogsview/1353967/google-wave-to-revolutionize-real-estate-">Chris Ormsbee (Century 21 Action Realty)</a></b>:<br/><blockquote><p><strong>Google Wave to Revolutionize Real Estate?</strong></p> <p>I have been watching the developer presentation from Google about their new wave platform.</p> <p>Google wave is what they are calling Web 3.0.  The "Wave" merges many of the current Web 2.0 applications that many of us use to communicate into one easy to use convenient platform that can both originate communication or view it on top of other existing tools.</p> <p>From a high level each wave is a communication stream of events... comments, messages, email equivalents, pictures... in the Real Estate World - Let's start by talking about the newest plan that Realtors should have firmly planted in their "plan arsenal," <strong>a Social Networking Plan</strong>.&lt;!--more--&gt;</p> <p>This plan should be split into two sections: the personal plan for the agent and the plan f<em>or their listings</em>. Today, let's talk about <strong>how a good real estate professional uses social networking to help them sell homes...while we're at it, let's tell real estate professional how to create their plans for success. </strong></p> <h3>Social Networking as part of the Digitial Home Exposure Strategy</h3> <p>Remember that the <strong>Social Networking</strong><strong> Exposure Plan</strong> and all that encompases is only part of the overall <strong>Digital Home Exposure Strategy</strong> which itself is part of an agent's <strong>Home Marketing Strategy</strong>. Let's look at that real quick. <a href="http://exitrealestate540.com/files/2009/07/home-marketing-strategy-mod.jpg"><img class="aligncenter size-full wp-image-1220" src="http://exitrealestate540.com/files/2009/07/home-marketing-strategy-mod.jpg" height="311" alt="home-marketing-strategy" width="468" /></a> So, we have to keep our "master plans" in mind when concocting our specific plans whether it be a Social Networking Plan or a plan for exposing the property in Print Media. Let's focus on how agents should construct the <strong>Social Networking aspect</strong> of a <strong>Home Marketing Strategy.</strong></p> <h3><strong>Planning a Social Networking Exposure Plan</strong></h3> <h4><span style="font-weight: 800;">Your Blog is Home Base</span></h4> <p><em>Blogging works</em>. No, it doesn't work for 99% of real estate agents but that's because they don't have a clue <a href="http://realestatetomato.typepad.com/the_real_estate_tomato/2008/02/is-your-website.html" title="Is your website working against you?" target="_blank">what they are doing or why they are doing it</a>. If you don't blog don't sweat it. This entire strategy can be implemented without blogging... <strong>it's just a lot more effective if you have a good blog</strong>. But a decent template website will work for many of the things you need to be doing with your Digital Home Exposure Strategy. How's it home base?</p> <ul> <li>You can funnel all of your social networking, organic, paid, and referral traffic to your blog, landing and your contact pages</li> <li>You can send people your blog address and they should be able to contact you through multiple fronts if you have links to all of your networking profiles</li> <li>Your blog is where you talk about what really matters... you may add snippets in facebook, twitter, linkedin, or somewhere else, but your blog should have all of your "big deal" content</li> <li>Your blog is your brand... if you don't have your blog branded it can inhibit the real and percieved value of your services by the online community</li> </ul> <h4>Branch Out and Seek Ye Business</h4> <p>I'll put out a disclaimer here. Yes, you are networking for business. Yes, you can even solicit people for business <em>from time to time</em>. But what is Social Networking really about? If you don't "get it" then maybe you should do some additional homework and then come back...</p> <ul> <li>You'd take a great leap in understanding if you read the <a href="http://www.cluetrain.com/book/" title="Read the Cluetrain Manifesto for free" target="_blank">Cluetrain Manifesto</a>.</li> <li>Check out some <a href="http://res.realestateshows.com/reading-for-a-better-understanding-of-social-networking/" title="Understanding Social Networking" target="_blank">additional reading</a></li> <li>I would suggest this great, easy to read book from Sitepoint "<a href="http://www.sitepoint.com/books/online1/" title="Buy Online Marketing Inside Out" target="_blank">Online Marketing Inside Out</a>." Then learn how to use and interact on Twitter. A great resource for this is the <a href="http://www.cyberhomesblog.com/social-media/twitter-ebook-for-real-estate/" title="Twitter for Real Estate Ebook" target="_blank">Twitter for Real Estate Twits</a> E-Book by <a href="http://twitter.com/nik_nik" title="Nik_nik on twitter" target="_blank">@Nik_Nik</a></li> <li>Definitely get a <a href="http://tweetlister.com" title="Automated tweeting of your listings" target="_blank">tweetlister</a> account and use it to promote listings (sparingly please)</li> <li>Get a Linkedin Account and add your profiles and links to it. Make sure to import your contacts and get started building your contact list.</li> </ol> <p>I could name a dozen others but the law of diminishing returns definitely applies to beloning to too many networks. <strong>Go with a few</strong>. Go with what your prospects and clients USE. Facebook has over 200,000,000 accounts with half of them logging on to do something everyday. <span style="text-decoration: underline;">Start there</span>. That's all that's needed to start with. Here's what I suggest to keep your social networking time <strong>meaningful and efficient</strong></p> <p>:</p> <ul> <li><strong>Set aside a SPECIFIC time</strong> and SPECIFIC amount of time every day to network socially. <ul> <li>Depending on your goals, 15-30 minutes should cut it</li> <li>Aim for a certain number of updates, links, pictures, and videos to share and send to friends</li> <li>Try to make one new meaningful contact each session</li> </ul> </li> <li><strong>Pick up the phone</strong> - talk to people using other means</li> <li><strong>Schedule a face-to-face</strong> - coffee, lunch, make it short, fun, and public</li> </ul> <p>When you've accomplished your goals for the day... stop. If you have to share something crazy important right now, do it... in moderation.</p> <blockquote>TIP: Vary the times of day you network socially. Many people are beginning to use this "time managed" technique of networking and spend too much time talking to just a few core people. That's not networking, that's hanging out with your friends.</blockquote> <h4>What kinds of things are you sharing and talking about?</h4> <ul> <li>On Facebook - use a 4:1 ratio of personal updates to professional updates on your profile page. Business pages can obviously be more centered around, well, business.</li> <li>Talk about what makes you you. Your interests any hobbies, your family, your life.</li> <li>Share useful information - that could be market data, a new listing that is grossly underpriced, news about a town or neighborhood that you deal with.</li> <li>Share things that keep people interested in you - share crazy news, ask questions that get people involved</li> <li>Be genuine - there's not much more obvious that someone going through the motions for business purposes. If you are sharing, helping, and offering insight to those who need it, blessings will be returned upon you in many ways.</li> </ul> <h3>So HOW does all this help Sell Listings?</h3> <p>Dividends from Social Networking are inherently difficult to quantify. One thing is for sure. <strong>When you are doing it with success, you know it</strong></p> <p>.</p> <ul> <li>Listings get more showings and views online</li> <li>The agent gets more calls, more inquiries, more referrals, and more deals</li> <li>Sales can result <strong>directly</strong> from the use of social networks</li> </ul> <p>Social Networking helps sell homes by creating more buzz and exposure for the listing online. I don't think it's been measured yet but I would say somewhere it generates around 2-4 times as much exposure for the property than if you did not use social networking as part of your marketing plan. I'd like to point out that the social networking craze is <em>really just the beginning </em>of a shift in the way people meet and interact. If you (or your agent) aren't getting the ball rolling by learning and becoming part of it all, you (they) may never catch up if they try to jump on in a few years time. As the seller, you also need to know if your&nbsp;loan is a recourse or non-recourse loan.&nbsp;</p> <p style="padding-left: 30px;">In a <strong>recourse </strong>loan the borrower retains personal liability for any of the deficiency after a short sale or foreclosure.&nbsp; The lender reserves their right to pursue the personal assets of the borrower by obtaining a court ordered deficiency judgment.</p> <p style="padding-left: 30px;">A <strong>non-recourse</strong>, the lender is limited to whatever funds are available from its security interest in the property itself and cannot force the borrower to repay the deficiency.</p> <p>The attorney can assist with the determination.&nbsp; While interviewing legal professionals you can consider&nbsp;asking the questions below so that you&nbsp;have an idea of their experience and know where you stand on any payment obligation.</p> <ul> <li>How many short sales have you done?</li> <li>How many were successful?</li> <li>What will I owe if we aren't successful in getting the short sale accepted?</li> <li>Do you charge billable hours or a flat fee?</li> </ul> <p>A short sale can be preferable to foreclosure for several reasons.&nbsp; Well, she posted a picture of herself on the beach. The insurance company denied her insurance claim. People are watching you.</p></p><div id="reblogging_tag">Via <b><a href="http://activerain.com/blogsview/1350222/the-ouch-of-social-media">Chris Ann Cleland, GRI (Long & Foster, Gainesville, VA)</a></b>:<br/><blockquote><p><strong>There is a positive and a negative to everything in life</strong>.&nbsp; Social media is no different.&nbsp; Social media (Facebook in particular) is great for staying connected to friends and family.&nbsp; Keeping a pulse on the goings on.&nbsp;&nbsp; There is a negative, and it's based on the fact that everyone sees what you post.</p> <p style="padding-left: 60px;"><strong>WHY IS THAT A NEGATIVE?&nbsp;</strong></p> <p><strong>Here's a very simple example of the "ouch" factor of Facebook:</strong></p> <p style="padding-left: 60px;"><em><strong><img title="A Facebook &quot;Dis&quot;" src="http://activerain.com/image_store/uploads/2/4/6/4/5/ar125892173754642.jpg" height="242" alt="" style="float: right; margin: 3px; border: black 4px solid;" width="250" />You have a couple that you are&nbsp;good friends with,</strong> and&nbsp;have socialized with, off and on when you can.&nbsp; You find out, through a personal means of communication, that they are expecting a baby.&nbsp; Yippeee!&nbsp; This is great news.&nbsp; And they thought to share it with you one on one,<span style="text-decoration: underline;"> personally</span>.&nbsp; You start to think of the wonderful thing you can make the new arrival for the baby shower, that will no doubt be in three to four months.&nbsp;&nbsp; After all, these are good friends and deserve a handmade gift.&nbsp; And then...</em></p> <p style="padding-left: 60px;"><em><strong>Months later you see on Facebook that the baby shower comes and goes.</strong> There are the pictures.&nbsp; You've seen all these people before at other social functions with this couple.&nbsp; And somehow, you were not invited. </em><em><strong>OUCH!</strong>&nbsp;&nbsp; Were you simply overlooked or excluded.&nbsp; Considering your attendance would have meant another gift, at an expensive time in this couple's life, it sure feels like excluded.</em></p> <p><strong>This is where social media gets awkward.</strong>&nbsp; Because everything we post is available for all our "friends" to see, we need not be surprised when a friend turns up with hurt feelings&nbsp;after being excluded from an event.&nbsp;</p> <p><strong>Outlets like Facebook can really exaggerate that feeling of exclusion</strong>.&nbsp; And yet, while you may not ever be invited to attend another social function with that "friend", they were happy to accept your Facebook friend invite.&nbsp; Must just be jacking up the friend numbers on Facebook.&nbsp;</p><div class="agent_signature"><p><em><span style="font-size: x-small; font-family: helvetica;">Chris Ann Cleland, </span><span style="font-size: x-small; font-family: helvetica;">Realtor- Licensed in Virginia, GRI &amp; Short Sale Specialist. No, it's not Madoff's newest ponzi scheme or some guaranteed results program. It's called <strong>peer to peer lending</strong>, and after much litigation it was only very recently made legal under SEC laws, however, currently only residents of certain states can participate (see below).</p> <p><a href="http://en.wikipedia.org/wiki/Person-to-person_lending" target="_blank">Social lending</a> is not a new idea, can be traced back to 1750 BC by the ancient Babylonian King <a href="http://en.wikipedia.org/wiki/Hammurabi" title="Hammurabi" target="_blank">Hammurabi</a>.&nbsp; Since recording data to stone tablets is a bit outdated, now we use the power of the Internet to enable people like you and me to lend and borrow money at our own discretion.&nbsp; The notion is simple, yet powerful -- both large and small banks should take notice.</p> <p><strong>You down with O.P.M. (other people's money?)</strong></p> <p>Currently there are two major players in the American peer to peer lending arena. &nbsp;<a href="http://www.lendingclub.com/" title="LendingClub.com - Peer to Peer Lending" target="_blank">LendingClub.com</a> &amp; <a href="http://www.prosper.com/" title="Propser.com - Peer to Peer Lending" target="_blank">Prosper.com</a>.&nbsp; In 2008, Prosper had a debacle with the SEC for selling unlicensed securities (whoops) but has since settled the case and is originating loans again.&nbsp; In October 2009, Lending Club originated over $6 million in loans while Prosper originated $2 million.<br />(Source: <a href="http://www.americanbankingnews.com/2009/11/21/lending-club-originates-6-3-million-in-new-loans-in-october-outpaces-prosper-marketplace/" title="American Banking News" target="_blank">American Banking News</a>).</p> <p><strong>Combined, these companies and their </strong><strong>social investors have originated over $251 million dollars in unsecured personal loans since 2005!</strong></p> <p>As a lender, you are investing in Notes. Each Note corresponds to a portion of a consumer loan, and gives the right to receive payments received under that consumer loan, minus a 1% service charge. Most Notes are purchased for a 3 year time period at a fixed rate of return.</p> <p>As a borrower, one is able to<strong> borrow a minimum of $1,000 and up to $25,000</strong>.&nbsp; Each borrower is assigned a credit rating, based on credentials assigned by the lending site you are with (more information on this below). Each borrower will have a story as to why they are borrowing money and what they intend on using it for. Some are consolidating debt, some are starting a new business, some are renovating houses, getting married or buying a car.&nbsp; Lenders are free to ask the borrower questions about the use of their money and even ask for proof of documentation of finances, cash flow, business operations, etc.</p> <p><strong>You decide who and what you want to take a risk on.</strong></p> <p>Interest rates are determined by a bidding process. Lending peers bid on the lowest rate of return they would be willing to lend their money at for each borrower's case and credit rating. Now it's time to organize the big move, get packing, and decide whether to move yourself or hire professionals.</p> <p>As soon as you begin preparing for the move you may find that you have things packed in boxes from your last move. Instead of moving these boxes again, consider holding a moving/tag sale to get rid of some of these possessions, and to make some money as well.</p> <p>If you have children, you'll find that a great way to help them transition to your new home is to get them involved in the moving process. Depending on their age you can have them help you to do everything from deciding on what size truck you need, to collecting packing materials and boxes, to packing their room.</p> <p><strong>Packing</strong></p> <p>Here are some tips:</p> <ul type="disc"> <li>You can get your new home organized much quicker if you spend a little time organizing the move before you start packing. Develop a system for marking boxes, for example kitchen 1, and then make a list of everything you pack in that box. </li> </ul> <ul type="disc"> <li>Buy packing materials from moving companies or companies that rent moving trucks. Be sure to get the right boxes and packing supplies for the job. &nbsp;That means sturdy boxes, not too large for heavier loads, and plenty of packing supplies to cushion your fragile possessions. </li> </ul> <ul type="disc"> <li>Begin packing several weeks before moving. This way you can take your time packing the non essential items well before the big move, and obtain valuable packing knowledge that will come in handy when you begin packing your more valued possessions. </li> </ul> <ul type="disc"> <li>Consider the benefits of packing or hiring professionals to do so. Doing you own packing will save you money, and can make unpacking easier because you'll know what's in each box. However, hiring professionals to pack and unpack your most valued possessions can help to ensure they arrive intact. </li> </ul> <ul type="disc"> <li>Delicate electronics such as microwaves, computers, monitors, scanners and printers shouldn't be jarred during a move. If possible, pack them in their original boxes with the original packing material. Next best is finding sturdy boxes and packing them in bubble wrap. </li> </ul> <ul type="disc"> <li>Packing china is an art. If you choose to pack it yourself, you will want to invest in special boxes designed for valuable plates. In addition to these specially designed boxes, you'll need packing paper, bubble wrap, and styrofoam peanuts to protect your china during shipping. And be sure to carefully place the boxes in the moving van for maximum safety. </li> </ul> <p><strong>Should you hire a mover?</strong></p> <ul type="disc"> <li>If you're considering moving yourself, survey all your possessions before trying to determine what size moving van to rent. While most companies will provide you with guidelines based on how many rooms of furniture you have, they don't know if you have your attic packed with stuff, or an overfilled shed. </li> </ul> <ul type="disc"> <li>Movers can cost anywhere from a few hundred to thousands of dollars, depending on how much you're moving, how much you want movers to do, and how far you're moving. In the current buyers' market, you might consider negotiating with the seller to pay for your moving expenses. </li> </ul> <ul type="disc"> <li>Moving companies often specialize in local or long distance moves. Be sure to ask real estate agents, friends, and co-workers for referrals. And if possible, select a mover with Better Business Bureau certification. </li> </ul> <ul type="disc"> <li>Not every mover has expertise in moving overweight items such as pool tables, pianos, or gym-quality exercise equipment. If you own items such as these, you'll want to start looking for a mover, and also perhaps a specialty mover, at least two months before moving. </li> </ul> <ul type="disc"> <li>Plants don't like extreme temperatures. During a move, protect them from quick swings of temperatures, warm to cold or vice versa. Before the move, be sure to water them on your normal schedule - too much water can lead to fungus in the summer, and cold shock in the winter. </li> </ul> <p><strong>Pets</strong></p> <p>Moves can be tough on your pets. Here are some ideas for taking better care of them:</p> <ul type="disc"> <li>A move can be quite stressful on your dog. If you're moving within a few hours driving distance, be sure to acclimate your dog to car rides. And when you move into your new home, find a place for their crate or special blanket that will make your dog feel at home. </li> </ul> <ul type="disc"> <li>Small animals, such as rabbits, hamsters, gerbils, and guinea pigs can be frazzled by a move. The smaller the animal, the more sensitive they are to hot and cold temperatures. For their comfort and safety, be sure the temperature is around 70 degrees while they are being transported. </li> </ul> <ul type="disc"> <li>Tropical and salt water fish get highly stressed during moves. If you're moving no more than an hour or so, put them and aquarium water in bags half filled with air. For moves greater than an hour or so, considering giving your fish away and getting new ones at your new home. </li> </ul> <p><strong>Moving <a href="http://www.moving.com/" target="_blank">&nbsp;</a>your valuables</strong></p> <ul type="disc"> <li>To protect valuable investments, many people with fine antiques choose to have them professionally moved. Ask movers how your valuables will be protected - long distance movers often use custom crates, rather than simply packing antiques in cartons with padding and stretch wrap. </li> </ul> <ul type="disc"> <li>When moving valuables such as antiques, quality china, stemware or chandeliers, consider getting qualified appraisals for the pieces prior to your move. That way you'll have proof of their value should any damage occur during the move. </li> </ul> <ul type="disc"> <li>The key to moving fine wine is keeping the bottles at 55 to 60 degrees. That means that if you're moving in the summer, your wine won't do very well in a moving van. Consider contacting a company that specializes in moving fine wine, or if you are moving it locally, move it yourself in your air conditioned car or van. </li> </ul> <ul type="disc"> <li>Companies that specialize in moving cars from state to state offer a variety of services. If your car is worth a lot of money, you'll want to consider paying extra to have it moved in a closed carrier or at least on the top of the transport vehicle. </li> </ul> <ul type="disc"> <li>When it comes to moving big screen televisions, pack them in their original boxes or hire a company that specializes in moving them. If your big screen television is more than a few years old and you are moving long distance, consider selling it and buying a new model - moving it can be expensive. </li> </ul> <p><strong>&nbsp;Moving your stuff</strong></p> <p>&nbsp;</p> <ul type="disc"> <li>Moving exercise equipment such as treadmills or elliptical trainers can be tricky. First, be sure to secure all moving pieces. Next, be sure to carry them by sturdy parts. Finally, in the moving truck be sure not to pile anything on the electronics. </li> </ul> <ul type="disc"> <li>Move dumbbells or free weights with care. Unless you have reinforced boxes, consider keeping them loose in the moving van. But be sure to carefully secure them in the van with rope, or pin them alongside large pieces of furniture - loose weights can cause damage en route. </li> </ul> <ul type="disc"> <li>Lawn mowers, snow blowers, and other power equipment need special care during moves. For safety, run all of the gasoline out of the machine, and empty the oil. Disconnect the spark plug for additional safety. And be sure to secure the equipment in the moving van with rope and by blocking the wheels. </li> </ul> <ul type="disc"> <li>If you're moving area rugs or draperies, consider sending them to the dry cleaners just prior to your move. That way they will be clean when you move into your new home - and you can leave them wrapped in plastic to keep them clean during the move. </li> </ul> <ul> <li>Many people have valuable information on their computers, including financial data, personal records, and addresses and phone numbers for family and friends. Before moving your computer, consider backing up all your personal files and keeping the backups with you during the move. </li> </ul> <ul> <li>Before you move be sure to clean the gas grill. And while you have the grill apart, pack the grades, briquettes or other loose items, placing them back inside the grill for safety. Propane tanks, full or empty, will likely not be accepted by most moving companies. </li> </ul> <p>Today's homes are often loaded with gadgets, from programmable thermostats, to heated tile floors, solar panels, and security systems. It states that Japanese Airlines is on the brink of bankruptcy. Many people are outraged after serving the company for many years in exchange for pension. JAL in return states that if cuts are not made, then they will be forced to file bankruptcy. It is the old scare tactics used by big corporations. That money should be tucked away for people's retirement life. However, we must live in reality. Many retirees are facing this sad news from other corporations around the world.</p> <p>People around the world have seen their portfolios decrease in value from 25-50% in their retirement life. Many people 55 and over are scared. I believe the "Rules of Engagement" have changed in America. Americans no longer trust Wall Street after the last couple of years of nearly bankrupting the World. Again, Wall Street will be giving away billions of dollars in bonuses at the brokerages. Banks received the stimulus money only to keep it to purchase more assets and trade on the open market to make more money. That money was set aside to stimulate the economy. People are coming to me because I have an awesome investor network.</p> <p>How many of you out there get asked the following question:</p> <p><strong><em>IF IT IS SUCH A GREAT DEAL, THEN WHY DON'T YOU BUY IT?</em></strong></p> <p>Here is one of the things I say back to the person who asked me this question. I ask the person to imagine that he/she works at Dun-kin Doughnuts. It is their main source to make a living. It is like asking that person the same question.</p> <p><strong>IF IT IS SUCH A GREAT DOUGHNUT, THEN WHY DON'T YOU EAT IT?</strong></p> <p>This person would be unable to eat every doughnut because it would be very unhealthy and the human body can only take so much fat. The same is true for real estate. I wish I could take advantage of every deal that comes across my desk. However, I am limited as is every person. I simply explain to the other person that my main profession is real estate. My job is to find investors such as yourself deals to purchase. I make money when the deal closes. Do I take advantage of <strong>SOME </strong>deals? Yes, I do. I just picked up a great fix and flip deal that closed this week. However, I am unable to take advantage of every deal. I could if I was the US Government. Am I saying no to stocks? No, I still have a percentage of my money in the stock market. That means I have to find them the best deals or they will go somewhere else when it comes to their real estate needs. The two areas where I see deals include SHORT SALES and <strong>TRUSTEE SALES here in Arizona.</strong> I have access to cash on private money to close the deals. I am known as a closer. Ones word in trustee sales is golden. The investor must perform by the end of next business day or they will suffer the following consequences:</p> <ul> <li>Lose the $10,000 deposit</li> <li>Lose the investment opportunity</li> <li>Sue for nonperformance</li> </ul> <p>Did you ever wonder what happens when an investor backs out at the trustee sale? The bidding service must perform on that property the next day. They are not in the business of wholesaling. Why? The bank owned properties require money out of pocket to fix up compared to a new home. It may be a better decision to purchase a new home when being a first time home buyer. Many things come up when owning a home. There is something always to repair.
