PHOENIX PROPERTY MANAGEMENT AIR CONDITIONING TIPS DURING THE HOT SUMMER MONTHS

I just wanted to inform everyone that the hot weather is here in Phoenix. Yes, we do live in a desert. Plus, the concrete does not help at all with the heat. We hit 120 degrees in Phoenix this past week. The Phoenix International Airport did cancel 50 flights due to the hot weather. Now, this is the time I get maintenance calls for air conditioners going it. People want them fixed NOW. We do not guarantee same day service. However, there are times we do hit the mark.

PHOENIX PROPERTY MANAGEMENT DOORS ALWAYS OPEN FOR PAST CLIENTS

I started my day off like any other day with being at the office early to catch up on paperwork and to return phone calls. I answered my phone about midmorning from a past investor that decided to stop using me as her property manager because I was leaving for another company. She decided to stay with the existing Phoenix Property Management company. I respected her wishes and continue to move on to start my own Phoenix Property Management company.
Her first question was “Are you still doing Phoenix Property Management?” I informed that … (0 comments)

FAQ #5 WHAT TYPE OF PROPERTIES DO YOU MANAGE PHOENIX PROPERTY MANAGER?

Many people ask me the above question when it comes to what types of properties that I manager. There are some Phoenix Property Management companies that focus only on single family homes or apartment complexes. However, Real Estate and Beyond does all such as list below

Single family homes Condos Townhouses Multiplexes Apartment buildings
How are you able to manage the different kinds of rentals? That is a great question. However, there is not much difference in my mind. People have to live somewhere in life. They either purchase or … (5 comments)

FAQ#4 HOW DO YOU QUALIFY TENANTS PHOENIX PROPERTY MANAGEMENT?

I had wise person tell me when I was young the following words of wisdom
“IF YOU DO NOT WANT CHAOS IN YOUR HOME, THEN DO NOT ALLOW IT IN THE FRONT DOOR.”
I bring this same quote into my real estate business. Screening tenants is an art when it comes to Phoenix Property Management. We have the following company standards when it comes to screening tenants see below

I attended a birthday party last weekend. I was meeting new people. We asked all the typical questions such as
Where do you live? Who do you know at the party? How long have you been married? What do you do for a living? Bingo great question to answer in my line of work

FAQ #2 HOW DOES THE EVICTION PROCESS WORK IN PHOENIX PROPERTY MANAGEMENT?
I speak with many out of state real estate investors who want to invest in Phoenix real estate. One of their biggest concerns is how to remove a tenant if they do not pay the rent. Well, Arizona is a Phoenix real estate investor friendly state in my opinion. The process from start to finish is about thirty days. Meanwhile, we can start marketing the property to line up the next tenant to minimize loses.
What is the Arizona Eviction Process when dealing with a tenant who is not paying rent … (10 comments)

PHOENIX ARIZOAN REAL ESTATE MARKET REPORT JUNE 2017

The Phoenix real estate market is on fire this year. We have a perfect storm when it comes to low mortgage rates, buyer activity and low inventory makes the market active. We are seeing more and more buyers coming out to purchase homes. Sellers are seeing a great opportunity to put money into their home to obtain maximum dollar when selling their home. It is a crazy market at this time.
Real estate investors are coming into the Phoenix real estate market to purchase multiplexes like crazy. This too has become a very tight market … (24 comments)

HAND DELIVERED NEW PHOENIX PROPERTY MANAGEMENT COMPANY

I secured a new Phoenix Property Management account that includes three single family homes. The owner needs a property manager who will be more proactive and actually go visit the properties on a routine basis unlike the previous management company. I informed the owner that I have always been a hands on manager since my early childhood. My grandfather taught me how to work hard.
I mailed out a new change in management form to each of the tenants. It is my company policy that I hand deliver the notice to each new home. Why? First, … (26 comments)

PERSONAL INVENTORY THAT CONTINUES TO GROW MY REAL ESTATE BUSINESS AND BEYOND

I always remembered my earlier thoughts of owning my own business. I have always been attracted to the real estate business. I had always worked for “Corporate America” because I was taught that was the safe thing to do. In 2002, I had three things happen to me in 90 days that made me switch to real estate see below

STRIKING A BALANCE IN LIFE WHEN IT COMES TO THE REAL ESTATE BUSINESS

I have to admit that I am a workaholic. I would work seven days a week nonstop if I was single. Work can be very addicting to me because I want to get the job completed. I am very good at what I do when it comes to real estate. Therefore, I have no problem in attracting new business. My grandfather taught me at a young age by saying the following statement see
“Never give up work today because it may not be there tomorrow.”
My grandfather was a hard worker … (36 comments)

APARTMENT COMMUNITY RELATIONS PHOENIX PROPERTY MANAGEMENT

It has hard to keep everyone happy in a small apartment complex. Someone is always going to be upset about something whether it is another person or regulations that are enforced by management. How does on keep peace in an apartment complex? I have to admit that it is not easy at times.
I manage an apartment complex filled with many different personalities and backgrounds. There are times when a tenant is so mad at another tenant for the smallest things. However, we must respect each tenant. There are times when I have to call that … (6 comments)

TENANTS REFER OTHER PEOPLE TO FILL RENTAL VACANCIES

The Phoenix real estate market is hot especially for rentals. I am seeing more and more people relocating to Phoenix, Arizona. The Phoenix job marketing is on fire with many new companies relocating here. Plus, the companies who have been here are expanding their operations. That means they need affordable housing and educated workers to fill these job vacancies.
The great thing about taking care of tenants is that they will take care of you by referring their friends and family when it comes to real estate. I have filled two vacancies in the last … (18 comments)

WHEN A TENANT REFUSES ENTRY FOR REPAIRS

Repairs are going to happen when one owns rental property. Yes, things will break after you purchase the home and place tenants. How does one make repairs going forward? Do you have a reserve to cover minor and major repairs? Perhaps, one should purchase a home warranty to offset a financial disaster. That is a personal choice.
What do you do when a tenant refuses entry for repairs? There are times when tenants believe they know the law better than anybody else. Personally, I do not argue with the tenant. I simply remind them that the … (26 comments)

MAKING A NEW CONNECTION IS A GOOD THING

I was waiting for a new tenant at one o my rentals to sign a new lease. This family was living in a hotel because their previous residence was infested with mold. It was becoming very costly to stay at a motel. Also, nobody would rent to them because they had less than perfect credit. I charged them month in a half security deposit to cover the owner. They were grateful and now have a place to live.
A landscaper was at the property that the owner hires to clean the multiplex once per month. … (19 comments)

ELEMENT OF SURPRISE STILL NUMBER ONE STRATEGY PHOENIX PROPERTY MANAGEMENT

Many people ask me how I ever got into Phoenix Property Management business. I have excellent background in operations, technology and people skills which are very much needed in doing Phoenix Property Management. One must be able to speak to tenants and still be the law of the land. Many times tenants believe they are right all the time. I simply go back to the lease they have signed.
I recently evicted a person for failing to pay rent on a consistent basis. I know I was asking a great deal for a … (30 comments)

IT PAYS TO PAY ATTENTION AT ALL TIMES

It was another normal Saturday showing rental properties to potential tenants. Again, I own and run a Phoenix Property Management company located in Phoenix, Arizona. I showed three potential tenants the same unit in about forty five minutes. Things were going well. I have one tenant moving into one unit coming this weekend.
I stayed around talking to the tenants. They informed me that one unit was abandoned by the tenant. They left the back window wide open for homeless people to enter the property. The previous tenants trashed the place. I immediately sent … (15 comments)

I have been involved with Phoenix Property Management for about eight years of my real estate career. I have combined my operations management skills along with my gift to gab to people into a full time career. I kept telling myself I would never do Phoenix Property Management. MOVE OUT INSPECTION AND HOME RENTED LESS THAN THIRTY MINUTES

I am working with a new investor that owns several homes in the Phoenix real estate market. The investor continues to give me homes as they become vacant to find new renters for it. So, the investor gave me two new homes to conduct a general move out inspection for the owner.
I posted the home for rent on Propertyware to start obtaining phone calls. I had one person call me after five hours of me posting the home online. She explains to me that she is totally fed up with dealing … (21 comments)
