Many people ask how I work in Phoenix Property Management for so many years. Well, one must be highly organized and be able to work with people. I am really a glorified debt collector each month. I would say 98% of my tenants pay on time each month. However, I have to work to collect the rents from the 2%. There are many tricks to collect the rent monies. I do what others do not want to do when the rent is not paid. I am very successful at it.

I have found some owners avoid the annual increase when the tenants has paid rent on time each month as a reward to the tenant. Many landlords do not understand that they have the option to give a tenant a 30 day notice to vacate after the lease turns month to month. This means the tenant or the owner have the option to give one another a 30 day notice to vacate. The owner does not have to give a reason to the tenant why they were given a 30 day notice to vacate. The owner has choices since it is his real estate.

Tenant reported a water leak near kitchen sink. Plumber was dispatched to the property. We discovered that a pipe busted behind the drywall. We had to make an insurance call on this repair. Insurance ruled in favor of the owner. The owner was able to install brand new kitchen cabinets based upon extreme water damage. Overall, the kitchen looks great. The owner wanted to paint the kitchen to match the cabinets.

Here is another example of an owner managing their property from out of state. The tenant failed to pay rent. So, they were evicted from the property. The tenant failed to properly take care of the landscaping. Furthermore, they left furniture on the pation for the owner to junk. This property will be a very nice property once we clean it. It is currently on the market for rent. Our goal is to rent property out by October 1st to avoid vacancies during the holidays.
