My son and I were getting haircuts this past Friday. I was watching Judge Judy. We had the tenant taking the landlord to court for failure to properly return security deposit in a ressonable amount of time. The landlord accused the tenant of leaving his unit trashed so he kept the security deposit in order to make his unit rent ready. However, each state has their own laws regarding security deposits. Here is a picture of one of the many fourplexes that we do at Phoenix Property Management. This unit happens to be facing a busy street. Well, I did an outside inspection of this unit noticing the items that were outside. Obviously, we have too many items on the outside. It really looked like a junk yard. So, I stopped and notified the tenant that he must clear out these items in five days or we will do it for him. He agreed to it but was a little angry.

I wanted to share a recent picture of a home that was broken into by a squatter. The next store neighbor called me to inform me that someone had broken into the home. As you can see, someone tore the entire patio door right off. Luckily, there was no other damage to this home. However, some people will go to long lengths to sleep for a night. It surprises me that none of the neighbors heard the glass break.

I would like to share a photo with everyone on ActiveRain this week. I was informed earlier that a tenant had moved without proper notification because they lost their job and did not want to pay their rent. OK-I can relate to that problem. However, a squatter came into the home three days later to create about $3,000 worth of damage to the home. Now, the owner of the home will go after them in civil court for unpaid rent, late fees and total damages to the unit for not abiding by the lease.
