Here is a picture of my three year old daughter on her new scooter that we purchased for her. She was very proud and excited the whole day. She loves to me in motion. It was another proud day for Dad and Mom as our children continue to grow up. I look forward to creating more memories such as this one as we celebrate Father's Day on Sunday. SATURDAY PHOTO It was another day in real estate for myself. I took off early this morning to perform three Broker Price Opinions. My first BPO was located in a gated community as you can see in this picture. What am I to do? Well, I wait for another car to come to open the gate so I am able to take my pictures to complete my exterior BPO. Bam, I was inside the gated community in five minutes. It took me another five minutes to complete my pictures of subject property. Just another day in real estate.
I was out doing BPOs today when I came across this home. It seems the previous owners left in a hurry. This is a picture of the family room with garbage everywhere. However, it was cosmetic repairs on the inside of the home. All it needs is carpet, paint and a good clean up. This home is back on the market. This would of made a great fix and flip for an investor. Are you seeing homes in your neighborhood like this one? (10 comments)
I would like everyone to meet Gil. He is the weekend manager at the radio company where I broadcast live my Real Estate and Beyond Radio show each Saturday from 12-1 Phoenix Mountain time. You can see that he has his hands full at the moment. He is most happy with a cup of ice coffee and at times a little chocolate ice cream. I have been doing my radio show for the past five years. Do you think this AC has another 10 years left for service? This area of town has many homes built in the 1970's. I believe it is time for a new AC on this home. There are tax credits available if you purchase an energy efficient unit. The two big AC giants here in Phoenix are Trane and Carrier. Please make sure you compare apples to apples when purchasing a new AC unit. (4 comments)
Here is a photo of a DOG HOUSE that has been foreclosed on. Wow, it is bad when the banks have to foreclose on a dog house. I snapped this picture while viewing properties going to the Arizona Trustee Sale. This is my first dog house that I have seen in over a year. Many animal oweners are giving up owenership of their pets and allowing them to run wild. The local SPCA is booked. We will see what happens as banks continue to foreclose on homes over this year. I was ready to view foreclosure homes this past Friday. I woke up to FOG. It was hard to see in front of you when driving on the road. I thought I was in San Francisco minus the water. We do not get fog in the desert too much. I just wanted to share this picture with the AR Community. Where is the sunshine? The East Coast continues to get hit with snow. I witnessed an awesome sunset in the state of New Mexico the other day driving back from the East coast. I stopped the car to view it for about ten minutes. This picture does not do it justice. I am coming back home to the West coast. It is a great feeling. I am back from visiting the East coast for the last two weeks. I have much work ahead of me. (5 comments)
Here is a picture of my son enjoying the French culture with is new Beret on his head. We took a trip to Las Vegas where we stayed at Paris Paris. The kids loved all the attractions. They really do a bang up job. Now, we need to take him to the real Paris, France. It is in the works. (9 comments)
Here is a picture of the famous BIG TEXAN restaurant located in Amarillo, Texas. It is known for their 64 oz steak. I traveled from Kentucky to Arizona this past summer. I have past this restaurant many times but just keep going. Well, I decided to have a steak this team. Now, you can have a free steak dinner if you eat the whole 64 oz steak along with the bake potato plus other items. You must pay ahead of time before you start your task. Here is a recent picture of a foreclosure that we purchased from the auction block. The previous owner left all the appliances including washer/dryer. My investor was able to sell all appliances for $400. Then, he put the money towards new appliances. The home is back on the market for sale. The garage was full of trash. (5 comments)
I had to take this picture of my investor checking out properties the other morning. He reminded me of Tattoo on Fantasy Island-all he had to do is point to say "The Plane, The Plane." It was raining hard on Tuesday here in Phoenix, Arizona. The streets were flooded. Some areas receive 3-4 inches of rain in a very short period of time. Personally, I pulled off the side of the road. I grabbed a quick bite to eat to wait out the storm. There were cars off the side of the road everywhere. Yes, I made it home safely. (9 comments)
I had to share this picture with you this morning. Here is one of our investors learning the ABCs of real estate investing. This home was purchased at Arizona Trustee Sale. The ABCs were left from the previous owner. We were in the middle of remodeling this home when I snapped this picture. He was lierally learning the ABCs of real estate investing.
We have a picture of a nice green pool from a foreclosure. This is the standard way how pools look when hunting for houses at the Arizona Trustee Sale. The investor purchased this home. He fixed up the home to flip the property. He made a profit of $15K in four months. (8 comments)
I drove from Kentucky to Arizona a week ago. I saw a number of wind mills while I was driving across our great country. It seems that wind energy is becoming important since the Government has created incentives for such alternative energy. Do you have wind mills in your state? Is it working?

GENERAL PATTON MUSEUM TODAY PART OF HISTORY FOR THE KIDS I am still visiting the Louisville, KY area for the next couple of days. Today, we will be taking the kids to visit the great General Patton Museum located in Fort Knox, Kenctucky. The admission is free to the public. I was viewing a 22 unit multiplex here in Phoenix, Arizona with two other investors. There were units with fire damage. This kitchen was completely destroyed by fire. The pigeons found a new home. There were bird feathers all over the place along with the smell. There are some great deals out there when you are in position to take advantage of them. Someone say FIRE SALE (3 comments)
I took time out with my daughter on Friday to have a littel D&D time-Daddy and Doughnuts. I have been working pretty hard the last few weeks in real estate. I decided to take a half day to spend with my daughter. We had a great time as you can see from the picture. Then, we proceeded to the park where we had fun on the swings.
