Amongst the central Maryland area, Anne Arundel County Reall Estate has seen the most favorable increases in average sales prices (1.6%) and number of properties sold (31%) compared to the same time (January) last year.  306 properties sold in Anne Arundel County in January, 2011 with an average sales price of $375,482.  Total number of listings (3117) and new listings (667) in Anne Arundel County saw a .2% and 9% decrease since this time last year, respectively.  These Anne Arundel County statistics indicate the Real Estate Market in that area is moving in the right direction.  If the trend of less listings and more sales continues, the surplus of inventory will decrease creating a more balanced market.

However, real estate statistics show a different picture for Howard County.  Average sales price in Howard County for January 2011 is $381,088, which is almost 6% lower than January of last year.  143 properties sold in Howard County in January 2011 which represents a 3.4% decrease compared to January of 2010.  There was an increase in active listings and days on the market in Howard County for the month of January.  These statistics show an unfavorable trend for Howard County.  Nevertheless, there is one shining statistic for the county.  The number of new listings for the month of January 2011 in Howard County (269) saw a 20% decrease compared to January of 2010.
