I realized that I've been taking smooth closings for granted because this week I had a closing that changed that.  At first glance it wasn't obvious that there would be any challanges.  Title called on Tuesday to set up an appointment for my clients to sign docs on Wednesday.  They mentioned that the seller/agent would be signing the documents and returning them to Title on Tuesday and everything was ready on the mortgage side.  I called the seller/agent to confirm that he would indeed have the docs signed and at Title on Tuesday and asked him to drop off the keys … (3 comments)

As a real estate agent and EcoBroker I soon discovered many clients use Compact Florescent Lights (CFL) but are unaware that they could be dangerous if they break.   Do you know how to clean up a CFL should one break?  CFL lights contain the neurotoxin mercury which we are told is safe if contained but once a bulb breaks it is no longer contained.   There is little data on the health and safety impact should one break so the Precautionary Principle or better safe than sorry, is important in this case.

Hi Active Rain community. I've been negotiating short sales for a few years now and normally give advice but now I'm searching high and low for some advice on a short sale I am working.  
The home has 2 lein holders and we have a buyer.  It's a Fannie Mae loan through Wells Fargo.  The 2nd (Citi) is asking for $9000 (the 2nd is $140,000K so as 2nd's go Citi is being very generous) which is more than is allowable under 'federal guidelines' so we asked for an exception which would require Fannie to give Citi an additonal $3000.  Fannie … (2 comments)
