Finding a builder that listens to your wants and needs, likes and dislikes is as important as maintaining your car. With no knowledge of the area, who do you ask? What do you ask? Where do you go to look to view this builder's previous and current work? For example...Using "wood" floors? What kind of wood? Laminate, engineered, or solid hardwood? What's the difference in the "wood floors"? If your builder is using an engineered wood floor, ask him to show you a sample of its thickness. Compare it with other engineered wood floors to see how thick the top layer of wood is. Can it be sanded? If it's laminate, how well does it hold up? Is it really the price that's causing it not to sell?

As I'm viewing other blogs I see where others may have not had good results with dropping the prices on their listings. We have tried this and have not had much success. We have received low ball offers, but also are having trouble with people getting financing. Lenders are scared and even with the interest rates at all time lows, buyers are having difficulty getting monies. Any suggestions?

This business is sometimes very cut throat. I would love to say everyone I work with is 100% honest and has the utmost integrity, but there are those that really push the envelope. So, how do you know who to share with? I love discussing ideas and truly want to help others grow as I grow, but I hear horror storys and have dealt with agents that are a little "shady", for lack of better words.

In such a team environment at my office, I enjoy sharing ideas, but find out later that I may have "asked too many questions". If you are not a criminal, you don't think like a criminal, so why the hesitation, now, when someone asks "how did you get this client"?

I keep hearing how SLOW the market is and am also affected, but...Wow, what an opportunity we as agents have to show our customers the pros of the real estate market. Investors, it is a GREAT time for you to buy! Looking for an older home to use as a four-plex? You can get one in decent shape for 110K and put a little sweat equity into and reap the rewards! There are so many opportunities out there that we need to show our customers!! The media is usually just gloom and doom. There are sunshiny skies in the real estate world too!

I never thought I would like Alabama after leaving here 13 years ago, but I have found that the south truly is a beautiful place to be and we should be VERY thankful for our taxes!! I've been out west and up northeast and although our taxes have just increased, they are NOTHING compared to what my clients from other areas tell me they pay. I would, however, like for them to be better utilized!!

It seems that our higher end homes are struggling to sell. I'm seeing a lot of homes in the 200's and low 300's sell, but our homes over the 500K range seem to be sitting. Is this a cyclical pattern of other home buyers needing to sell first before they buy? I have had several clients state they are afraid to buy in this market and I was a little dumbfounded...Our interest rates are low and it is a great time to buy. I do feel, however, that if you don't HAVE to sell, maybe wait a while to get the money you want out of your home, but in regards to buying, there couldn't be a better time!!
