&lt;p&gt;Today I read an article from Newsday dealing with Identify Theft.&amp;nbsp; It was both &lt;strong&gt;scary&lt;/strong&gt; and informative - still trying to figure out which one it was more of.&amp;nbsp; Unfortunately there's just no way to &lt;strong&gt;&lt;em&gt;fully&lt;/em&gt; &lt;/strong&gt;protect yourself.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Awareness&lt;/strong&gt; is an effective weapon against many forms identity theft. &amp;nbsp;Be aware of how information is stolen and what you can do to protect yours, monitor your personal information to uncover any problems quickly, and know what to do when you suspect your identity has been stolen.&amp;nbsp; Be sure to get a credit report every year - it's free as required by federal law.&amp;nbsp; Here's where you can go to request it: &lt;a href="https://www.annualcreditreport.com/cra/index.jsp"&gt;https://www.annualcreditreport.com/cra/index.jsp&lt;/a&gt;&lt;/p&gt;

      <title>Do you have the fever?</title>

&lt;p&gt;Olympic Fever that is.&amp;nbsp; I enjoyed the excitement of the Opening Ceremonies on Friday night. &amp;nbsp;&amp;nbsp;Words that come to mind: Inspiring, breathtaking, and pride.&amp;nbsp; It was so inspiring to see athletes from around the world gathered together, the breathtaking site of the torch being lit and the fireworks that followed and the tremendous pride I felt as I watched the USA team enter the stadium knowing they were going to accomplish great things. &amp;nbsp;These words also relate to how I view my job as a realtor in Bucks County.&amp;nbsp; I'm often inspired by the beautiful people I meet and have the opportunity to represent, I find the Bucks County area breathtaking and I have tremendous pride in the work that I do in working with both buyers and sellers in helping them realize their dreams.&lt;/p&gt;

&lt;p&gt;Here Homesteads served as officers' headquarters during the American Revolutionary War and are at the site where General George Washington made his famous Christmas Eve trip across the Delaware. Each year hundreds of locals as well as tourists embark to Upper Makefield's Washington Crossing State Park to witness a re-enactment of the crossing of the Delaware.&lt;/p&gt;
&lt;p&gt;The township's well-preserved sense of history and 'place' contribute to its popularity. Its historic significance is represented in vestiges of 3 historic villages (Jericho, Taylorsville, and Woodhill) plus 3 National Register Historic Districts, Brownsburg, Buckmanville, and Dolington.&lt;/p&gt;
&lt;p&gt;In Upper Makefield you will find luxury homes as well as contemporary, traditional, ranch style and homes on large parcels of land, both new and old, throughout the area, as well as townhome communities, including elegant 55+ communities.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Buckingham&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Physically, Buckingham is the biggest township in the county, covering 33 square miles.&amp;nbsp; Its geography is dominated by Buckingham Mountain which rises to a height of 520 feet, but its landscape is characterized by gently rolling countryside.&amp;nbsp; Blessed by many streams and rich soil, it has yielded bountiful harvests for 300 years.&amp;nbsp; Agriculture has been Buckingham's principal industry since its founding, and the Township still retains a strong farm community.&lt;/p&gt;

&lt;p&gt;Buckingham seems to have changed names more often than any other town.&amp;nbsp; First known name: Bogarts Tavern, (now the General Greene Inn), first owned by Samuel Jamison, who obtained a tavern license from the county in 1752. After his death, his widow Mary, remarried John Bogart, who also operated the tavern and the village became known as Bogart's Tavern. The Bucks County Committee of Safety held its first meeting there on July 9 1772.&amp;nbsp; Other names for this tavern include: "Vanhorns Tavern" and "Wilkinsons Tavern". The village was also once known as "Centreville" because of its central location in Buckingham Township. Although the town had been referred to by the name "Buckingham" as early as 1769, that name finally stuck permanently in 1872, when a post office was established there. &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;With living places for virtually every style and need, Buckingham is a delightful mix of contemporary neighborhoods punctuated by numerous historic villages including 5 districts that are on the National Register of Historic Places.       <title>How's your FICO?</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/8/4/5/6/2/ar121605898126548.jpg" height="450" alt="" width="200" style="float: left;"&gt;In today's increasingly automated society, it should come as no surprise that when you apply for a mortgage, your ability to pay can be reduced to a single number. All the years you've been paying your mortgage, car payments, and credit card bills can be analyzed, sliced, diced, spindled and mutilated into a single indicator of whether you're likely to meet your future obligations.&lt;/p&gt;
&lt;p&gt;All three of the major credit reporting agencies (Equifax, Experian and TransUnion) use a slightly different system to arrive at a score. The best known is called the FICO score, based on a model developed by Fair Isaac and Company and used by Experian. Equifax's model is called BEACON, while TransUnion uses EMPIRICA.&lt;/p&gt;
&lt;p&gt;FICO scores are simply repository scores meaning they ONLY consider the information contained in a person's credit file. They DO NOT consider a person's income, savings or down payment amount. &lt;span style="text-decoration: underline;"&gt;Credit scores are based on five factors: 35% of the score is based on payment history, 30% on the amount owed, 15% on how long you have had credit, 10% percent on new credit being sought, and 10% on the types of credit you have&lt;/span&gt;. The scores are useful in directing applications to specific loan programs and to set levels of underwriting such as Streamline, Traditional or Second Review. However, they are not the final word regarding the type of program you will qualify for or your interest rate.&lt;/p&gt;
&lt;p&gt;While each of the models considers a range of data available in your credit report, the primary factors are:&lt;/p&gt;
&lt;p style="padding-left: 30px;"&gt;Credit History - How long have you had credit?&lt;/p&gt;
&lt;p style="padding-left: 30px;"&gt;Payment History - Do you pay your bills on time?&lt;/p&gt;
&lt;p style="padding-left: 30px;"&gt;Credit Card Balances - How much do you owe on how many accounts?&lt;/p&gt;
&lt;p style="padding-left: 30px;"&gt;Credit Inquiries - How many times have you had your credit checked?&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;Scores:&lt;/span&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;A borrower with a score of 680 and above is considered an A+ borrower.&lt;/li&gt;

&lt;p&gt;&lt;strong&gt;Which one do I choose?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;With so many homes to choose from on the market right now you may find yourself in love with two homes.&amp;nbsp; And what if your spouse has their favorite and it's different from yours?&lt;/p&gt;
&lt;p&gt;Making a final decision and determining which house to make an offer on shouldn't be taken lightly. The decision should be made rationally and not guided by emotion.&lt;/p&gt;
&lt;p&gt;Also keep in mind that nowadays with the market moving well priced homes quickly and receiving multiple offers, we don't have the luxury of taking our time on deciding which house you'd like to pursue.&lt;/p&gt;
&lt;p&gt;In this situation the easiest thing to do is get your checklist out (I have one at my website) and review all the features and pros and cons of each home.&amp;nbsp; Next, review your needs and budget. But in some situations, you may find yourself torn between two houses.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Some things you'll want to compare include:&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;
&lt;strong&gt;The neighborhoods&lt;/strong&gt;. If the two final contenders are in different neighborhoods, evaluate the pros and cons. I suggest driving to that neighborhood and then finding your local supermarket, bank, and other places you frequent to see how easy it is to get to these places.&amp;nbsp; With the price of gas these days you won't want to be driving around and out of your way to get to these places.&amp;nbsp; What about your commute to work - are you near a highway that will make it easy to get to where you're going?&amp;nbsp; If it's important to be near a park for the kids - check that out too.&amp;nbsp; Also be sure to look around the neighborhood and determine if the neighbors maintain their homes the same way you will &lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;The schools.&lt;/strong&gt; &amp;nbsp;Whether you have kids right now or not, this is typically a big deciding factor for many families.&amp;nbsp; You'll want to consider their reputation and their statistics can generally be obtained by going to the district websites.&amp;nbsp; I have included three top links for schools in our area: &lt;a href="http://www.crsd.org/"&gt;www.crsd.org&lt;/a&gt;, &lt;a href="http://www.pennsbury.k12.pa.us/"&gt;http://www.pennsbury.k12.pa.us/&lt;/a&gt;, &lt;a href="http://www1.cbsd.org/Pages/Default.aspx"&gt;http://www1.cbsd.org/Pages/Default.aspx&lt;/a&gt;. &lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Appreciation&lt;/strong&gt;. If the two homes you're eyeing are in different parts of town or different neighborhoods, ask your real estate agent to retrieve sales of homes in those neighborhoods over the past few years. If one neighborhood shows an annual average 8 percent increase and another is skyrocketing at 15 percent, you may have your decision made. &lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;The sellers' situations&lt;/strong&gt;. If you don't know already, ask your real estate agent how long each home has been on the market. Usually the longer a house has been listed, the better chance the seller will accept an offer lower than asking price.&amp;nbsp; If it's just come on the market, it's more than likely (depending on the seller's situation) that they will wait for other (better) offers. &amp;nbsp;Work with your agent to determine your best strategy. &lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&amp;nbsp;The Pros&lt;/strong&gt;. &amp;nbsp;Get your checklist out again and review the amenities and things you want in a home?&amp;nbsp; Big back yard, number of bathrooms, first floor office space, a kitchen that is a gourmet's delight, doesn't need as much work?&amp;nbsp; Rank each home and see how they measure up to your needs &lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;The Cons&lt;/strong&gt;. &amp;nbsp;Again, get your checklist out and make a list of the cons associated with each house and determine how much of a negative impact each will have. &amp;nbsp;&amp;nbsp;Can you live with these things or change anything to make it the way you want it?&amp;nbsp; &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;After weighing all these factors it may become more clear which house you should make an offer on or you may determine that both homes are still equal.&amp;nbsp; If that's the case you should plan on visiting each home once again - you may notice things now that you didn't notice on your initial visit(s) to the home.&amp;nbsp; Also try visiting these homes at different times of the day and see how they feel.&lt;/p&gt;
&lt;p&gt;Once you've decided to go with one of these homes, make your offer and see what happens.&amp;nbsp; Yes, it's scary and unsettling but also find some relief that you may still have a backup plan if this deal does not go through. Best of luck in your search and decision.&lt;/p&gt;
