Time to go back to school. Hopefully all of you had a great summer! I miss school, well college. I am still learning a lot every day though! I love learning about new things. Learning helps the mind stay sharp too.

Have you learned anything new lately?

Taking a new class a local community college is exciting and pretty cheap depending on what you take. I took a beginning golf class last year, it cost me about $60 for around 4 months of lessons. Now that is unbelievable! Especially when it cost $60 or more for one hour of lessons almost anywhere else. Now that summer is about over I need to get back into my routine. After all Carlsbad is known for golf, so I need to keep my game up.

You don’t need to take a community college class to keep your brain sharp though, just doing those little cross word puzzles and soduko helps. When you get settle back into your routine this fall what brain game are you going to take on?

Right now is a buyers market. Buy now, do not keep waiting for the market to lower.

If you need to sell now then do not worry. When selling your home in this market of many foreclosures there are some key components.

Price you home according to the market and make your home have value. There are many homes for buyers to choose from, but they will not necessary pick the home with the lowest price. Home buyers may choose your home because it has more goodies and is a better value for the price.

Also you may not have to price your home way down, because of foreclosures. Not all foreclosure homes are the same and many are kept up very well.

Make you home stand out and get it show ready. Showing your home in pristine shape will make your home stand out amongst the sea of foreclosure homes.

You can either help other homes sell, or you can use other homes to help sell your home!

Rates Down and Gas Prices Down

Rates have gone back down! A 15 year fix is 5.875%.

Gas prices have gone down $31 barrel from last month too! As oil prices go down, the dollar gets stronger against the Euro. The local investment pool of home loan investments goes down as the foreign currency dollar gets weaker.

Our mortgage market could see more investments, which brings more supply and we need supply. Everything goes down when gas prices go down, which is why this election is an extremely important year. Are you going to vote?

I am definitely voting and have for the past several years. I think I may still be considered a young voter by some, which is odd to me. I just cannot understand why more young people do not vote? I guess they just get too busy or whatnot… I am big on politics, I even write a political blog too. Don’t worry though, I will not get into politics here too much. I just wanted to make a post about how important it is for home prices and our economy to vote this year!

Take a Beach Vacation and Save Gas!

Do you want to take a quick vacation before the end of summer? It can be done without spending all of you money on gas!

Come to San Diego,CA and relax at the beautiful beaches! Summer is all about going to the beach and San Diego is paradise. Travel from beach to beach along the 101 on the Coaster! The Coaster is like a train that runs through all the little beach communities. You can see great views while saving gas.

Once you vacation in San Diego and figure out that this is the place that you want to live permanently. :) You can still save on gas! The Coaster runs from Oceanside to downtown San Diego and from there you can take the trolly that goes all over San Diego.

There is also the recently new Sprinter that runs from Oceanside up to San Marcos and into San Diego! The Sprinter is great for students of the wonderful California State University of San Marcos and the San Diego State University!

Living in San Diego also enables you to walk and ride your bike everywhere. The Coastal communities are great for bike riding. Ride along the beach and up to one of the fantastic taco shops on the corner!

Housing Bill Trying to Help Homeowners

I thought I should talk about the huge housing bill that has passed a major vote today and will be passed on for another vote on Saturday. President Bush has said he will sign it, even though he did want to veto the $3.9 billion in grants amendment, because it will mostly help lenders and bankers instead of homeowners.

There is also a $7,500 tax credit to first time home buyers, if you purchase a home between April 9, 2008 and July 1st 2009. And an individual income must be under $75,000 and couples less than $150,000. The credit must be paid back interest free within 15 years. Even though the credit is not really a credit because it has to be paid back, it may help some first time home buyers a little bit.

Many people say that this bill really will not help that many homeowners though.

Here is a little bit of what Greg Johnson a great loan office that the A-Team works with says about the bill:

“I have been asked to talk about the new Housing Rescue Bill and how it works. Here it is. You must have bought your home between Jan 05 and June 07 and must be living in the home. You must be spending at least 40% of your GROSS monthly income for house hold debt, principle, interest, taxes, insurance, PMI. You can be in default on your current mortgage and qualify. You must be able to prove that you will not be able to keep making your current payments and that you are not deliberately defaulting just to obtain lower payments.

Is it a good deal or a way to solve the current problem? I doubt it. Too few people can qualify and who knows if the current lender will play along. The answer is easing credit and bring more product back into the mix. This about like throwing a bucket of water on a house that is on fire.”

Del Mar Horse Races Make North County San Diego the Place!

It is summer time for where the surf meets the turf. It is time for the Del Mar horse races! The Del Mar horse races are great for everybody, even the whole family! Every Saturday and Sunday are family weekends from 1pm to 6pm. There are special activities for the kids and they get in free! One can even sit in the small restaurant overlooking the pallock and watch the magnificent horses. All the betting machines on every corner make it really fast and easy to bet too!

I love the Del Mar fairgrounds, they have a fun event after a fun event. They really know how to make north county San Diego a blast!

I went to the Opening Day of the horse races last Wednesday and it was fantastic! Opening day just has a different feel, a classy feel, even though it is a pack in feel. Many young people come to opening day and dress up in pretty dresses and beautiful huge hats, I entered my hat into the fresh flower contest too! Two members of the A-Team attended the event and had a great time even with some losses. You can bet the whole A-Team will be there again soon winning big!

Save on Energy in Your Home this Summer!

High gas prices are hurting us all this summer. I am sure you are thinking of ways to get by during this time. If you are looking to buy your first starter home or buy a home closer to your work so you don’t have to commute as far, there are few things to consider when it comes to energy in homes.

Not only can you buy homes that are now Energy Star rated, but you can also examine an older home and its’ energy output. Don’t just look at the current owner’s energy bill, because they could have habits that are not the best, such as not turning off the lights and TV when they leave the room. Plus they may not have the best service provider either.

Look at all their appliances. Check out how old the furnace, air conditioning, appliances, and orientation of the windows. See if you need to buy the new energy efficient appliances to replace the old ones.

Check out Energy Star to locate a specialized contractor to inspect your home, if you want to consult professional advice. Two of the leading causes of energy waste are insulation and weather-stripping. Using professionals can be important for just these two causes! Having an annual maintained performed can make sure everything is running at its’ peek and help you save on your energy bill.

San Diego County Fair in a Sea-side Town!

Pigs, cows, chickens, horses all in one place. No, I am not talking about a barn. Well, if you want a house with a barn in California that can be arranged, just contact the A-Team!:)

I am talking about cotton candy, caramel apples, ginger bread, and cinnamon rolls. I am talking about rides that go around and around and shopping that goes around and around full of vendors that hold every dicing and chopping machine you can think of.

I am talking about the San Diego County Fair! It

is happening Now! This week is the last week of the fair, don’t miss it! It is the best county fair, I go every year!

The San Diego county fair was originally called the Del Mar fair, since the fair takes place where the surf meets the turf. Horses races are held in the fairgrounds soon after the fair. The county fair makes living in San Diego seem like a small country town. In San Diego you have everything, the beaches, the mountains, the desert, the city, small towns, and even a county fair!

Have you always wanted to live like The Jetsons cartoon? Well, now you can! Have a refrigerator that senses when you are low on food and it will automatically order more. You bed will slightly nudge you to wake you up in the morning. A hot shower will be waiting for you right when you get up. An room for kids to play games and watch tv will be filled with fresh oxegen and health information on your mirrors in the bathroom.

Well Living Tommorow has now made the dream home, it’s environmentally friendly too! Living Tommorow is a company in Vilvoorde, a suburb of Brussels. There has been 4 demo homes made and they can be toured. These homes come green. You will save so much on your energy bills with these homes. You may think that these homes are not worth it, but they say that’s what people thought about a computer in the home too. Do I want to be a Jetson now? Well, maybe when these homes become more affordable like computers did for many people. These homes have a steep price tag ranging from $30mil. to $53 mil. When the dream homes have a computer closet that dresses me and a kitchen that spits out a fabulous meal in a second like the Jetsons, well then I might have a second thought! What do you think? We should at least go take a tour!

Unemployment Rate is 5.5% and Interest Rates Lower!

Unemployment rate is 5.5% right now, which was an unexpected increase for the stock market. Therefore this is good for interest rates, which have gone down.

So the unemployment rate may not too bad for the housing market, it is making it easier to get a loan for homes and businesses. Making it easier to get a loan for businesses will make it easier for companies to keep and hire more employees. And those employees will be able to afford a home.

Plus, the interest rates are down .125 in rate from yesterday. Since today is a Friday the rates will drop more during the week. So expect more of a drop on Monday! Enjoy your weekend!

Home Market on the Coast!

There are 86 new coastal listings on the market!

16 homes have been put back up on the market!

203 active homes have changed their selling price. Most of these homes prices have gone down! Buyers tip: Now is the time to buy! Prices of homes will start to go back up soon. So do not wait any longer, buy your dream home now!

50 homes on the coast are pending to be sold!

38 homes have sold! People are buying!

28 homes have expired. Perhaps the sellers need to find a better salesperson. Finding a good real estate agent is critical. Also pricing your home correctly is key to selling your home.

15 homes have been withdrawn from the MLS. And 20 homes have cancelled their listing. Perhaps people have changed their minds about selling. It is extremely nice to live on the coast in sunny North County San Diego!

The stunning sea of flowers in Carlsbad,CA. Mother’s day, May 11th, is the last day that the beautiful flower fields will be open. The flower fields is a extraordinary sight of a vibrant colorful flowers, where you can actually take a tour. There are 50 acres of multiple colors of the Ranunculus flower. The flower fields also holds the American Flag made of all flowers on one side of the sloping hills. Seeing the American Flag every year makes me so proud to live in America and Carlsbad with their patriotic style. A small flower garden filled with works of art is at the end of the fields. Picking your own huge delicious strawberries in the flower fields is a must too. The flower fields are only open about 3 months out of the year, because that is how long the Ranunculus flower is in bloom. So take your Mom to the village by the sea with the sea of flowers. Take your Mom to the 35 acre Quail Botanical Gardens in Encinitas,CA. On Saturday May 10th, there is a special event, a Chocolate festival where you can taste delectable chocolate while strolling through the remarkable gardens. Cinco de Mayo in San Diego!

Cinco de Mayo is this Monday!

Time for fiestas, burritos, and cervezas! All the different little cities in North County San Diego have their own celebrations. Many are celebrating this weekend!

Cinco de Mayo is especially celebrated in San Diego, because we are so closer to the Mexican boarder and Mexico is part of San Diego’s history. Old Town, which is 30 minutes south of North County is a remarkable experience with parks, little boutiques, and a plethora of restaurants.

My favorite restaurant Casa de Pico, which use to be in Old Town, is now located in La Mesa. Casa de Pico is a must, at least once in your lifetime. The food is authentic and exceptionally good. Plus the service is very fast and friendly.

So everybody enjoy you Cinco de Mayo weekend!

Be a Part of the Carlsbad Community at the Street Fair!

The largest one day street fair is held in Carlsbad,CA with over 100,000 attendees and 850 exhibitors! Downtown streets in Carlsbad are closed off and filled with wall to wall vendors and seas of people from 8am-5pm. Every knick knack you can think of is found at the booths, such as jewelry, clothes, spa products, nautical artwork, handmade items…the list goes on and on. There’s also a early bird 7am pancake breakfast, rides for the kids, a beer garden, and an international food court. The Carlsbad street fair is fun for all, from the young to young at heart. Going to the fair is a must at least once in your life, but I can’t stop myself from going every year to this bi-annual fair, that’s held every November and May on the first Sunday. Being outside amongst all the fellow Carlsbadians walking around shopping is such a fun experience and it really makes you feel like a part of the Carlsbad community. So come out this upcoming Sunday May 4th! I'll see ya there!

Going Green on Earth Day in San Diego County!

April 22nd is Earth day!

Caring for the environment is very important, because after all the earth is our home.

Finding the right home on our home is an incredible process, especially if you want to help the environment by going green! More and more people are going green! So I thought I would talk about going green, it's only appropriate for Earth day.

From solar panels, to using specialty lumber from only fast growing tress, and recycle carpet. As well as having Energy Star appliances can cause you to save over all. Having a green home can actually be done.

There is actually a San Diego Energy Resource Center that you can go to in Kearny Mesa, where you will find all about going green. Check out the San Diego workshops and find more info. at the California Center for Sustainable Energy site.

Now is the time to buy! Realtors everywhere keep saying this, because it’s true! Even in North County San Diego, investing in a home is the right thing to do right now!

Rates are at an all time low and prices are dropping, it is definitely a buyers market!

Prices go up and down over the years, but overall real estate appreciates! Investing in a home is the best investment you can make!

Buying your first home can be a scary and stressful process, but with these 8 steps your stress will be less:

1. First look at your finances: your debt and income determines your mortgage payment. Also keep in mind that there will be extra expenses such as the closing cost and make sure you have a good amount for down payment.

2. Make a list of what you want in a home

3. Don’t necessary try to buy your dream home right off the bat. Buying a smaller home that you can afford now, is key and then work your way up to your dream home

4. Choose a real estate agent that you trust and like, they know the area and can help negotiate contracts for you

5. Look at mortgages early to find the right loan for you

6. Shop for houses. Shop the internet and ask your agent to show you the homes pertaining to your needs. Homes can sell fast, so be ready to make an offer on your favorite home, don’t wait

7. Make an offer and negotiate. Pay the closing costs and down payment

8. Move in and enjoy your new home!

Root, Root, Root for a HomeRun in your Hometown!

It’s baseball time! I love baseball, especially sitting in the stands. Just being there with people all around you. Families, college kids, the mature crowds, all walks of life, laughing and happy to be there! Of course the hot dogs and cold sodas must be had at a ballgame. I went opening week to a Padres game! I usually go at least once a year to a baseball game, but not opening week, so I was excited!

I support my Padres and the San Diego Chargers! Now I am definitely more of a football fan than a baseball fan, baseball can just be a bit boring to watch. But I love going to baseball games! There’s just something about being there, watching the game, it can’t be described. I just love how a ballgame will bring everybody together! And of course rooting for the Padres is super fun! They are going to make it to the World Series this year, I know it! Now, I have been a Padres and a Chargers fan my whole life and so have the other members of the A-Team!

I’ve meet many people who have moved here or who have always lived here in San Diego and they often are not Padres or Chargers fans. I am not saying that you have to root for the San Diego teams in you live in San Diego, it’s your right to root for who ever you want! I just think that being a fan of the Padres makes me so much more a part of the San Diego community! Now if I a moved to another state, would I still be a Padres or Chargers fan? It would be a heartbreaking breakup, but I think I would root for the teams closest to me. Being a part of the fan base of the community is just too much fun! So root loud for your team this season where ever you live!

The beautiful lagoons are natural habitats, where about 200 different birds, including endanged species migrate to every year or live there as their home.

The Buena Vista lagoon is fresh water created by glaciers years ago, while Batiquitos is fresh water, mud flats, and salt marsh.

Aqua Hedionda is a a salt water lagoon in the center of Carlsbad where jet skiing and boating activities can be had.

At the Aqua Hedionda lagoon there are bird workshops. On April 16, 23, 30 Barbara Moore will teach from 9am-Noon about the birds that choose to make Carlsbad their home. Barbara Moore will give field trips and teach about the birds nesting behaviors and Courtship.

I think that learning about the birds of Carlsbad and why they choose to nest here is a great activity to take part in while you and your family are trying to decide whether or not to nest in Carlsbad.

I have lived in Carlsbad for around 11 years, but I still feel like I am on vacation everyday in Carlsbad. The beauty is just too unbelievable here. It never gets old and you never take it for granted. So come visit Carlsbad this Spring and see if you still want to head north for winter or not.

Happy Easter Everyone!

We all need to enjoy ourselves more and not stress so much!

Even with the fear of a recession going on that the news makes worse by saying we may go into one!

Fear is not a good thing, it causes people to stop spending, which makes the economy worse!

Help the economy, go buy some Easter candy today! Or something larger like a home:) Because again Now is the Time to Buy!

When no one else is buying, that means it is time to buy!

So go buy that chocolate and spend time with family and friends this Easter!

Dream Beach (I mean Big) and Invest by the Sea!

Carlsbad, California is such a beautiful little village by the sea! That quaint small town feel where everybody is friendly and laid back really makes you feel like your home. Carlsbad is also home to golfing, vacation homes, Legoland, and the beautiful flower fields. I am Ally Heers of the A-Team and I have to say that Carlsbad is one of the best places to live in the world! From the beach boardwalk to the little boutiques and fantastic restaurants, Carlsbad has it all!

Carlsbad has the Luxury beach homes! Prices are dropping on homes a couple blocks away from the water now! Waterfront homes and across the street still have the high prices, that go up every year it seems. So now is the time to buy!

Real estate is the best investment one can make and a waterfront home is the dream come true! They are finally saying it is the time to buy on the news now too! Because when no one is buying, than that is the time to buy! No competition! One of the main reasons I started this blog was because it is extremely important to let buyers know, that now is the time! And I am hoping to make this known every way I can.
