How time flies when you're having fun.

What seemed a distant event is now in the 30 day countdown. From the first time I heard the rumor, it was easy to believe and easy to imagine. Disney was going to build Aulani Resort and Spa in Ko Olina. She is opening August 29th and we are excited!

The Disney family is a pretty good family to have moving into our neighborhood! Not only for the investment and jobs that will be brought, but for the quality of the corporation and the people who are part of it. Now that she is ready to open, it is clear to see that they delivered on all counts.

As I have said before in this forum, Ko Olina is a beautiful place and The Aulani Resort and Spa that Disney has created speaks volumes of how beautiful the area is on her own merits. The Aulani Resort and Spa is located on a crescent shaped lagoon and will be built between the Ihilani Hotel, a 5 star Marriott property and the Beach Villas at Ko Olina which are the residential villas we own and/or manage for rent above. These are the first year round residence opportunities on any of the 4 Ko Olina Lagoons.

A wonderful beach trail connects the 4 lagoons on a mile and a half coastline trail. There are 5 other communities within the gates of Ko Olina which are Kai Lani, Coconut Plantation, Ko Olina Kai, Ko Olina Hillside and Ko Olina Fairways. Several of them are built along the perimeter of the Ko Olina Golf Course which is world class and currently Michelle Wie's home course. Lastly, there is a beautiful marina with nearly 300 slips in what is one of if not the best marinas in the State of Hawaii.

Ko Olina is officially within the city limits of Kapolei and is a neighborhood more than an independent city. I would guess that the 5 communities have over 1,500 residences between them within walking distance to the new hotel site. The school district is Kapolei and it has several new schools and bus service to them from Ko Olina. Ko Olina is about 3 miles away from the center of Ko Olina and I think you'll find the area a good place to live as well as a great place to raise a family.

Ko Olina is sometimes overlooked as a place to not only vacation, but to live year round. There are currently 6 different neighborhoods sprinkled throughout the resort and each of them have a different look and feel to them. Settings, architecture, amenities and price range all create different choices depending on what a person is looking for. What they all share in common is being located in the beautiful Ko Olina resort. 5 of the communities will allow you to be members of the Ko Olina Sports Club with access to the tennis courts, gym and discounts within the area.

Located within 3 miles of Kapolei, Ko Olina offers convenient access to shopping but the relaxed atmosphere of living within walking distance to 4 gorgeous lagoons and miles of walking trails. As you drive in, you know you've arrived to a special place, and it is easy to understand why Disney has selected Ko Olina to build their Newest entry to their Disney Vacation Club, Aulani " A Disney Resort and Spa". She will be opening on August 29th, 2011 and that's about a month away as I write and she looks lovely!



Here is a picture of the entrance to the Ko Olina area with the 24 hour Aloha team check in on the roadway in the right of the picture.

As you enter the area, the first of the housing areas will be on your right. It is called Kai Lani, and is about 30 individual 4 unit buildings some of which have unobstructed ocean and coastline views, many of which are only separated from the coast by a small ribbon of Conservation property. Each unit has a single car garage and there are 1st floor and 2nd floor units. Of all the communities, Kai Lani is the smallest and offers the best of the best in terms of privacy and views. As you continue on into the Resort, you'll pass the Marriotts Ihilani 5 star Hotel and then adjacent to this fantastic property, you'll come to the future site of the Disney Hotel. Located on 23 + acres and fronting the second half of the largest of the 4 Lagoons, this should be quite a transformation to the area.

Across the street from the site is the entrance to another community in Ko Olina, Coconut Plantation. These units are located on some beautiful grounds and the landscaping is truly remarkable. Coconut Plantation is the closest of all the 5 communities to the Disney site and has the Ko Olina Golf Course on it's other boundary. Currently, property in Coconut Plantation begins in the upper $500's.

As you continue on Aliinui Drive, the Ko Olina main artery, you'll go past the newest of the residential choices in Ko Olina and the first beach front property offering year round residency, the Ko Olina Beach Villas. This luxurious high rise style complex has 2 buildings between 7 and 16 stories high and offers one of the most prestigious packages on Oahu. These single family residences are located on the perimeter of the golf course and are all fairway lots. Once inside Ko Olina Kai the remainder of the community is comprised of 6 unit buildings with floor plans ranging between 2 bedroom/2 bath units to 3 bedroom/3 bath units. The pool/community area is lovely and special attention was given to creating a very open feel through the use of green space. A walking trail leads from the community to the pro shop and 1st tee box of the golf course for those who share that affliction.

At the end of the resort are the Ko Olina Hillside Villas and The Fairways at Ko Olina. As you drive down to the end of Aliinui Drive, you'll have the Hillside on your left and The Fairways on your right. The Beach Tower is the building closest to the beach and the Ocean Tower is the building toward the back of the property with the views of the grounds and the ocean. I am very familiar with each of these properties and as a resident of Ko Olina, can assist you with other information about the area also.

In a recent development, due to a dispute between the Home Owners Association and the owner of the Commercial Apartment where the Fitness Center is located, the fitness center is currently unavailable until a meeting of the minds can be reached. I do hope that will be remedied, but at this point the sides are far apart, and I doubt that it will be worked out in the near future. Unless you were planning on being able to use exercise machines while you are out here, I doubt you would notice the difference, but it is something that was available and currently is not so I wanted to make you aware of that and if there is a change I will update the website.

The first time you come into Honolulu, I don't think you can help being taken by the towering high rise buildings. Like so many chess pieces on an urban board, they each have their signature look and prestigious addresses in bold on the faces of the buildings. Names like Moana Pacific, Hawaiki Tower and Wailana at Waikiki are passed on the streets but the real pleasure is when you have the chance to enter them.

The views from these architectural marvels are fabulous and present urban living at it's finest. Once inside the buildings, it is easily understood why so many people call them home. With various levels of security and walking access to some of the most popular areas of town they are communities within themselves.



When I listed the property at Wailana, I easily met several residents who chatted a bit with me about how they loved the building. I'm sure there is a certain amount of pride with each buildings inhabitants, but I was struck by the common theme of the conversations I had with them as to their delight to live there. I think the great feature of the Wailana is her location. Straddling one of the most vibrant intersections in Waikiki, there are dozens of restaurants and shops within a short walking distance from your door. The amazing Hilton Hawaiian Village and the impressive Hale Koa Hotels are across the street with the large open spaces of Fort DeRussy park also on the other side of the street.


The building is a long single lode building with open hallways, which allows for good cross ventilation. There is central air conditioning for warmer days. There is a popular 24 hour restaurant at the street level, the Wailana coffee shop, which can be accessed through the lobby. There are several other commercial units on the 4th level, above the parking structure. Security includes passkey, elevator passkey and security guard.

With 24 stories and 186 units it is large enough to make several friends but not too large to be lost in the crowds. There are leasehold and fee simple units available with the lease expiration date in 2039.

There is a seven night minimum stay and the prices including taxes, parking, cleaning fees, WiFi and Cable TV. $3,695 to $4,095 for the 7 nights. A $1,000 deposit is required to secure a reservation and full payment is required 60 days prior to arrival.

A Few Developments in Financing with Low to Zero Down Financing

Vendee Financing On VA Repos, Rural Housing & VA Loans

One of the big changes in the real estate market in the last few years has been the financing and the amount of down payments required to finance a home. This is a reminder of 3 different programs that are currently out there that still allow zero to 5% down payments, one of which can actually be used to purchase Investment property with only 5% down.

VA Vendee Financing

This financing is only available on properties that were originally financed with a VA Guaranteed Loan that has been foreclosed upon or surrendered to back to the VA. It is the best financing currently available to a non veteran, as it allows a purchaser to follow the same guidelines normally reserved for a Veteran with VA eligibility.

Vendee financing is a loan product offered to individuals to help
finance the purchase of VA REO Properties. Vendee Financing will be
offered to both veterans and non-veterans are the Broad Strokes
(Note the Non Owner Occupied financing ) :

· Seller may contribute up to 6% of the contract sales price

to pay for funding fee, closing costs (including the $2500.00
origination fee), prepaid and other expenses.

· Vendee mortgages are assumable by qualification.

· Vendee Financing is not a credit score driven product.

· There are two available terms, a 15 and 30 year fixed rate.

· The VA funding fee is 2.25%.

Owner Occupied purchase:

· Can be financed with as little as 0% down. The loan amount

may be increased up to 2% to finance closing costs, prepaids or
other expenses. Funding fee may not be financed.

Non-owner Occupied purchase:

· Can be financed with as little as 5% down. Investors may use

75% of anticipated rent based on appraiser's estimate to offset
against the subject property monthly payment.

· Investors must have experience managing rental properties to
include anticipated rent on subject property in underwriting.

· No maximum number of investment properties.

The second program that is often overlooked, misunderstood or occasionally out of money is the Rural Housing Administration. Makakilo, Kapolei and the Waianae Coast. Bank of America has just announced the following:

       Bank of America will re-instate the Rural Housing production on
                                       Monday, November 8, 2010.

USDA has announced that funding is now available for the Rural Housing/ Development Program and so, as we promised, we are ready to make this program available to you and our customers!

Please review the re-launch detail below from USDA on the new Guarantee Fees (G-Fees) and make note of the updates on credit requirements for Rural Housing loans.

* New applications will be allowed on Rural Housing programs beginning Monday, November 8, 2010.

* Pricing for Rural Housing will be available beginning Monday, November 8, 2010.

* USDA has increased the Guarantee Fees as follows:
          Purchase: From 2.0% G-Fee to 3.5% G-Fee
          R/T Refinance: From 0.5% G-Fee to 1.0% G-Fee

* Rural Housing Guidelines have been updated to reflect new credit requirements:
       Minimum Credit Score of 620
       Allowed on Risk Tier 1 through Risk Tier 3 ONLY (Risk Tier 4/5 are no longer    allowed for both Accepts and Refers)

For qualified veterans, there is just no better option available than the VA loan with guarantee. This loan allows the Veteran to borrow up to 100% of the price of the home, to finance the one time funding fee ( ranging from 1.5% to 3.25% ) into the loan and for the seller to contribute all of the purchasers closing costs. Current VA interest rates are in the 4% area !

So... If you'd like to buy a house, it's entirely possible that you can, even if the one thing that was holding you back was the down Payment. I'm real old school and believe in the value of home ownership. It has been a wild ride for the past 6 or 7 years. A wild ride up and an equally wild ride down in a lot of cases. The key is that if you've been thinking about buying a home, you might want to explore one of these loan programs and see if one of them will work out well for you.

By the way, if you are a first time home buyer and have been deployed recently, you might also be eligible for the extension of the First time home buyer incentive of up to $8,000. Interest rates, prices, loan programs and selection... It's a good time to be a buyer!

Luxury Ocean Front Homes on Oahu

           Oahu Luxury Homes Continue To Be Buyer's Market

This is an update to an earlier article examining the activity in the $5MM plus waterfront homes on Oahu. The article below was written in June of 2009 and since that date, another 6 homes in this category have sold out of 31 listings currently available.

That would be one home sold every 45 days more or less, which would translate to the 31 homes currently on the market providing a 46.5 month supply, assuming there were no new listings added to the inventory.

As the article below suggests, it continues to be a great time to pursue a luxury home on Oahu and to choose from a large selection. To be honest, I thought the sold homes might have been higher than the 6 I found, as the market is definately turning in the lower ranges. But as of yet, the buyer enthusiasm has not reached this price range. Here is a little breakdown for you:

3 of the sales were in the $5MM range and sold at discounts to list price of 20%, 15% and 8%.
1 of the sales was in the $6MM range and sold at a discount to list price of 15%
2 of the sales were in the $7MM range and sold at discounts to list price of 15% and 20% respectively.

For those who are paying attention, that means for the folks who are selling ocean front homes in excess of $10MM, there has not been a sale in that price range and category since August of 2008 and it could be a great time to change that.

For the discriminating buyer, the possibility exists that we have now entered the best market to purchase Exclusive properties in Hawaii in years. I've created a link to a website located at the top of this article to view these properties, but thought I'd also spend some time on why I believe the market may be perfectly positioned to acquire these properties now.



As we sit today in the $5MM plus market, there are currently 38 properties available. In the past 6 months, there have been a grand total of 4 sales in this price range in the criteria that I am analyzing which is waterfront properties. The last 2 of these sales were recorded in March of 2009 with the 2 other properties having closed in December and January. In other words, up to 38 homeowners have been waiting over 3 months for someone to purchase their property and no one has come forward.



At the past 6 month activity level, it would take 5 years to deplete the current supply of listings and at the past 3 month level (zero), it is what one could aptly describe as a market that could be within the complete control of a capable buyer. To put this into a historical perspective :

2008 totals         14 closed sales    17 active listings at year end (38 June '09)
2007 totals          9 closed sales
2006 totals         12 closed sales
2005 totals          8 closed sales
2004 totals          9 closed sales

As you can tell from the numbers above, while 8 to 14 sales in this price range and category are the historical range per year, with no sales and no pending sales currently identified on the MLS for the past 3 months, what a great climate to present an offer to a seller that is cash and priced according to the current market conditions.
