Hermosa Beach Foreclosure and Short Sale Update for October 12, 2009

While the foreclosure and short sale market in neighboring Manhattan Beachhas seemed to slow a bit, the number of active listings at some stage of the foreclosure process in Hermosa Beach has been rising as of late. There are currently 10 active distressed sales in Hermosa Beach with several other short sales currently for sale but only accepting backup offers at the moment.

Of the current foreclosures and short sale listings 6 are single family homes (one is actually a duplex but listed as an sfr) with two townhomes and two condos. Prices range from $437,500 for a 2 bedroom condo in the Commodore building up to $1,150,000 for a sfr at 1118 Prospect. 7 of the homes are short sales and 3 are bank owned homes. What a difference the right camera can make

I was looking through some photos I have of a condo I have listed in Playa Del Rey and saw a few pictures of the same thing......but with different cameras. With your potential buyers looking online and photos probably doing more to get them interested than anything else pictures are of vital importance these days and yet I still see so many listings with pictures of a plant, or some cluttered corner of the house. Using a good camera, or a professional photographer for certain homes, can make all the difference between getting interest in your listing or having it be just another home on the market.

Neither picture above are bad, but certainly the picture on the right makes the room look bigger, brighter and has a much warmer tone.

The same goes for the guest bedroom in which the picture taken on the pocket digital camera makes the room look small and dark while the picture on the right looks brighter, warmer and certainly more spacious (I would have liked to move the desk out of the way but you can't always do it all)

One of the many reasons I live and work in Hermosa Beach is that I just love the beach. Hermosa Beach offers a wonderful smaller town feel in the middle of the big city with plenty of parks, beautiful weather and a beach that's wide enough to accomodate everyone....even on the busiest days.

Now I love summer with longer days, warmer weather (other than June gloom) and a little more time to spend with friends and family, but there's just something nice about the calmness that returns every September. It's hard not to sound like a snobby local, and the beach is for everyone to enjoy.....but it sure is nice to get it back once everyone goes back home.

Not much has changed in terms of current foreclosure and short sale listings in Hermosa Beach since last month with just a few homes going into escrow or being pulled from the market. There are currently 7 "distressed" homes on the market with all but one being a single family homes. The current average days on market is 140 which isn't unusual as often short sale listings are kept on the market long after they receive their initial offer. The prices vary from $585,000 for the one condo on the market up to $1,150,000 with the average being around $875,000. The Good Life - Hermosa Beach Strand without the Multi-Million Dollar Price Tag

If you're like most people in the South Bay, the ultimate in beach living would be a home on the famous "Strand". The Strand is the oceanfront strip in both Hermosa and Manhattan Beach. Home offer panoramic views, ocean breezes, the sounds of crashing waves, and the beach as your front yard. The drawback is, of course, the price. Hermosa Beach Strand homes generally sell for the mid $4.0Ms for a tear down and can run over $10M for new construction on a larger lot.

Is there a way to enjoy oceanfront living for less?

The answer may lie in the "condo-hotel" known as The Beach House just off pier plaza. All 96 units are individually owned and can be used by the owner for up to 90 days a year. For many people the South Bay and the town of Hermosa Beach conjure images of beautiful beaches, sunny days, and an active lifestyle. Those images are right on the mark and Hermosa Beach is a fantastic place to call home. If you are considering moving to the area and are looking for that ideal vacation home with panoramic views, dazzling sunsets and can't afford Strand prices, the condos/townhomes of Seaview Villas might be a great option. If a picture is worth a thousand words.....why do so many agents not have pictures of their listings?

As I search through the new listings of the day, it just never ceases to amaze me the number of listings with no pictures, or even worse, pictures of clutter, trash, dark rooms etc. The goal is obviously to sell the home and it's our job to put our listings in the best light possible. As more and more home buyers search the internet for their new home, they are overwhelmed with the number of homes in front of them and you need to capture their interest and attention in that short time in which your listing is on their screen. So why is it that so many realtors out there don't take the time to post some pictures of the home...instead of having "no picture available" and most likely having that potential buyer quickly move on to the next home. For those potential homesellers out there, make sure that the realtors you interview make your home as appealing as possible to all those buyers out there in cyberspace.....or that buyer might just find something else.

Which one of these would your clients rather go and see?

An inviting picture of the interior?

A colorful picture of the exterior?

....... Or this?

Especially when the market slows, we as Realtors, need to do everything possible to work in the best interests of our clients. It seems like something as simple as taking pictures would be a no brainer, but I still see so many listings with "no picture available"......and then I usually move on.

Pros and cons of the Golden Hills in Redondo Beach

As many of my clients are from out of the area or out of state, they seem to have a notion that the South Bay is simply one big city and there aren't all that many differences between Manhattan Beach, Hermosa Beachand Redondo Beach. The reality is that even within these cities the individual neighborhoods vary quite a bit. Due to the sheer size of the city, Redondo Beach is one of the more varied communities in the South Bay in terms of types of housing, size and age, and price.

The area just east of Hermosa and just South of Manhattan (see Golden Hills Map)is a hilly section of Redondo Beach known as the Golden Hills. Knowing the areas pros and cons is an important step in determining whether the Golden Hills is the right area for you. The homes in the area have a not entirely flattering nickname and are called "tall and skinnies". Drive down any street in the area and you'll see why. When the homes were originally built the area was subdivided into 25x100 foot lots. With no alleys in the rear, this means that the frontage of the home required a 2 car garage and as you'll notice, the homes look somewhat similar. So here's the pros and cons of the area.

Pros:

You get a bigger house for a lower price. Many of the homes in the area are in the 1700+ square foot range with spacious living rooms, open kitchens and good sized bedrooms.
Prices for these 1700+ square foot houses generally start in the high $600k range and newer, larger homes can sell for over $1,000,000.
Location is excellent. Being just east of Hermosa Beach, means that the Golden Hills is very close to the beach. Saying it's a walk or bike ride is a bit of a reach, but it's not far off. Being this close to the beach means cooler summers and warmer winters......and who doesn't like that.
Upgrades. Many of the homes in the area have been very nicely upgraded and well taken care of. Those that haven't can be purchased for an even greater discount.
Price. Look just west in Hermosa and the price jumps considerably. Try to find a home this size in other parts of Redondo and expect to pay $100k more.

Cons:

The biggest complaint that I get to the area is the bedroom configuration. With a 25 foot wide lot there's only so many options the original builders had. The general layout is living room (often with vaulted ceilings), kitchen and master bedroom upstairs, and garage and 2 bedrooms downstairs. The master on one level with the other bedrooms downstairs is often an obstacle with families with small kids or expectant parents.
Proximity to your neighbors. Again with lots 25 feet wide, and front doors usually needing to be on the side of the house due to the garage, don't generally mean much room between you and your neighbor.
Lack of street parking. With 2 car wide driveways in front of every 25 foot wide lot, it doesn't leave much room for curbs. On the other hand a two car garage plus 2 driveway spaces may make that a non factor.
Small yards. Generally these homes have a small yard in the rear without a front yard to speak of. Again this can be a positive or a negative, depending on your situation.

Looking for room to roam......Rolling Hills Estates might be for you....

One of the knocks on the South Bay is open space....or lack thereof. That perception is valid with many lots being under 2000 square feet with no yards and no open space and homes often being right on top of your neighbor. This is generally the price we pay for living so close to the beach and the incredible demand for beach property. There is an alterntive, however.

The equestrian community of Rolling Hills Estates....This area is unlike the rest of the South Bay in just about every way. With lots often over 20,000 feet, most homes were built in the 1960's, prior to everyone needing a mansion, when a single level home was common. The result is often ranch style one story homes that don't look too large for the land and have the look and feel of something far removed from the city, or the beach. Homes are often over 2000 square feet, with pools, spas, yards, horse facilities, and plenty of land. Often the homes have some canyon or city views and the peace and tranquility that comes with so much space. This isn't the only aspect of Rolling Hills life that is different from the South Bay. Rolling Hills Estates even comes with it's own weather. While much of the South Bay is socked in the fog, Rolling Hills Estates lies far enough east, and up on the Palos Verdes Peninsula, to have it's own weather system. In addition to the wide open spaces, Rolling Hills Estates enjoys Palos Verdes award winning schools and is an ideal place for families. If you're looking to be close enough to the beach to be a short drive away, but want room to roam without the congestion of South Bay living, Rolling Hills Estates just may be the place for you.

What does Google Page Rank mean anyway? And Why Should I Care?

In my semi-obsession with trying to continually improve my website (www.keithkylehomes.com), show up higher on major keyword searches, and getting greater exposure on the internet, I find myself focusing on that little green bar on Google's search header. Ah yes.....page rank. I've tried everything but just can't seem to get that thing to move. I've got content, some links (another semi obsession), keywords, descriptions, titles, etc. but it never wants to go from 2 to 3. I search other websites and often see that sites with many more links have PR of 3 or 4 and that must be it. But today I visited a website of a realtor in my area and he had a PR of 4! The odd thing is that he had no links, very little content, and when I search the major keywords in the area, he almost never shows up on Google. So if a website with a PR4 rarely shows up on Google searches, and my site does....why should I care? And why do I find myself tinkering with my website at 1 in the morning just to make that green bar go from 2 to 3!

As a specialist in Hermosa Beach, I have many clients contact me in their search for a condo in Hermosa Beach. With prices well below neighboring Manhattan Beach, a condo in Hermosa is the perfect situation for many buyers looking to own instead of renting, while still being able to be near the beach. Unfortunately part of what makes Hermosa such a great place to live, the small town atmosphere, makes finding a condo in the area a bit difficult. Unlike Redondo Beachwith endless condominium complexes, Hermosa Beach really only offers a few possibilities, and most in the same general location.

The two most prominent condo complexes are the Apple Tree and the Commodore. Located in the heart of downtown Hermosa Beach, they are ideally located for those looking to be near the beach, shopping, the gym, and the nightlife of Pier Avenue. Some units on upper floors even have partial ocean and sunset views. The units on the west of the buildings are generally the most valuable with views, plenty of light and ocean breezes. As with many places built in the 1970s, some units have been beautifully remodeled while some are still in their original condition. Prices in these buildings generally range from the mid $400K range for a 1 bedroom, to over $700,000 for larger 2 bedrooms with views and western exposure. If you're looking for a great starter home that is close to downtown and walkable to the beach, the Commodore and Apple Tree might be for you.
