Distressed home inventory seems to be disappearing at an ever increasing pace leading some to wonder if the days of short sale and foreclosure "deals" in San Pedro being a thing of the past?  As of November 5th there were 7 bank owned homes on the market and as of November 21st only the home at 2525 Denison is still active on the MLS.
 
Short sales seem to be holding a bit more steady with 11 active MLS short sale listings on November 5th with 8 as of November 21st.

While the foreclosure and short sale market in neighboring Manhattan Beachhas seemed to slow a bit, the number of active listings at some stage of the foreclosure process in Hermosa Beach has been rising as of late.  There are currently 10 active distressed sales in Hermosa Beach with several other short sales currently for sale but only accepting backup offers at the moment.

As I search through the new listings of the day, it just never ceases to amaze me the number of listings with no pictures, or even worse, pictures of clutter, trash, dark rooms etc.  The goal is obviously to sell the home and it's our job to put our listings in the best light possible.  As more and more home buyers search the internet for their new home, they are overwhelmed with the number of homes in front of them and you need to capture their interest and attention in that short time in which your listing is on their screen.  … (22 comments)

As many of my clients are from out of the area or out of state, they seem to have a notion that the South Bay is simply one big city and there aren't all that many differences between Manhattan Beach, Hermosa Beachand Redondo Beach.  The reality is that even within these cities the individual neighborhoods vary quite a bit.  Due to the sheer size of the city, Redondo Beach is one of the more varied communities in the South Bay in terms of types of housing, size and age, and price.

One of the knocks on the South Bay is open space....or lack thereof.  That perception is valid with many lots being under 2000 square feet with no yards and no open space and homes often being right on top of your neighbor.  This is generally the price we pay for living so close to the beach and the incredible demand for beach property.  There is an alterntive, however.

In my semi-obsession with trying to continually improve my website (www.keithkylehomes.com), show up higher on major keyword searches, and getting greater exposure on the internet, I find myself focusing on that little green bar on Google's search header.  Ah yes.....page rank.  I've tried everything but just can't seem to get that thing to move.  I've got content, some links (another semi obsession), keywords, descriptions, titles, etc. but it never wants to go from 2 to 3.  I search other websites and often see that sites with many more links have PR of 3 or 4 and that must be it.  But … (15 comments)
