real estate: Fusion South Bay Townhome Market Update - 04/25/09 12:04 AM
The Fusion South Bay townhome complex in Hawthorne, just east of Manhattan Beach continues to offer some great opportunities for buyers priced out of some of the nearby communities of El Segundo, Manhattan Beach and Hermosa Beach.  There are currently 4 units on the market with various layouts and sizes available.  2 of the homes are short sales priced at $399,000 which makes for a great opportunity to get a home in this 2006 built community.  Both have multiple offers but haven't received approval from the banks and are still potentially available.

real estate: If a picture is worth a thousand words.....why do so many agents not have pictures of their listings? - 09/20/08 04:38 PM
As I search through the new listings of the day, it just never ceases to amaze me the number of listings with no pictures, or even worse, pictures of clutter, trash, dark rooms etc.  The goal is obviously to sell the home and it's our job to put our listings in the best light possible.  As more and more home buyers search the internet for their new home, they are overwhelmed with the number of homes in front of them and you need to capture their interest and attention in that short time in which your listing is on their screen.  … (22 comments)

real estate: Pros and cons of the Golden Hills in Redondo Beach - 09/08/08 08:52 PM
As many of my clients are from out of the area or out of state, they seem to have a notion that the South Bay is simply one big city and there aren't all that many differences between Manhattan Beach, Hermosa Beachand Redondo Beach.  The reality is that even within these cities the individual neighborhoods vary quite a bit.  Due to the sheer size of the city, Redondo Beach is one of the more varied communities in the South Bay in terms of types of housing, size and age, and price.

The area just east of Hermosa and just South of … (1 comments)

real estate: Looking for room to roam......Rolling Hills Estates might be for you.... - 09/07/08 11:24 AM
One of the knocks on the South Bay is open space....or lack thereof.  That perception is valid with many lots being under 2000 square feet with no yards and no open space and homes often being right on top of your neighbor.  This is generally the price we pay for living so close to the beach and the incredible demand for beach property.  There is an alterntive, however.
The equestrian community of Rolling Hills Estates....This area is unlike the rest of the South Bay in just about every way.  With lots often over 20,000 feet, most homes were built in the … (0 comments)

real estate: What does Google Page Rank mean anyway? And Why Should I Care? - 09/04/08 06:13 PM
In my semi-obsession with trying to continually improve my website (www.keithkylehomes.com), show up higher on major keyword searches, and getting greater exposure on the internet, I find myself focusing on that little green bar on Google's search header.  Ah yes.....page rank.  I've tried everything but just can't seem to get that thing to move.  I've got content, some links (another semi obsession), keywords, descriptions, titles, etc. but it never wants to go from 2 to 3.  I search other websites and often see that sites with many more links have PR of 3 or 4 and that must be it.  But … (15 comments)

real estate: Relocating to Manhattan Beach - Get to know the "Sand Section" - 08/01/08 03:13 PM
I often have clients contact me from out of the area who are moving to the South Bay and are interested in finding a home in Manhattan Beach.  While most people think of Manhattan Beach as one town, the various neighborhoods are all quite a bit different, have their own pros and cons, and appeal to very different types of people.   From a real estate standpoint, Manhattan Beach is broken into 6 sections, but really 5 different type neighborhoods.

In this post, we'll cover the Sand Section of Manhattan Beach- This is the area that most people envision when they are … (0 comments)

real estate: Where did my ActiveRain post go....just a little gripe about our post host - 07/10/08 03:07 PM
Don't get me wrong.....Active Rain is great and it's a fantastic place to both interact with others in the business as well as promoting my website and my listings but there's one little thing about posting on my blog that's making me nuts.
I just recently posted a price reduction for one of my listings in Rolling Hills Estates.  I was finished....it sounded good and looked pretty...but that's when it happened.  It was region specific so I posted to California, Los Angeles, Rolling Hills Estates, and then went into the neighborhood box.  I didn't see the specific neighborhood and decided I … (3 comments)

real estate: Victoria Knolls - The Best Kept Secret in Torrance - 03/22/08 05:13 PM
I recently sold a home in the Victoria Knolls neighborhood of Torranceand was very surprise at just how few people even knew it existed.  Victoria Knolls is actually in the Walteria area of Torrance but has a very different feel due to the fact that it's so isolated and it's actually up on the hill (see Victoria Knolls Map).  The only way in and out is on a street named Crest, off of Crenshaw.  It's actually located east of PCH and up on the hill adjacent to Palos Verdes and Rolling Hills Estates.   It's a fantastic area with a real neighborhood … (0 comments)

real estate: Why technology is killing me! - 03/11/08 12:10 PM
Oh how I wish I didn't rely on technology so much.  It seems like every time I have a listing appointment or are rushing off to write up an offer something always goes wrong.  Does the printer know when I'm in a hurry and purposely decide to stop working at the most opportune moment?  Lately it's like the domino effect.  My computer recently decided it had had enough and proudly displayed a grim blue screen telling me to go out and buy a new one.  Of course getting a new computer is just the beginning.  Software, databases, security, and everything else … (3 comments)
