First Time Home buyers with children in Phila Pa are hoping to find their home before April 30,2010. I have found younger children to be quite enjoyable in the home buying process. Children are just as eager to find a home as their parents are. We looked at several homes over the last few days .
Today when we were out we discussed the timing of the first time home buyers tax credit and interest rates .After viewing several homes ;the last home seemed to have everything they wanted in a home.

Bank of America put the wrong address on the mortgage documents..so we had to wait for new mortgage papers.The first time home buyer wanted to go with his own bank.He is an International Hockey Player and felt it would be easier because some of his funds were in Euros and some in Us dollars..His bank was BANK of America.OKAY that should not be to difficult.He had excellent credit great income ,20% down, the perfect buyer..Everything was approved,appraised,and we were ready to go not a problem...

Today was a wonderful day.There were lots of smiles and happy people.There was a closing on a property. It was a condo at Bakers Bay in Philadelphia Pa. I know we have said this before but please stop ,think,and listen! The government is going to give a first time home buyer a check for $8000.Yes you heard me right! How often in your life do you think the government will do this? I have never seen it in my lifetime .I have lived a long life.I have been in the Real Estate Market for 25 years.My parents lived through the depression.The government never gave them money to buy a house.Never gave me money to buy a house.Buyers have a great oppurtunity here an $8000  just to go … (9 comments)

FHA is working on allowing lenders to permit lenders to allow homebuyers
to use this $8000 tax credit as a down payment
Shaun Donovan,secratary of the U.S.Department of Housing and Urban Development
said that important changes ,which the National Association of Realtors has been

Great News Existing home sales have increased 2.1% in February..The index according to the National Association of Realtors (NAR)says the gain is likely to hold for a while and gives  hope for a solid spring selling season..
Affordability is also working.Housing affordability levels are at their most favorable since NAR first started tracking the data in 1971.
There are still some hurdles mortgage underwriting standards are tougher creating snags for many buyers who would like to buy and can not.,but those who qualify can lock in low rates and enjoy the upper hand in price negotiations.
