Yesterday  I wrote an agreement on a property . It was in a community where listings sell almost as soon  as they come on the  market   .  I  tell my buyers I have a waiting list of buyers looking to buy in this community .If they like it they have to make their minds up and write an agreement and not wait .

Today I showed three home all vacant. All the sellers had either passed away or were in assisted living  Two of the homes had had odors in them .Stale old odors from being closed up .Really not inviting. They also had the portable assistance toilet chairs in the bathrooms and in the showers. These medical assistance chairs for the showers and toilet's are necessary if the sellers are living there ;but come on if they are not living there take them out of the home. Delaire Landing has  wonderful new neighbors. It was an unusual Real estate settlement closing . The title company sent a notary not a title clerk. In Pennsylvania Real Estate closing are done by title companies.Each state handles the conveying of Real property in a different manner.
Traditionally it is conducted by a title officer in Pennsylvania.This was a bank owned property and the buyers were enticed to use the banks title company at no charge to the buyer. My Real Estate closing rarely are scheduled for the end of the month.I have learned from experience not to stress everyone out and to schedule my closings more toward the beginning or the middle of the month so as to get better service from mortgage company's .

Here is my very first try using a flip digital camera. I though I would try it at a home inspection it was fun for everyone.The one problem was that I stood to far away during some parts of the inspection.I also did not want to make the video clip to long. I think it is great tool for home inspections especially if there is a problem it can be verbally explained to the listing agent and seller.Isn't modern technology wonderful!

Great News Existing home sales have increased 2.1% in February..The index according to the National Association of Realtors (NAR)says the gain is likely to hold for a while and gives  hope for a solid spring selling season..
Affordability is also working.Housing affordability levels are at their most favorable since NAR first started tracking the data in 1971.
There are still some hurdles mortgage underwriting standards are tougher creating snags for many buyers who would like to buy and can not.,but those who qualify can lock in low rates and enjoy the upper hand in price negotiations.

WE are advertising agents who get your house sold.
We are chauffeurs and tour guides.
We listen to objections,selections,and rejections. Make sure buyer's are qualified to buy a home.Write offers,counter offers,addendum's.Go to Home inspections,negotiate,calculate,recalculate,discuss options,renegotiate. Prepare the agreements ,get them signed and initialed by all parties .We also see that everyone is in agreement to all the terms and conditions.
Now we wait for the appraisal and hope we get Fair Market Value
In Pennsylvania we get a title report and hope it is free and clear of mortgages,judgments,and liens

We have had llong discussions on the pros and cons of buying versus renting.
