There was a time when being "out of touch" as just the norm, we didn't realize there was a problem. There was pagers, voice mai;,  even others who could write down phone messages for us. Imagine being without our cell phone now!
Yeah, we have problems with dropped calls, areas we can't get a sial, dropping them in the toilet, but we deal & can't imagine being out of touch. Even if we don't need them as 'road warriors', we need to be able to be reached by our kids, spouses, volunteer obligations.

There seems to be some misconceptions concerning Quit Claim deeds. More and more people seem to be operating under the mistaken belief that turning their property over to someone else also changes the liability regarding the mortgage or home loan. This mistake can be a very serious mistake.
A Quitclaim Deed transfers only the interests in real property which the grantor has. They are routinely used in divorce cases. If there is a home loan on the property it does not relieve the grantor of the financial liability.

When title to a property is transferred in CA it is usually by a Grant Deed or Quit Claim Deed. More and more lately though I have noticed the use of Warranty Deeds which have been more commonly used in the Midwestern and Eastern states.
A Quitclaim Deed transfers to the grantee only the interests in real property which the grantor has, the grantee assumes responsibility for any claims against the property. They are routinely used in divorce cases.

Lately I have received quite a few questions about using a quit claim deed to relinquish titles to property, usually turning title over to a relative, while the current owner continues to make the payments on a mortgage signed by him or her.
While this seems incredibly generous on the part of the mortgagor (the borrower) this could create a problem. The mortgagee (the lender or creditor) holds a note secured by the property that will no longer be held in title by the person who signed the loan agreement. I came across an article outlining FHA guidelines. I wanted to share this with other AR professionals who talk with people who believe they aren't able to buy a home.
Here's a few of the non-traditional credit guidelines that may help your clients:
1. The borrower may have no collection accounts appearing on their credit report within the most recent 12 months.
2. There may be no more then 1x30 day late in the most recent 12 months on any of the non-traditional credit trade lines.

I was recently talking with a new member of our office team. He was telling me of a veterans group that he works with known as Operation Home Front dedicated to helping military families achieve home ownership and about the thousands of reservists that have been called to active duty, many of whom are now having trouble meeting their mortgage payments and are falling into foreclosure.

Recently I talked with Graciela Carvajal, Director of the San Bernardino, CA office of ACORN Housing. I asked if she had seen a rise of ‘foreclosure recovery scams’ in this area. She told me that everyday someone tells her of being approached by someone who tells them that for $1200 they can save their home.
These scam artists have been known to bilk millions of dollars in increments from $200 to $80,000 from unsuspecting desperate homeowners. Home owners aren't the only ones who can fall victim to the foreclosure scourge.Thousands of renters are finding themselves suddenly homeless (see this CBS news video).  Some lenders offer renters a "Cash for Keys" program others just put them out on the street.

The foreclosure epidemic in this country has become so incredibly rampant and sad. Another 1.2 million foreclosure proceedings are predicted for 2008. There are so many emotions involved for the homeowners they feel overwhelmed.
Treasury Secretary Paulson has told us that as many as 50% of foreclosed borrowers have not spoken with their lender or other professional concerning their situation. Unfortunately for those who do seek advice there are "foreclosure services" out there waiting to take advantage of people in a very desperate time and many fall victim to fraudulent offers to 'rescue' them from the foreclosure proceedings.

I read an article I had to share. It's such a simple idea and could be so important to many seniors.
Mobile Home Parks in the area have a system for checking on one another. They simply place a yellow and balck cardboard sign in their window each morning displaying the words "I'm O.K." to let their neighbors know everything is alright with them. A group of neighbors even patrol the park every morning to make sure their neighbors aren't having any difficulties they might need help with - sometimes just knowing you're not alone is the best feeling in the world!

A couple years ago I wrote a short article entitled "Give Yourself the Gift of Giving" giving tips on how to contribute to charities and to others in need.

I have found that I have several reasons to convert documents to PDF (portable document format) so that almost anyone can open and read what I've written. The most frequent need has been the conversion of listing and service flyers I have created in Word and are being sent to the title company who has volunteered to distribute them (Thanks again Jamie and Janelle).

Because values have dropped your home won't appraise at what it did a couple years ago. And now the 2 year fixed rate loan that allowed you to buy your home and make affordable payments has just reset increasing the payment.
Your obvious first choice is to refinance the loan. That's what your loan originator expected to happen at the end of the fixed-rate period. Unfortunately what wasn't expected was the decrease in value. What now?
