yucaipa: Don't They Realize Where They'll Be Soon? - 08/27/08 01:46 PM
A recently issued report by the Mortgage Asset Research Institute (MARI) states that mortgage fraud climbed 42% in the first quarter of 2008. The lender criteria has tightened considerably so that some feel it is necessary to 'tweak' applications. The most common situations cited were General Application Misrepresentation such as debt & asset misstatements, invalid social security numbers, incorrect addresses and Employment & Income falsification. Loan applications are at an 8 year low according to the Mortgage Bankers Association and this supposedly makes the so-called 'professionals' push for clients. Maybe understandable but is this just another another area where it has

yucaipa: Short Sales, Quit Claim Deeds, Acceleration Clauses & Foreclosure - 08/26/08 12:14 PM
A report published by FREDDIE MAC (Federal Home Loan Mortgage Corporation) tells us that "fewer than half of homeowners contact their lenders before entering foreclosure". These homeowners are not only missing out on the assistance they might be able to receive from their lender, they more than likely do not know that are entitled to talk to a counseling agency. Others mistakenly believe that transferring title to the property will solve the problem. Many homeowners who find themselves facing foreclosure proceedings labor under the misconception that the banks or lenders want their home; this is not true. The foreclosure will cost

yucaipa: More Fraudulent Foreclosure Advice - Assistance Contact #, Call Now! - 01/21/08 12:27 PM
If you have found yourself a part of the current crisis, please remember, you're not alone. Here are a few more tips to help protect yourself - scam artists are waiting to take advantage! 1. Don't sign a Quit Claim deed - Beware of any transaction that causes you to sign over your deed of trust. Signing over the deed to someone else does not necessarily relieve you of your legal obligation on your loan.2. Make sure you understand any paperwork involving your home3. Be wary of buyers who try to rush you through the sale process4. Look out for anyone who advertises

yucaipa: Foreclosure Myths - There is hope! - 01/19/08 02:00 PM
The devastation of losing your home can effect not only your present family life but many feel there's never any recovery. NOT TRUE! But what has to be addressed is what's happening NOW. As I've said so many times Time is Crucial (see California Foreclosure Time Line) act now! A member of the recently formed national alliance, The Home Ownership Preservation Foundation, to assist those in foreclosure has made a excellent answer sheet available concerning Common Foreclosure Myths It addresses such beliefs as: My mortgage company would rather foreclose on my homeForeclosure is an uncommon problem - I'm all alone in thisI've only

yucaipa: Fraudulent Foreclosure Advice - 01/18/08 01:45 PM
The foreclosure epidemic in this country has become so incredibly rampant and sad. Another 1.2 million foreclosure proceedings are predicted for 2008. There are so many emotions involved for the homeowners they feel overwhelmed. Treasury Secretary Paulson has told us that as many as 50% of foreclosed borrowers have not spoken with their lender or other professional concerning their situation. Unfortunately for those who do seek advice there are "foreclosure services" out there waiting to take advantage of people in a very desperate time and many fall victim to fraudulent offers to 'rescue' them from the foreclosure proceedings.

yucaipa: I'm O.K. - 12/31/07 02:34 PM
I read an article I had to share. It's such a simple idea and could be so important to many seniors. Mobile Home Parks in the area have a system for checking on one another. They simply place a yellow and balck cardboard sign in their window each morning displaying the words "I'm O.K." to let their neighbors know everything is alright with them. A group of neighbors even patrol the park every morning to make sure their neighbors aren't having any difficulties they might need help with - sometimes just knowing you're not alone is the best feeling in the world! 'I'm

yucaipa: Give Yourself the Gift of Giving - 12/14/07 01:07 PM
A couple years ago I wrote a short article entitled "Give Yourself the Gift of Giving" giving tips on how to contribute to charities and to others in need. Well, this time I'm asking that you forget to look to your community and remember animal rescue agencies in your area need your help too. This is a picture of my dog Dobie (with one of his favorite people, my granddaughter, Micheala)...O.K. you may be thinking "yeah,so" but when I look at him no matter what kind of mischeif he has just gotten himself into he makes me smile. And let's face it, some days

yucaipa: PDF Conversion - 12/02/07 03:41 PM
I have found that I have several reasons to convert documents to PDF (portable document format) so that almost anyone can open and read what I've written. The most frequent need has been the conversion of listing and service flyers I have created in Word and are being sent to the title company who has volunteered to distribute them (Thanks again Jamie and Janelle). I've found two online sources to convert my documents and best of all they're FREE http://createpdf.adobe.com/ and http://www.pdf24.com/

yucaipa: Seller Carryback Seconds Help Buyers Afford Homes & Property - 10/21/07 02:55 PM
Not long ago we went through a period when lenders were able to qualify just about anyone for financing of a new home. Now, primarily because of the large default rate, lenders are requiring higher credit standards and fewer people can qualify for financing. A buyer may not meet the financing criteria because he: Doesn't meet the lender's debt to income (DTI) ratio,Has a spotty credit history and as a result a lower FICO credit score,Can't come up with enough cash for the down payment. There are also some other buyer benefits: The loan can be approved with less than perfect credit because you're dealing
