      <title>Merry Christmas from the grinch...Bank of America</title>
      <description>&lt;p&gt;Well today I sit wondering about the past year and especially the past month in regards to my short sales, listings especially.&lt;/p&gt;
&lt;p&gt;During the month of December I had an especially hard sale...one that I mean affected me emothionally and personally.&amp;nbsp; I had a listing for a short sale $120,000.00 to which i had been working hard at and presented to the bank four full price offers, this was bank of America, to which they came back each time saying we want a minimum of $123,000.00...No matter how I sliced it we couldn't put this together.&amp;nbsp; Then the last offer came in at $115,000.00&amp;nbsp; I told them the market had dipped and comps were at this price, it was cash. Appraisal was done, now I am being told it is awaiting investor approval.&amp;nbsp; In the meantime my clients received a notice of Trustee sale, I called the bank and was told not to worry, only a pre-foreclosure thing. Fast forward thirty days and on foreclosure radar, sure enough, I had a sale date for the next day. I called my negotiator and he said there was nothing he could do that the investor wanted to put it to sale.&amp;nbsp; Mind you, the opening bid was $65,000.00 and the offer on the table was $115,000.00...I was finding it hard to put my head around this. My clients, were freaking not to sale the less, the sale date was 12/22/2011. I asked about the moratorium Bank of America supposibly had along with Fannie Mae&amp;nbsp; from 12/19/2011 to 1/2/2012.&amp;nbsp; No one could help me....I was being sent to every possible dept., and I was escalating the file up the food chain as high as i could.&amp;nbsp; the home was sold for $95,000.00!!!!!&amp;nbsp;&amp;nbsp; Can someone tell me why the bank would accept the offer $20,000.00 less, when we had a buyer ready to go.......?????&amp;nbsp; My clients were given two weeks to move, but now we can't find anything for them to move into and this family of five is separated at three family members home....&lt;/p&gt;
&lt;p&gt;I just can't beleive they would do this, oh, did I mention I called the investor, FNMA and they indicated they didn't know about the offer and that BAnk of America, called my clients the day after the sale saying the home wasn't sold...&amp;nbsp; If any out on active rain has something similar i would like to hear about it, because this is the part of real estate i dislike, banks doing dirty things!!!!&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>To short sale or not???</title>
      <description>&lt;p&gt;I have been meeting with alot of people these days, discussing their options with their home being underwater... I hear many of them indicating that they are speaking to attorneys who say the risk is to great to short sale and that they should just walk away from their home.&amp;nbsp; I just can't beleive that!&lt;/p&gt;
&lt;p&gt;With shortselling your home, I (being the realtor) will take all the calls from the lender wanting their payment and do an Agent visual assesment of the home. while I am not a home inpsector, should anything be of a major health and safety issue i will put that in my package to the bank. Other than that the home is being sold as is. when we fully disclose everything up front no risk goes back to the seller who is not profitting from the sale. At the end of this year the tax protections will go away, unless congress does something like extend them...&lt;/p&gt;
&lt;p&gt;As of today in California two senate bills exist that help homeowners get out from under an upside down situation with no recourse, SB 931 for first mortgages and SB 458 for 2nd. mortgages...&lt;/p&gt;

      <title>Give me your War stories on Short Sales!</title>
      <description>&lt;p&gt;Okay, today I'm so frustrated with the Banks in dealing with short sales. I know I am not alone in this frustration but instead of lamenting on the terrible outcome, I want to get some feedback on any shortsale transactions here in southern california especially that it seemed that the bank was in denial of the value of the now current home.&amp;nbsp; Or that after repeatedly sending all the documentation they indicate "we have never received it".&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I know this may just seem the rantings of a wild woman, but i want to take this to my congresswoman and being armed with the voices of many, not just me, maybe, just maybe someone will hear!!&lt;/p&gt;
&lt;p&gt;Not guaranteeing but I understand that the banks just don't care, I do. How many time have we met with the distraught sellers, those that are losing everything. We as resltors try our best to do good for them and maybe take away some of the stress they feel only to take on the banks that are seeming to do everything they can to add stress and confusion to the matter.&amp;nbsp; With all the numbers being published in the newspaper, I want to scream,"These are human beings, who aren't having the federal government step in and bail them out!" While some of the population seems to feel that the people involved got themselves into this mess, I hardly see that. I see people who gave their heart and sole into a home, put large downpayments(life savings) who wanted to stay but the banks have made it difficult with all the red tape.&lt;/p&gt;

      <title>To work with buyers or sellers? That is the question I ask....</title>
      <description>&lt;p&gt;Well just wanted to put this question out to other agents... It seems to be a big deal to some and to others not much..I admit when my broker first posed the question to me years ago, that he wanted to know if I was a buyers agent or a listing agent?&amp;nbsp; I was insulted, I thought do I have to label myself as one or the other!&amp;nbsp; What the heck was he talking about? I enjoy working with PEOPLE! Whether they are selling or buying..What does that matter?&amp;nbsp; To date I still work equally with buyers and sellers and enjoy it....yeah I am considering hiring a buyers agent, lol, but that is coming in the form of my husband.&amp;nbsp; I admit he has learned alot, i guess from osmosis or something over the years.&amp;nbsp; He knows my style of approaching and talking with people.&amp;nbsp; Sitting down and discovering the needs of our customers still amazes me!&amp;nbsp; I mean how many times do you sit down with someone thinking about listing their home, only to find they want to buy something too???&amp;nbsp; So I ask, Are you gonna say "Oh, let me GIVE that to another agent"&amp;nbsp; or do you try and help them with that, if you can?&amp;nbsp; I know I do!&lt;/p&gt;
&lt;p&gt;As a seasoned agent, are others out in Active Rainland limiting themselves or doing all they can for the customer??&amp;nbsp; I am curious to know??&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Dealing with hurting people!</title>
      <description>&lt;p&gt;In this market I know many of us come across so many people that are hurting...losing a job, divorce or death and illness.&amp;nbsp; We have a responsiblity to help, you may say why me? I ask you if you where in their shoes wouldn't you want someone to come along and help?&amp;nbsp; So as Realtors we need to train ourselves to do short sales and handle distress properties.&amp;nbsp;Invest in ourselves to be the professional and take the lead when we encounter this...but this week alone I have discovered many agents professing to know what they are doing only to "screw" things us, for lack of a better word.&amp;nbsp; Or they may just be doing this job because they are in it for only the money.&amp;nbsp; They have not taken any classes on short sales, they may have not done anything more in educating themselves other than the required classes for their license... I've even found some people impersonating a realtor!&amp;nbsp; Wow!&lt;/p&gt;
&lt;p&gt;I take pride in the fact that I am a CRS, Certified Residential Specialist along with obtaining my SFR and CHS, designations to handle Short Sales and Distress properties.&amp;nbsp; I know their are other professionals out in my Real Estate Industry and I think we are gonna have to start spreading the word in our world!&amp;nbsp; You know who you are out there just trying to make a quick buck, but you know what all you are doing is keeping our industry in the bottom as far as the surveys go, for professionals. If I'm the only one in the Real Estate industry to encounter these people, please give my moment to rant, but if you too have encountered these people, let's try and educate them.&amp;nbsp; Give me your feedback, I know money is tight for most, but just this week I had an agent want to make an offer on my listing, talking with her to get some insight, she keep professing to be an "Expert" in short sales therefore I should amend my commision structure to benefit her! Her experience amounted to a few years in the industry and she put expert on her signature......Really?&amp;nbsp; It gave me a good laugh...Any suggestions on trying to get out industry thought of in better light?&amp;nbsp; If your'e a C.R.S.&amp;nbsp; wear it Proudly!!!&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Do you know where your RE license really is?</title>
      <description>&lt;p&gt;Well this weekend i received an odd call, my broker, he had to ask if I had something to tell him....&lt;/p&gt;
&lt;p&gt;this was weird. What had happened was that he had gotten a letter from the DRE indicating that my license was no longer with him but had been placed somewhere in San Diego, mind you I am in the Inland Empire-that would have been some commute. My broker has been on the phone for a majority of the day still trying to find out what happened....Apparently I moved, too.&amp;nbsp; The DRE doesn't know how this could have happened and don't know who put in the transfer,SCARYYYYY. This was done 2/9/10 and were on the 22nd day of Feb.&amp;nbsp; they couldn't just email him a notice it had to go snail mail. so my question to everyone, any DRE employee's can answer...How could this happen? If it happened to me, it could happen to you as well...&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Life in the Short Sale lane!</title>
      <description>&lt;p&gt;Well I gotta say that this market is surely shaping up to be a whirlwind! Besides listing "Short Sales" how many of you are writing offers up on "short sales". I tell you I've been in this business a long time so i really don't need the practice any more!LOL Yeah, I guess when you do enough of these types of sales you know what to expect, but when I go to write an offer on a property that my clients want, I feel as though someone is scratching a chalkboard with nails when the listing agent on that property indicates she is gonna send in "ALL" offers to the bank. I'm like aren't you only gonna send the best one, "Oh no they want all of them".&amp;nbsp; Well how many is that, oh TEN.....Okay is it just me or do other people feel that you give these Loss mitagators multiple choices and we've lost the war! I really can't beleive with all the classes available to us a agents that we still have agents that don't know how to do short sales ..... I guess I'm old fashioned but I feel we need to know how to do our job, so take some time to learn. The market is changing fast and we have to adapt with it. I use short sale genius and they are wonderful! The software alone is worth it, to keep track. I've recently become an Ambassador for Helping a Million Homeowners. My goal is to help these homeowners leave the home they have been living in with dignity. Come on people we are the professionals! I take my commitment to my clients seriously. Yeah&amp;nbsp;. it's alittle crazy at times but I love it! when everything works out and they are released of that burden, come on, that's when we look at why wer'e doing what we do and SMILE!!&lt;/p&gt;

      <title>When Realtors take a 2nd job....</title>
      <description>&lt;p&gt;Well in reading the current thing about what happens when a realtor takes a 2nd job...What does happen? I mean as of today, i'm getting up at 4:00am to work on files but shortly i will dress and don my 2nd hat for the day, a barista/Gelato bar owner. Yeah that's right, I went out and created my own 2ND JOB! My husband and I went out and bought a Gelateria (Italian Ice Cream- for those of you who don't know) So now on top of working my way thru short sale listing's, mortgage defunks and buyer's wanting to see every REO on the market. Did I mention doing BPO's, i too have to get up and make coffee for paying clients and people I don't know. My husband makes the Gelato, that would have been just the straw that broke this camel,LOL. I also created Panini receipes and found a great Italian bakery in the area. I never knew she existed before this. I've hired 8 employees with my husband and myself being at the shop whenever we can get there. I have been blessed in that my oldest daughter manages the shop for me. I've had to teach her systems.&amp;nbsp; You remember I'm a realtor 1st, so being the system mongul's we are, I've just transfered over those train of thoughts. I do get clients who look at me strange and sometimes I look at myself strange, but with the economy being the way it is, I would appauld anyone that goes out and does that extra something to put food on the table. We still have to eat and make those bill payments. I can't tell you how excited I was to find out about the new changes 10/1/08 made to mortgages maybe a realtor could get a break here, oh wait, this program needs me to fully document my income.......guess I'll have to sweet (Gelato) talk my CPA..       <description>Hi I'm looking for someone that handles property management in the La Mirada,CA area. Southern California. You see i have a duaghter at Biola University and she is thinking of moving off campus for her senior year(next year) and they want to start looking for a home to rent. I am two hours away and am not familiar with the los angeles rental market, but i want to put these girls in good hands.       <description>Okay today I got a call from my daughter at Biola University, La Mirada, CA She and several friends want to rent a home for their senior year(next year) my delimma is i am about two hours from her and am not familiar with the La Mirada, CA area, rents or homes for sale...I'm hoping that another Prudential agent in the Southern California , Los Angeles Region will contact me so I can put my daughter in good hands.       <title>CRS training/Naca program</title>
      <description>Well here it is, I think I've finally completed my&amp;nbsp; training needed for my CRS designation. I thought i would be doing more classes but when i went to check my inventory history i well exceeded the minimum required. Yeah, most of you probably have that memorized but not me. I keep up my database and contacts but transaction history is not one of my top ten things to memorize.&amp;nbsp; Stats and such just aren't my strengths. Ii'm more of a one person at a time kinda person. I give my all to my clients.&amp;nbsp; You see I got into this business from the financial/lending arena. You know processing, underwriting, funding loans then I went on to the wild side of life: Loan Officer! Wow what a walk that has been.... I enjoy belping people get into a home, expecially the ones who never imagined in a million years they would be owning a home! What a rush!! With so many new loan programs out, we can still help them. Some of you might be negative, I mean with all the bad press being published but we can still get our clients into a home. Have any of you heard of NACA programs. The Neighborhood Assistance Corporation of America, this is an awesome program to educate andprovide funding for the first time homebuyer. They will also do refinancing for your clients in a bad loan program. 100% funding, low interest rates, no closing costs! yeah you heard right!!! I'm currently in the process of putting a seminar on for this in the Inland Empire region and will keep everyone informed as I go.. &lt;div class="agent_signature"&gt;
