The View Vs Yard question? I have been working with a couple now for a few weeks that wants to by a Portland Oregon home with a View and a Yard in an area of similar priced homes.
I try very hard to preview at least from the outside all of the homes that I will be showing. Nothing more frustrating for a Buyer than to realize that the agent they chose to work with did not even do the basics. " I am a Short Sale Specialist, or Foreclosure Specialist " etc. etc. etc. Yes it is important to work with someone who knows what they are doing. But truth be known what the consumer wants right out of the gate is to see that Foreclosure information and or listings.

The Price per Square foot argument. It is not all that often but on occasion I do get a Buyer or two who are over enamored with the Price per Square Foot question.
Here is the Story.
After showing Bob and Sue this perfect little Condo in downtown Portland the other day they wanted me to send them some comps. Over the years I have fielded some very dumb requests by agents who purported to be representing their clients. I say it in this way as to wonder out loud if actually what they were doing was representing or was it just laziness on their part?
Here is the Story. I had been working on a very difficult sale that required several Closing Date Extension requests by the Buyer. Each one was trying but understandable and granted by the Seller.

October's Residential Highlights for the Greater Portland Metro area continue to show an upward trend compared to the same month a year ago. Inventory levels continue to drop showing 6.5 months a level not seen since August 2007 down from its previous high of 19.2 months reported in January 2009.
Southeast Portland's Data over all reflects a Continuing drop in Average and Median Sales Price while inventory levels and Days on the market remain stable. Pending sales are up slightly over last month but closed sales are down.

Market activity and sales continue to improve over the greater Portland area market, while listing inventory continues to fall creating a faster selling market time.
In Southeast Portland comparing August 2009 with September 2009 the Number of active listings has dropped while the number of Pending Sales has increased. Solds are down for the month and Days on the market have increased slightly by 4 days.
Average Sales Price for the month have increased by $8,900 over last month and Median price has increased as well by $1,000.

Is your market still stagnant? Or is it you who are the stagnant one? Real estate income is all about contracts. In good times and bad people will move.
What happens more often than not is that we fall prey to our own expectations. In our own neighborhoods, the very ones we are supposed to be the experts in, we are out of sorts.
