portland real estate investments: Make Money In A Down Real Estate Market - 11/21/07 01:54 PM
What does it take to recognize and take action on a good deal. I have worked with Investors of Real Estate most of My  career which started in 1988.
This past 12 months or so has seen a lot of negative press in as far as the real estate market goes. Based on the press reports one might presume that this was as far from being a golden time to buy as you could imagine. After all it is all Doom_and_Gloom  Right?
Yet Investor's_seem_to_look_at_Real_Estate  just a little bit different. It is after all one of the single greatest investment vehicles that common people and professionals can and do employ here in … (0 comments)

portland real estate investments: Surprise Surprise Surprise in Alberta Arts - 07/22/07 10:02 PM
So this Sunday morningstarts out like almost any other Sunday. I go through my normal wake up routine and after checking the News, Email and Blog comments, I head out to the Coffee shop.
After conversing with half a dozen patrons and downing 2-3 cups of coffee and I write 6 or so AR comments, I am out the door. First stop this morning is going to be a cursory checkup on my Vacant Fixer listing at 437 NE Webster in Portland Oregon's Alberta Arts District. I then will drive past 8 Expireds that I have pulled and make a decision … (2 comments)

portland real estate investments: What's Donald Trump Done For You ActiveRain Begins to Pay Big Dividends Pt 1 - 04/28/07 11:13 PM
Last weekend was really a pretty busy weekend. Like most Realtors at this time of year I have been really busy. Writing 2 offerson Saturday and following up with all the acceptances. I remember when Earnest Money Contracts  ( Thats an Offer Sheet in Oregonese ) used to be 1 page. Now they are 8 pages with at least another 7 addendum's. No wonder were running out of trees.
Like I said it was a busy weekend. Busy weekends mean even busier Mondays as you follow up with all the paperwork. This Monday was no different the phone was ringing off the … (4 comments)

I invite one and all to post your Haves and Wants in the Haves_and_Wants Group. We all from time have a Pocket listing, you know the Sellerwho say's he would sell if we could find someone but for one reason or the other he just does not want to put it on the market.
I have Sold many of these type of properties over the years. It is like my own personal little inventory with no strings attached, and no advertising budget to manage.
I, like many of you as well know of several Buyer's who have asked me for that needle … (6 comments)

portland real estate investments: True Real Estate Investors Do Great Deals Using Sound Strategy - 04/22/07 11:00 PM
Did I mention the Fixer market in Portland is Hot !  Just as I thought I might have a tough time getting rid of this one the Market Heats up and I am suddenly flush with qualified Fixer Buyers.
The Duplex in Alberta Arts was already a challenge due to condition. What I didn't need though was a tenant that couldn't speak English and was frequently not home.
When faced with this kind of adversity I have seen some agent's throw in the towell. An uncoperative tenant, a less than perfect property and an unprodictable market. Suddenly the Market takes off. … (8 comments)

portland real estate investments: Real Estate Websites are you Doing it All Wrong - 04/14/07 12:38 AM
Websites are they irrelevant? George Tallabas asks us the question What_Does_The_Consumer_Want? In regards to Web Sites we have all been looking for the Holly Grail. The Ultimate of Ultimate sites.
But are we all wasting our time? I think that we are. In fact is submit to you that developing a traditional web site is not only a waste of time it is also fool hardy. An expense not worth bearing.
Tell me this of all of you that have web sites, beyond the bragging rights and the self adulation of the site how much business does it actually get you. … (32 comments)

Over the past few days I have written about Choosing_A_Title_Company_&_A_Lender . I have also written about the 21_Questions_To_Ask_When_Interviewing_A_Title_Company_&_Escrow_Officer . I have also written about the 22_Questions_To_Ask_A_Lender . But what are the answers to those questions? What am I really looking for?

Are you a Mortgage Banker ,Broker or both?I am really looking for the Both. Definitely a Mortgage Banker. Someone with more to risk than just a typewriter in a rented office. portland real estate investments: Anonymity and The Internet Consumer has it Changed the way You do Business? - 04/01/07 10:37 PM
It was just one of those beautiful Portland Oregon days. Clean air, Warm Sunshine, (no rain ) and a couple of Open Houses. AHHHHH! All is right with the World.
Now these two Open Houses are the very two Homesthat I have been talking about in my last couple of blogs about FIXERS, FLIPS, and REHABS, in the Alberta Arts Neighborhood, here in Portland Oregon. And when I say Fixers that is what I mean.
I have only had these listings for a few days and today was the first opportunity to get inside or even to show them to a prospective … (3 comments)

portland real estate investments: My Investor Buyer was Happy Sorry about your Seller - 03/22/07 12:55 AM
Michele Webb's post You_Are_Your_Sellers_Agent_Your_Seller_Wants_You_To_Act_Like_It  today was excellent. She poses a question regarding representation and slips of the tounge. How Agent's often times will give away the farm in front of other Agents who could potentially be representing a buyer for that very property.
It caused me to remember an incident that happened to me. When I first started selling all agents represented the Seller. The switch to Buyer and Seller representation was difficult for some agents. I made the transition without difficulty. This story takes place about a year after the Switch.
I had been looking for an investment property for one of my new Buyer clients for … (1 comments)

portland real estate investments: " Living on a Volcano " a Popper Topper of a Mt. Tabor Mid Century Revival - 03/20/07 12:50 AM
Working with Fixers in a fast paced market can present some interesting Challenges. It seems as though each and every year it becomes more and more difficult to find viable Projects.
Some 6 years ago while looking for one of my long term clients. I came across this 1950's Mid Century
Classic Located in the MT. Tabor Neighborhood. Mt. Tabor is named after an extinct Volcano located in Central SE Portland Oregon. The Mountain is also a City Park that holds many City events throughout the Year.
The 1950's ranch style home while charming and dated was also sitting on a double wide lot. I sold the property … (2 comments)
