remax: The Big Trees of Portland - 05/07/08 08:13 AM
As Spring threatens to arrive Many of Portland Oregon's tree lined streets have yet to produce the leaves that will provide relief from summers heat. Standing tall and barren like sentinels in Mt.Tabor one of Portland Oregon's Tree Lined Streets. These giants not only provide summer relief they also help to define a neighborhood. While the leaves are gone for the moment it is the best time to view the trunks and limbs of these gentle giants. Soon the leaves will return and the interesting shapes will be mostly obscured. But for now the viewing is good. Yet the signs of Spring

remax: Experts Dont Know Crap - 03/19/08 09:43 PM
The Real Estate Housing market has suddenly created a glut in the market place of Real Estate Experts. Each and every one of them in one venue or another spouting the same rhetoric. " Now is a Horrible time to buy " or " Buy Now if you want to see your Equity go down the drain ". Or how about this one. " It might not be a bad time to consider buying, that is if you could get a loan ". If there is anything the general public should have learned by now given the position of our struggling economy

remax: Positive Portland Real Estate Stats - 12/01/07 02:52 PM
In a recent article of the The_Oregonian_newspaper and on the front page in large headlines " Portland Home prices stable while most cities slide." Of course the news is not all positive and the doom and gloom spin masters cannot help themselves as indicated in their sub Head line of " The Metro area is among five in the nation in which housing values escape decline, but 2008 could be different" Nothing like negative speculation to continue the hope of doom and gloom. Yet this was meant to be a positive article about Portland residential real estate appreciation rates. Below are twenty cities used in

remax: Keeping Your Seller Happy ! Are You? - 09/02/07 08:25 PM
Are you keeping your Seller Happy or do you keep your Seller Happy? Are you doing the things that today's Seller's have come to expect? Do you wimp out and provide services to Seller's that you know do not produce results, yet you do them anyhow because your trapped by the old cliche " You have to Keep Your Seller's Happy ! " Keeping your Seller Happy is of course what we all want to do. Yet too often we substitute sound business practices with expensive activities that do not produce results under the guise that we are keeping our Seller's

remax: The Number 1 Marketing Technique - 08/09/07 10:18 AM
In the approximately 20 years that I have enjoyed pursuing my passion and career in Real Estate, there has been ONLY ONE constant when it comes to advertising a listing. For all of the marketing schemes and ploys. And all of the fancy Ads, Brochures, Magazines, Video's and TV shows. There is still only one effective method of marketing your listings. No IT IS NOT a fabulous sign or a successful company and or agent. IT IS NOT a guided tour bus full of hopeful agents coming to eat your catered luncheon. NOR IS IT a special promotion designed to get as many Buyers in your home as

I had made the decision to begin blogging some 6 months earlier. At that time my web site provider had said that they were in the process of creating a blog for the web site. I waited. And I waited. One day out of the blue I stopped waiting. I googled blogging and Here I am some 3 months later writing my 100th post with a Point total over

remax: Real Estate Websites are you Doing it All Wrong - 04/14/07 12:38 AM
Websites are they irrelevant? George Tallabas asks us the question What_Does_The_Consumer_Want? In regards to Web Sites we have all been looking for the Holly Grail. The Ultimate of Ultimate sites. But are we all wasting our time? I think that we are. In fact is submit to you that developing a traditional web site is not only a waste of time it is also fool hardy. An expense not worth bearing. Tell me this of all of you that have web sites, beyond the bragging rights and the self adulation of the site how much business does it actually get you.

remax: Choosing A Title Company and Escrow Officer My Top 21 Questions - 04/07/07 11:33 AM
So all is going well when I call my Title gal to check on a few transactions. I am told that she no longer works there and that Susie has taken over her files. They are quick to reassure me that Susie will do a fabulous job and that I will like her. Susie did not do a fabulous job and neither me nor my clients liked her. So begins the process of searching for a new Title and Escrow service. Something that every Real Estate Sales person will have to do at sometime or other. Here is the list of questions I use

remax: Choosing the Right Lender My 22 questions - 04/07/07 12:16 AM
If you are a Real Estate Agent like I am we often times will pick up a buyer through a sign call or an open house. Many times that Buyer will already have started a pre-qualification for a loan with a lender of their choice. For those times when they are not or if we feel that it might be beneficial to the Buyer we may be asked or volunteer to provide a recommendation for a Lender. These are the questions I use when interviewing a Lender in Portland Oregon for my clients. Are you a Mortgage Banker, Broker or both? What are your current rates including a

remax: Anonymity and The Internet Consumer has it Changed the way You do Business? - 04/01/07 10:37 PM
It was just one of those beautiful Portland Oregon days. Clean air, Warm Sunshine, (no rain ) and a couple of Open Houses. AHHHHH! All is right with the World. Now these two Open Houses are the very two Homesthat I have been talking about in my last couple of blogs about FIXERS, FLIPS, and REHABS, in the Alberta Arts Neighborhood, here in Portland Oregon. And when I say Fixers that is what I mean. I have only had these listings for a few days and today was the first opportunity to get inside or even to show them to a prospective

remax: How Hungry are YOU ? - 03/30/07 09:17 PM
A quick cute story. I had taken a Sign call fairly early in the morning some years ago on a Home that I had Listed in the Piedmont Neighborhood of Portland Oregon. The call had been placed by a fellow that I would guess was about 35 years old or so. He had asked if I could pick him and his Grandmother up and take them to see the house. Beaming over the phoneI said that I would be Delighted. I went right into my qualifications spiel asking them my standard set of questions. Amongst the questions that I like to ask

remax: Portland Oregon Real Estate , The Fixer Market Heats up ! - 03/29/07 09:48 PM
With all the negative press about Real Estate sales across this great country of ours it has caused some what of a stagnation. The interesting thing is that Prices did not slide here in Portland just the amount of Pending Sales and Closed Sales. While Real Estate Agents have been working as hard as ever the listing inventory has also soared. If you do the math that is not a good thing for Seller's. More inventory less sales. That was until about 6 weeks ago. It was about the same time one of my Long term Clients was discussing putting one of his

remax: Investors of Portland, Fixers, Flips, and Rehabs : Episode 5 The Big Decision - 03/29/07 12:45 AM
So? What did Rhonda have to say? Chris stared at the ground for a while. Finally he blurted out, Ok Ok let's flip the Cosmetic Fixer! The Big old Burned house with the potential for a huge profit margin was just to good to turn down. Without the flip there would not be enough money to do the work. Gearing up to sell a flip house without the Seller doing a thing requires planning and execution. The Closing on the Cosmetic Fixer house was just 2 days away. When executed correctly a seamless transfer can happen on the following day. These type of

remax: Investors of Portland Fixers, Flips, and Rehabs : Episode 3 Chris gets Pre-aproved and We Make some Offers - 03/24/07 11:42 PM
At the end of Episode 2 the question had been asked about Chris's interview with a lender. Like I said I think I am just fine. Well Chris I said, you know that any Seller who's home you offer to purchase is going to request some sort of verification that you have the ability to purchase. The pre-qualification request that I made of you was not a suggestion. If you intend to purchase you must have this out of the way. If they want to sell these Fixers bad enough they will look at my offer. Chris, I said, there are at

remax: Investors of Portland Fixers Flips and Rehabs : Episode 1 Chris and Rhonda - 03/22/07 10:17 PM
The Fixer house that I listed on Fargo in the Elliot neighborhood was drawing a lot of traffic. Today was definitely one of those days. When the call came in from Rhonda I was just shutting the door and preparing to go home for the day. Rhonda was very upbeat and convincing so I stuck around to show her the Fixer. The first thing I noticed was all of the Boxes and clothing in the back seat of her Nissan. She was definitely a bundle of fireworks. After a boisterous greeting she tossed her head back and let out a funny

remax: Victorian Fixer Portland Or, Irvington Neighborhood, The Missing Light Fixture - 03/20/07 04:21 PM
The Home had obviously just hit the market because my Phone was ringing off the hook. Buyer's from my Investors web site Portland_Flips were all calling on this little Victorian Home in Irvington. This single story Victorian home built in Portland Oregon in 1888 was offered for sale by an agent I had not worked with before. I was able to move in quick and secure an offer for one of my web site Buyers. The Property was and Estate Sale and had not seen any maintenance in many years. It was priced right though. There was opportunity to do it right
