short sales: Sellers of Short Sales what you should know. - 02/04/12 11:54 PM
So youve had a few agents out and there has been some talk about selling your home as a Short Sale. You think that you have this short sale stuff down cold? Really ? Here are a few things that might not have come up in the conversations that you have had about selling your home Short.
Short sales must go through an approval process. There will be a lot of people involved along the way to that Short Sale approval and eventual closing , that is if your fortunate enough to make it. One such person will be the BPO agent. BPO … (11 comments)

short sales: What is a CDPE and how can they help? - 07/10/11 11:47 PM
Every body knows someone who has either SOLD their home or BOUGHT there home under a Short Sale circumstance. You may know or have heard the stories about people who have saved tens of thousands of dollars or in some cases even hundreds of thousands of dollars.
Well I am here to tell you those stories are absolutely TRUE!
But how did it happen and just what is this CDPE thing I have been hearing about? If you or someone you know are heading down that path to foreclosure the CDPE is someone you better get to know.
They may be … (3 comments)

short sales: Failure of Short Sales To Close - 07/09/11 09:25 PM
Over the years I have worked my share of Short Sales. I always spent the time to qualify the Seller before moving forward. This just kind of seemed automatic to me.
Yet a couple of months ago a Buyer that I am working with called me about a property that she saw on my web site. Like most first time Buyer's Susie is real enthusiastic. And rightly so with this home.
It is surrounded by homes in the High $300's to upper $500's. Yet its sales price was only $209,000. I checked the listing and no indication of a Short Sale, … (15 comments)

short sales: REO BPO Short Sales Do you know the difference? - 04/30/11 04:02 PM
While out previewing homes for some of my clients the other day I came across a couple who came straight to the point by asking " Just what are REO's, BPO's and Short Sales?
It was a fablous question and one that I think that not many people would truly be able answer. Oh I can imagine that there are quite a few people who could fake the answer but how many truly do know the answer?
To that end  I wrote this post on my outside Blog. I followed up that post with a very nice assortment of Portland … (0 comments)

short sales: Show me the Money - 01/20/11 10:12 PM
Show me the Money not the Hype! As a busy real estate Broker in Portland Oregon I am constantly amazed at what agents seem to think is important.
" I am a Short Sale Specialist, or Foreclosure Specialist " etc. etc. etc. Yes it is important to work with someone who knows what they are doing. But truth be known what the consumer wants right out of the gate is to see that Foreclosure information and or listings.
Just show me the Foreclosure information they scream. Yet more often than not what they get is accolades about how good the agent could … (6 comments)

short sales: Are you a Target - 01/17/09 01:27 PM
Short_Sales_and_Foreclosures  was the topic of the week.  The Broker had asked two of us to present to the other Agents a solution for prospecting Short sales and Foreclosures at our company meeting.
I was asked to go first. I laid out a strategythat included the help of my Title_Company  and their marketing department. Ticor Title employs an outside firm to provide Notices of Default NODand present them in either PDF or ASCII for those who want to import into their databases.
After selecting my area of interest ( Portland Oregon), I read through each page of the report online. Generally there are 10 to 30 … (6 comments)

short sales: The Red Letter Day - 04/10/08 06:27 PM
                                                                             The Red Letter Day
Have you received THE LETTER?
Perhaps you have or you are anticipating its arrival any day now. What letter am I talking about?
It is the letter that you receive from your home mortgage lender. There notice to you that they have not received payment as normal. It is also notification of potential additional fees and consequences for not paying. Also known as the pre-foreclosure letter it can send a chill up and down your spine.
If you have or soon expect to receive the pre-foreclosure letter it most likely comes as no surprise to you. What actions could or should you take?  The last … (12 comments)

short sales: Short Sales Pre-Foreclosures and Foreclosures - 01/17/08 10:44 AM
Are you facing the possibility of a foreclosure? No matter what your circumstances waiting for the last moment is NOT the best thing to do. Action must be taken to protect your Home and you're Credit.
So, What are your Options? What can you do other than accept the foreclosure? :
You could make up the deficiency by paying the back payments. You might be able to re-finance.You could possibly negotiate with the current Lender for more time. You may have to sell the house. If making up the back payments is not an option for you and all attempts to negotiate with your Lender have … (3 comments)
