BULLS HEAD

Bulls Head is a neighborhood in west-central Staten Island, one of the five boroughs of the USA's largest city, New York.

It is bordered by New Springville to the south, Bloomfield to the west, and Willowbrook to the East, and Westerleigh to the North.

The community received its name from an 18th-century tavern located at the intersection of Victory Boulevard and Richmond Avenue (the neighborhood's central point), from which a sign bearing a bull's head was displayed. During the American Revolution, this tavern became the local headquarters of the faction loyal to the British crown.

As recently as the early 1960s, Bulls Head and the surrounding neighborhoods, such as Willowbrook to the east and Westerleigh to the north, were dominated by farmland. Dramatic change came soon after the Verrazano-Narrows Bridge opened in 1964, opening up the area to residential development.

WILLOWBROOK PARK

Willowbrook Park is one of the most popular of Staten Island’s Greenbelt parks. Its combination of natural wilderness and recreational facilities draws a variety of visitors, particularly in the summer months. The 164 acres of greenery offer a welcome contrast to the bustling neighborhood and traffic-lined streets that surround it.

The Willowbrook area is mentioned in colonial records as early as 1683. Its many streams and waterways attracted early industrialists. By 1760, Willowbrook could boast of at least one sawmill and a number of factories producing metal tools, but most industries closed in the early 20th century when development caused a drop in the water level. It was here that the patriots of the Committee of Safety held their secret sessions during the American Revolution. Willowbrook developed significantly following the opening of the Verrazzano Narrows Bridge in 1964. Formerly a sparsely populated, watery landscape, present-day Willowbrook is home to a large number of one and two family housing developments.

The natural features in Willowbrook Park include a large tract of lowland forest where tulip trees (Liriodendron tulipifera), willows (Salix babylonica) and red maples (Acer rubrum) proliferate, swamps and a red maple swamp.

Among the recreational facilities are ballfields, tennis courts, a boathouse, playgrounds, and an archery range. Willowbrook Lake, the first man-made pond on Staten Island was constructed in 1932 by Parks Commissioner John J. O’Rourke. Stocked with fish, the five acres are also a bird sanctuary. A new feature in the park is the Carousel for All Children, a 94’ structure that opened in May 1999.

Designed by Gabriella Ward and Jonna Carmona-Graf, the carousel has 51 hand-created animals, and panels depicting Staten Island scenes. The carousel is completely accessible to children and adults with disabilities. Begun by citizen efforts in 1993, the greater part of the funds for the $2,216,000 project came from Borough President, Guy V. Molinari. The Greenbelt Conservancy is raising an endowment for its maintenance. In 1989, the park received $1.2 million worth of improvements, including six new tennis courts, gravel for the roads, and an asphalt pedestrian walkway providing handicapped access to the lake.

Willowbrook Park is part of the Greenbelt, the largest Parks sub-system. Established in 1984, it links the large parks of Staten Island in a continuous band of green through the center of the island. Willowbrook is an important beneficiary of this unique institution, which assures the survival of this Staten Island treasure for years to come.

Today I Was Told by BOA My Home is Going into Foreclosure

This is actually a post by Gail Robinson....please read about her plight with Bank of America. It's a terrible injustice that BOA should be held accountable for. I wish Gail all the best and my prayers are with her and her family.

After three years of filling out loan modification paperwork and sending it in, I was informed via a phone call today from Bank of America that my loan modification was declined on 2/1/13 as I didn't submit all the documents. Bank of America continues to state this as a reason for declining my loan modifications, but I give them everything they ask for and then have my HUD counselor review it for completeness. Anyone who knows me knows how organized and detail-oriented I am. I have a Ph.D. from Columbia University and that required an incredible attention to detail. I know I submitted all the documents required as I carefully reviewed every request and my HUD counselor, Michael Haynes, of the Neighborhood Housing Services of New Haven reviewed them.

This seems to me to be a bogus excuse. I think they just don't want to do a loan modification. Although why BOA would want one more foreclosure in Bridgeport, Connecticut is beyond me. They aren't going to sell the home for more money than I would pay for it. I bought this home at the peak of the market in 2005 and paid $400,000. It is now worth no more than $250,000. I'm earning a good income now, my income tanked when my husband became ill with pancreatic cancer three years ago and our expenses have been high due to the cost of medications, travel, and treatment. We also lost his income when he became ill. We were both in real estate and the market downturn left us with less money at a time when we needed more.

As you know, my husband has Stage IV Pancreatic Cancer and he is getting hospice care in our home. I haven't told him yet that our home is going into foreclosure. BOA says to consider a Deed in Lieu of Foreclosure or a short sale and just leave, but my husband wants to spend his final days in his own home. Is that too much to ask of a big heartless organization? Probably. But don't you wonder where all that Mortgage Settlement money went to? Weren't the lenders supposed to be doing more loan modifications instead of allowing homes to go into foreclosure? What the heck are they doing with that money anyways???

It makes no sense at all to me, but my hope is that if you would reblog this post that BOA will notice it on social media, reconsider their decision to foreclose, so that I don't have to tell my husband that our home is going into foreclosure. He's been going through a tough time over the past few weeks and my fear is this will cause him enough stress to push him over the edge emotionally and physically.

Are open houses a waste of time?

The truth is that open houses have always been better for the agent than for the seller.

Prospective buyers will show up to open houses but the likelihood of that particular listing being "the one" for them, is slim to none. As soon as they shoot down that listing, most agents will immediately try to retain them as buyer clients. The bottom line is that the internet has changed how people shop for homes. Consider this...2% of home buyers used the internet to look for a home in 1995. Today, a staggering 96% of home buyers shop online!

RESULTS!!!

Only 3 of my listings have sold as a result of an open house in the last 5 years...out of over 200 deals! But I've picked up buyer clients and sold them other houses.

In fact, I don't hold open houses for my sellers unless they ask for it. Open houses are an ineffective way to market a home and a security threat. Consider this...you are letting complete strangers (and nosy neighbors) into your home. They haven't been pre qualified and we have no idea if they are prospective buyers, or thieves casing out the seller's home. I only schedule private showings for buyers who have been pre qualified.

So the next time your agent says....

"Trust me, we're going to sell your home this weekend at the open house Mr. & Mrs. Smith!"

Instead of....

"Hello Mr. & Mrs. Smith...I’d like to do an open house this weekend. Now, I’m going to lead you to believe that the primary purpose of the open house is to find a buyer for your home, but in reality, the odds of that happening are very, very, very, very low. The real reason I’m doing the open house is to attract potential buyer clients. Once I realize that a prospective buyer isn’t interested in your home, I’ll go into my spiel about how I should be the agent that helps them buy their next home. Is that ok?”

...which they probably won't say, you can respond accordingly knowing the truth.

9 Questions to ask your home inspector in Staten Island.

Most of us only need a home inspector a few times in our life. Ask your REALTOR® for names of inspectors with a good reputation in the industry, for fair and accurate reporting. Ask your friends, co-workers, and family for referrals and recommendations. Then take a few minutes to make a couple of calls.

You may have other questions, but here are a few to get you started so you feel confident in your choice of a home inspector.

1. What Will You Inspect? What Does the Inspection Cover?

Electric, plumbing, and structural? What about targeting areas of concern like fireplaces, HVAC, or the roof? Make sure you understand the inspectors scope of practice, or the degree to which he will inspect the systems of the home. In other words, he probably won’t light the pilot light on the hot water heater, but will he run the dishwasher?

2. How Many Years of Experience Do You Have?

Your home inspector should be able to tell you his history in the profession, and perhaps provide referrals if you ask. Remember that “new” doesn’t mean “not qualified.” Your new inspector has probably received the latest training, or he has an experienced partner to assist. Just gauge his confidence in himself, and your confidence in his answer.

3. Are Other Inspection Services Available?

You may want to obtain a radon inspection, or a wood boring insect inspection. Lead based paint may be a concern. Ask your inspector for direction on those items of concern.

4. Have You Completed a Certification Program?

Be sure your home inspector is a certified ASHI member, or another similar, professional society with membership requirements. The American Society of Home Inspectors is the largest, oldest, and most well known society of inspectors, with a common goal of customer service, and promoting the importance of a quality inspection.

5. How Much Time Does the Inspection Take?

Generally, a home inspection is a 2 – 3 hour process. This much time is necessary to do a truly complete inspection of a “typical” home. Ask your inspector how much time he allows per home.

6. How Much Do You Charge?

Costs will vary from one area of the country to the next. Ask your Realtor ® what to expect, price-wise, and then gauge the answers from there. Expect approximately $350 to $600, depending on the size of the home. It is money well spent when you consider the overall price of your home, and that you now have a better understanding of what you are buying.

7. Do You Mind If I Attend The Inspection?

This is your investment, and your opportunity to get to know the home. No home is perfect. All homes have “quirks.” You need to be there. If the home inspector hesitates, or discourages you from attending, call someone else!

8. What Type of Report Do You Provide & When Will I Receive It?

Some home inspectors take photos, others do not. You may not find that to be necessary if you attend the inspection. Some inspectors use a checklist, and write in a few notes. Others go back to their office and provide a narrative report via email the next day. There is no right or wrong answer to the question. You just need to know what to expect, and when to expect it.

9. Will You Offer Me Tips, Or Point Out Maintenance Items?

Your home inspector should know why he is there. Remember, this is not the opportunity to “nit pick,” presenting a demand list of minor repairs to a seller. This is not the time to discuss cosmetic errors, and maintenance items, holding the seller hostage to numerous “nickel and dime” fixes. Some inspectors, in an effort to serve the customer, will cross the line and start to give advice about how to negotiate the contract for the repairs. Smile, Nod, and walk away. This is not within their scope of practice.

Your inspection is to determine the physical material condition of the home, uncover hidden defects, and give you the opportunity to request repairs of the seller.

But a good home inspector will be able to point out a few items that could use attention, and offer suggestions for maintenance to keep your home in tip top shape. That’s good advice to take, so be sure to take notes if it’s not included in a “tips” portion of the final report.

What is an electronic signature?
An electronic signature is (1) an electronic sound, symbol or process (2) attached or associated with a contract or other document and (3) adopted by a person with the intent to sign. There are different types of electronic signatures.

What is a digital signature?
A digital signature is a type of electronic signature. There is a digital code attached or embedded in the electronic document. Not only does it uniquely identify the signer, but it ensures the original content of the document and uses encryption technology to prevent alteration. Digital signatures permanently secure the identity of signers and the document’s contents. The signer’s digital identity is referenced within the digital signature at the time of signing. Once it has been signed, the document’s integrity is protected. An alteration of the original document will invalidate all digital signatures on the document and bring into question the integrity of the document’s contents. Digital signatures provide a higher level of security than other types of electronic signatures.

The Electronic Signatures and Records Act (ESRA) provides that “signatures” made via electronic means will be legally binding just as hand-written signatures now are. The law also enhances and clarifies the authority of government to create and retain records in computer produced electronic form. There is now no doubt that electronic records have the same legal force as those produced in other formats such as paper and microfilm.
