STATISTICS

April-2012 was a great month statistically! This newsletter will compare April-2012 to April-2011for the Philadelphia area*. The information was gathered from the “Market Statistics” section in the TREND MLS:

Closed (Residential) Units were up 13% compared to April-11 in both PA and NJ (per chart below, closings have been higher every month this year than they were in 2011)
Closed Dollar Volume (almost $1 billion) was up 17% compared to April-11: up 19% in PA, and up 13% in NJ
Average Price for closed properties in April-12 was up 4% from April-11 to $244K for the Philadelphia area*: up 5% in PA to $252K, and up fractionally ($300) in NJ staying at $220K – given the inventory issues, this was a peculiar event and runs contrary to trends from Q1-2012
Pending Properties were up 23% compared to April-11: up 23% in PA, and up 28% in NJ
Distressed Properties: slightly more than 15% of closed sales in the Philadelphia market area* in April-12 were distressed properties – more than 6% short sales and more than 8% REOs - a slight reduction from April-11
Days on Market for closed units were up slightly, decreasing less than 1% in PA (102 DOM) but increasing almost 6% in NJ (129 DOM) compared to April-11
New Listings - there were approximately 10K new listings in April-12 in the area* – the lowest number of new listings in April in a decade!

Per the chart below, there were more closed listings in the first four months of 2012 than in the same months of 2011:

INVENTORY CHECK

The numbers below represent “annualized” inventory** (see explanation below). The suburban counties of Bucks, Montgomery and Chester continue to do better than other counties in the area* as inventory levels remain below last year’s levels:

Berks County has 9.3 months of inventory, more than one month below APR-11

Bucks County rose to 8.1 months, significantly more than one month below APR-11 – Bucks continues to carry less than 7 months of inventory in the under $300K price range (!)

Chester County rose slightly to 8.5 months, more than one month below APR-11

Delaware County continues to carry higher inventory than surrounding PA counties with 10.2 months of inventory – but even this is one month below APR-11

Montgomery County rose to 8.2 months of inventory – almost two months below APR-11

Philadelphia County rose to 9.6 months, almost one month below APR-11

Burlington (NJ) County remains above 1 year at 13 months, but this figure is more than one month below APR-11

Camden (NJ) County remains troublesome with 14.7 months of inventory, but this, finally, achieved separation from last year’s totals and it is almost one below APR-11

Gloucester (NJ) County continues to improve at 12.6 months of inventory – more than 3 months below APR-11 inventory

Mercer (NJ) County is more than one month below APR-11 with 11.1 months – the crowded segment of this county remains the under $300K range (almost 11 months) while the $700K-$1 million range has less inventory with only 9 months of inventory, and the $300-$700K range has 10 months of inventory

**”Annualized” Inventory - to get a similar number for the area where you have listings: find out how many properties sold in the last 12 months and divide that by 12 (to get an average of how many properties sell per month), then unclick “Settled” and click “Active”; then, divide the number of “Active” properties by the average number of sales per month (the previous number) to get “annualized inventory.”

Sociedad Hispana De Doylestown Presents Awards, Bucks County PA

Last night at the County Theater in Doylestown, the Sociedad Hispana de Doylestown presented three CB West Spanish students with scholarships. The co-founder of the Sociedad Hispana de Doylestown, Terry Hull, presented the scholarships before the showing of ‘También la Lluvia’ (Even the Rain). The theater was filled with Sociedad members, teachers, community members and CB Spanish students. Almost every audience member was bilingual.

I would like to thank Terry Hull and Brian Caughie personally for creating this connection and offering these wonderful scholarships. This community connection allows the students to interact with Americans who have lived and worked abroad as well as people who were born in Spanish speaking countries and now live and work in the U.S. The students saw first- hand how their study of Spanish is relevant in the world today.

Here is an excerpt from the website along with the link… congratulations to our Spanish scholars!

The students, David Rosenberg, Thomas Aunins, and Dana Lapides, were recipients of $1,000, $500 and $250 scholarships, respectively. The scholarship presentation took place at the County Theatre in Doylestown, Pa. followed by a screening of a Spanish language film, “Even the Rain.” The three student winners were selected by the faculty at Central Bucks West based on various criteria in a written application including an essay in Spanish. In April 2012, the students presented their essays orally in Spanish to five representatives from the Sociedad Hispana membership who determined the winner, runner-up and finalist.
Corporate sponsors contributed to the scholarship fund including Giant Food Stores LLC, Bimbo Bakeries USA and 3rd Federal Bank along with private donations from the members of Sociedad Hispana Doylestown.
