Here's the latest developments in our Eugene Oregon marketplace from the past seven days: 100-201k: 46 new listings, 37 pending, 18 sold. 201-350k: 48 new listings, 34 pending, 17 sold. 351-600k: 21 new listings, 8 pending, 4 sold. 601-800k: 6 new listings, 0 pending, 0 sold. 801-1M: 4 new listings, 0 pending, 0 sold. 1M+: 5 new listings, 0 pending, 0 sold.
It's heating up out there--the middle is getting stronger, which is very good news.

Builders still need to move inventory, so now is a great time to make a deal on a brand new home. The last week of February was quite successful. $100-200k: 32 new listings, 29 pending, 12 sold $201-350k: 49 new listings, 22 pending, 21 sold $351-600K:16 new listings, 4 pending, 9 sold $601-800k: 2 new listings, 1 pending, 0 sold $800k +: 1 new listings, 0 pending, 0 sold That's just 7 days of market activity, ending with March 1st. If you look at the Eugene Market from the perspective of the last 90 days, we see: 437 Active Listings ---- 141 Pending Properties -----151 Sold Properties -----Average Sales price: $218,312. A quick post today: Many times I hear people making blanket statements about housing prices. "Oh, the market has fallen 30, 40, 50%. And so, we're going to offer accordingly." First off, my number one response is this: Local market's vary DRAMATICALLY. I didn't realize how true this was until I moved 2 hours away last month, from Bend, Oregon to Eugene. Now, Bend has seen a LOT of national news coverage. First we were THE place to live. Donald Trump was singing our praises! Then, we saw the bubble burst and began playing Scrabble at work. Thought I'd give a quick update on our market stats from one year ago until now. Sometimes we can't see the forrest for the trees, if you know what I mean... We are most certainly doing better than one year ago--that fact is indisputable, despite a drop in price. That had to happen eventually anyway! SO-- be of good cheer this holiday season, Lane County's Pending Sales are up 41.7% over last year! And if you think THAT's good, you'll enjoy knowing that CLOSED sales are up 25.1%. You gotta LOVE closed sales. Of course, if one must be Negative Nancy (0 comments)
