The Price of Las Vegas Homes - 05/31/07 12:14 PM
Several years ago prices for Las Vegas homes consistently appreciated at 5-10% a year. Because of the consistent growth in the Valley, Las Vegas has been one of the top real estate markets in the nation. In early 2000's Las Vegas experienced an unprecedented boost in home appreciation, which put it on top of the nations rankings for a period of time. This was mainly due to the lack of new home building, growth, and under value. Even with the sky rocketing appreciation of past; Las Vegas home prices are still some of the lowest in the nation for major cities. … (0 comments)

Here is an EXCELLENT example of media "NEGATIVE HYPE" - 05/30/07 01:22 PM
Here is an EXCELLENT example of media "NEGATIVE HYPE" about the Real Estate market.  Notice how BAD the headline is?  Now, scroll down about 1/2 way, there are a few lines that give the REAL perspective:  "So far, net loan losses remained too small to measure, the FDIC said.  'We're coming off a historic low (for bad loans),' Jamison of Community Bank said.  Therefore, he said, any up tick looks bad."Isn't it SAD how the paper is more interested in selling their product than telling the ACURATE TRUTH?  Shouldn't there be a LAW requiring RESPONSIBLE reporting?  What do YOU think?

In order for someone to become a Real Estate Agent in Las Vegas, NV one must attend at least 90 hours of approved real estate training. These courses teach the federal and State real estate law. One must pass a series of two tests with a score of at least 75% before becoming a Las Vegas Real Estate Agent. The Heart of Summerlin - 05/24/07 11:55 AM
This is only opinion. Judging where exactly the heart of Summerlin Las Vegas is located isn't an exact sceince but being very familiar with Summerlin I am going to make a submission that it is the area around the perfoming arts center in the Village Center Cir just off of Summerlin Parky and Town Center Dr. We are very fortunate to have our Las Vegas real estate office located in the same parking lot as the Summerlin Library/perfoming arts center. With in a mile of this location you will find TPC golf course as well as Tournament Hills custom home subdivision … (0 comments)

Realtors With Degrees - 05/24/07 11:38 AM
I heard not to long ago that in order to be a Realtor in Las Vegas you will have to have a bachelors degree in the not to future distance. I was wondering if anyone else has heard that. I was told that some other states required it. If that were the case I think that that would do wonders for the industry. Wouldn't it be wonderful if everyone had a business degree? i believe that Las Vegas real estate agents would start to develop a better reputation and it would be because they deserve it. I don't have a degree but, … (7 comments)

Buffini'ites and other "Work by Referral" Agents. - 05/22/07 11:26 AM
Our broker was the first Realtor in Las Vegas to join Brian Buffini's group almost 10 years ago. I mention that so that you may know that we live and die by his system in our company. Currently we are dying. This first quarter has been relatively good for our company (doing better than '06 1st quarter) but our referral business is dead! We have a whole department dedicated to our clients and obtaining referrals from them. Because of the current status of the Las Vegas real estate market we are finding that our clients are our biggest competition because they are selling against us (the … (6 comments)

A Balanced Marketing Strategy - 05/22/07 11:25 AM
As with all markets the Las Vegas real estate market is subject to change and therefor so should your marketing plan. This is something that most real estate agents in Las Vegas find out the hard way and sometimes to late. With every market change so does the mindset of clients as well as the actual clients. This obviously takes experience to come up with a full fledged plan and unfortunately I can't say that I have all the answers because I haven't been through them all or even most of them, I am like most everyone else still trying to figure it … (1 comments)

Incentive Programs - 05/21/07 02:25 PM
As a real estate agent in Las Vegas competing with the New home developements is a real challange. In Las Vegas home sales are split 50/50 resale/new. So many people are lured into these new home tracts and are being sold on these great incentives that are being offered. New home builders are very canney and honestly the best homes sellers in the market. That's all they do. I think that by modeling our strataies after what they are doing will prove advantageous for our clients. The question that I have is what are some of the incentives we can offer … (0 comments)

They mentioned that they had expected to see a turn in the housing market sooner this year during the summer time but we are now looking at Later in the year to the begining of next year to see the upward turn. I think we are seeing the new lending standards taking hold. They are predicting that the Las Vegas Real Estate Market in going to be flat throught the summer. Other news (good and bad) median home prices are still flat year over. … (0 comments)

Are Las Vegas Clients Referring? - 05/19/07 02:19 PM
The amount of referrals we have been receiving this year are way down and I am assuming that it has to do with the down Las Vegas house Market. It seems that when I am calling my clients to touch base they take it upon themselves to educate me about how bad the market is and of course I tell them of all the great things happenig and reassure them that its not as bad as they think. I am wondering if they are selling against us and that is why we are not getting the referrals we have gotten in … (0 comments)

Las Vegas Referral Directory - 05/19/07 02:08 PM
Here is a little hint and tip to the Las Vegas Realtors out there, take it for what it is worth. We have a newsletter that goes out to about 10,000 people a month in Summerlin Las Vegas and we have been doing that for about for over 15yrs now. Recently we just added a Referral directory to our newsletter. We asked all of our top and favorite clients who they would refer for a myriad of services and then we compiled the list in excel. Las Vegas High Rise - 05/18/07 04:56 PM

This past week we went to a sales presentation for the most impresive Las Vegas High Rises I have seen yet, Pinacle. If you haven't seen it you should. They have sales meetings every wed. They provided great information about thier product as well as usfule information about Las Vegas real estate in whole. They seem very real estate agent frinedly and willing to help you market to you own clients. The most impressive thing to me was thier pricing ($400's up) One of thier penthouse sweets with great views was only 1.8m. Pretty impressive for a Luxury Las Vegas Home.

Las Vegas Location - 05/18/07 04:46 PM
In a recent blog I mentioned that one of the many qualities of buying a Las Vegas home is its location. The proximity to the west is very desireable for many people and business'. Las Vegas is home to 100's of shipping yards and wherehouses. If you were to look at an airal view of all Las Vegas Properties you would see that much of it is commercial wherehouse. Maybe you have noticed all of the trucks on the road. For Las Vegas residence and business' you have quick access to Cali. Utah, AZ, CO, NM, & Mexico. We are located … (0 comments)

Las Vegas Real Estate Team - 05/18/07 04:35 PM
A modern aproach to providing Las Vegas real estate services is to create a team. Many Real Estate Agents in Las Vegas are part of one of these teams. Most times a team is put together to help service the amount of clients a single agent may have. Other reasons for a Las Vegas Real Estate Team is to have more people working together to find new clients and business. Usually it is helpful to be on a real estate team when and agent is newer to the profession. For clients it is usually a nice experience because they get more … (3 comments)

Las Vegas MLS Search - 05/18/07 04:25 PM

It still amazes me that people run around trying to find the best house for them with out first finding a qualified Las Vegas Realtor who can give them access to the thousands and thousands of homes on the market. Las Vegas Property - 05/14/07 12:03 PM
Las Vegas property and property value have increased significantly in recent years. Las Vegas appeals to such a wide variety of people that it is no wonder that real estate in Las Vegas has taken off. Vegas offers great tax benefits to its relocating business' and of course their loyal citizens. No matter how you look at it, the lack of available land and property in Las Vegas is evidence of the world's attraction to this great city. I could go on and on about its location and proximity, weather, culture, lifestyle, and abundance but I will save that for later blogs...

Homes in Las Vegas - 05/12/07 04:22 PM
People have been building homes in Las Vegas for over 100 years. If you want to get technical civilizations have been building houses in Las Vegas and Nevada for 1000's of years but let's focus on the now. Because of all of the growth in the valley in the past 20 years I would venture to say that the majority of the houses standing are 20 years or newer. That would explain why this city has been a happy haven for developers for years. It is interesting to see the change in they style of Las Vegas houses over the past … (0 comments)

Las Vegas Real Estate - 05/11/07 12:31 PM
As the city grows so do the options for Las Vegas Real Estate. It must be stated that Las Vegas real estate is defined as real property consisting of at least land with a structure attached to it. In other words, a Las Vegas Realtor cannot sale a trailer house on a rented plot. The mobile home must be attached to the land and have a permit stating that it has been converted to real property. Realtors in Las Vegas cannot sale rights to business' either for it is not real property. We cannot sale intellectual property or timeshares.

Las Vegas Realtor - 05/11/07 12:15 PM
Las Vegas Realtors are the cream of the crop. Unknown to most, there is a difference between Las Vegas Realtors and a Las Vegas Real Estate Agents. As a Realtor one is expected to abide a higher level of ethics and morals when dealing with other Las Vegas Agents and clients. When much is offered much is expected. There are more sever consequences as a Realtor if one is not upholding the title and pledge we all make upon joining the Board of Realtors. For clients it offers a greater peace of mind to know that they can work with someone … (1 comments)

Las Vegas Real Estate Agent - 05/11/07 12:04 PM
There are over 15,000 Las Vegas Real Estate Agents in Nevada. Not all of them are active and of course those that are active don't necessarily do a lot of business. The real estate agents in Las Vegas have been through training and have passed test to prove their knowledge of the laws of Las Vegas Real Estate. Remember that just because they know the law it doesn't mean they know the market. It is very important to find an experienced knowledgeable real estate agent to work with.

Luxury Las Vegas Homes - 05/10/07 03:53 PM
One of my favorite past times is viewing Luxury Las Vegas Homes with clients. I have always been a huge fanatic when it comes to beautiful Luxury Estates. I had a dentist come into our office the other day inquiring a bout this custom Luxury Estate in Las Vegas on the southwest part of town and was wondering if it was at a right price. I pulled as best of comps as I could in the 20min he had.
Last night at a party I met our friends business partner and he was talking about his custom home in Northwest Las Vegas. It … (0 comments)

A Few Things About Short Sales... - 05/10/07 03:42 PM
Las Vegas Homes are very popular and were extremely popular when the home prices were taking off. When the Las Vegas House market was going crazy it brought forth a lot of creative (stupid) lending options that allowed just about anyone to buy a home. Well now it is two years later and all of these "Investors" and other people, who could never really afford a home any way, are going into foreclosure.
Las Vegas Short Sales have been the highest in the nation for the past three months. Now for all of you Short sellers and investors here are a … (2 comments)

Las Vegas MLS Updates - 05/10/07 03:23 PM
The Las Vegas MLS is such a great tool for the Las Vegas Real Estate Agents. It's quite the step up from the old Book O Listings We used to have to rely on.
I bet that most of us don't take the opportunity to really take the time to find out what great tools there are available. The latest one that I have been shown is the "Attachments" option on the left hand navigation bar when viewing the properties in details. With this option you can upload documents (i.e. any addendums your team may have or special contracts your office wants), larger pictures, … (1 comments)

Staging. Does it work? - 05/10/07 03:09 PM
There are several strategies to sale a Las Vegas house but one I have never tried is staging. Does it work? How much does it usually cost?
We had an interior designer come to our Wednesday team Huddle to discuss staging. She mentioned that a Las Vegas Realtor could sell a home in a 1/3 less time by having their client's homes staged. Interesting information considering the current status of the market we in. Who has any insight to this? Do tell...

We are Las Vegas Realtor that work hard at providing exceptional service to our clients, Heck we have a whole department dedicated to just that! Our goal and mindset in every Las Vegas home purchase or sale is to please the client in such a way that they will give us referrals.
With this being said you can probably understand why when we get phone calls about web generated leads we usually pass because as many of you know they aren't offering you a lead that you pay a referral fee on they want money UP FRONT! Then they send you … (3 comments)

Las Vegas Real Estate Office Location - 05/05/07 02:01 PM
As I am driving around town I often see Las Vegas real estate offices in the most peculiar places. I have always wondered how clients would view them. Many times these offices are not the most appealing and I know that I would be uncomfortable bringing a client there. Does anyone else have an opinion on this as a client or a Las Vegas real estate agent. Fortunately we own some great Las Vegas real estate in a very desireable area. For us it works out great because we get tons of walk-ins and it looks nice. I also understand that … (0 comments)

Las Vegas Recreation - 05/05/07 01:52 PM
One of the great things about buying a home in Las Vegas and living here are the great recreations. That is if you like hiking, climbing, off-roading, and just being outside.  As a Las Vegas Realtor part of my job is to help prospective buyers understand this and find the value in it but even more so I get to try all of these things out and tell stories about them later. The best way to sale someone on something is to try it out yourself. It's a great sales tool but the truth of the matter is that these great … (0 comments)

Las Vegas Homes - 05/05/07 01:41 PM

I am from Oklahoma originally so when I came out to Las Vegas 5 years ago it was quite the change from what I am used to. Oklahoma homes are mostly brick and siding while Las Vegas homes are stucco and that's it (mostly)! Another thing that really suprised me was the price. I remeber looking at a home that was 3000sqft (plantation like home) with 40 beautiful rolling acres and it only cost $100,000. You can imagine the shock when I moved to Las Vegas and saw the price of Las Vegas homes! I wonder sometimes what it is that … (1 comments)

Are things turning around in Las Vegas? - 05/05/07 12:44 PM
I was told when I got into Las Vegas Real Estate that business is good whether it was a buyers market or a sellers market. I was told that the only time that a Las Vegas Realtor would struggle was when buyers weren't buying, the transition between a seller's market and a buyer's market. For most this is it. The question I keep getting asked is "Is the market improving?" I understand that this is a relative question but I tend to say that it is. More Las Vegas homes sold last month than have in several months. I hope it … (1 comments)
