I recently talked to an agent about a deal where the buyer and buyer agent waited 4 months for an answer on a short sale from the bank. To say the least the short sale process was a nightmare. Anyway, after close to a dozen counter and 2 months of negotiations, we get a final offer from the bank in which they need a $4000.00 note for for the PMI company and they will accept  the loss of $150,000 and let the seller out with no deficiency. I insisted a buyer come in my office for a consultaion before we would take him out to preview properties. He had worked with multiple Realtors over the past 3 years, visited dozens of homes and wasted tons of time.
