After researching the prior 3 years as to total number of homes sold in Prairie Village Kansas for various price ranges, I have found that the numbers have stayed pretty consistent. Here is how it breaks down forsingle family homessold in Prairie Village from 2009 through 2011:
As you can see, the greatest number of total single family homes sold in Prairie Village Kansas for the prior 3 years has stayed consistent in the up to $200000 list price range. Followed by the $200000 to $300000 list price range. Sales for homes up to $200000, while still below total sales for 2009, did increase in 2011 from total number of homes sold in 2010. All other price ranges remaining fairly steady for total number of homes sold in Prairie Village Kansas for the prior 3 years.

The National Association of Realtors recently released its Profile of Home Buyers and Sellers for 2011. This is a very informative report of the demographics, experiences and preferences of recent home buyers and sellers. And, I use this information to help provide information to assist my Northeast Johnson County Kansas home sellers to become more educated on what prospective buyers are comprised of on average along with what their looking for in their new home.
The Profile indicated that67% of home buyersindicated that the biggest influence in their neighborhood choice of where to purchase was "quality of neighborhood." So what does this mean to you if your are selling or considering selling your home in JohnsonCounty Kansas? It means that what your neighborhood has to offer greatly influences the decision of a buyer to not only purchase your home, but to view your home to begin with.
It is critical to emphasize a number of features of our Johnson County KS neighborhoods when selling your home which I will be posting about over the days to come. The first being to emphasize the schools for your area.
My experience is that not just buyers with children are particularly interested in the schools, but also buyers without children are many times just as interested in the quality of schools for the area they are considering because of future resale. Folks, don't just choose a price to list your Northeast Johnson County Kansas home for without having information to "back it." I know that you may think that your home is worth "x" amount of dollars, but the market may not justify it.
Do you know what "comparable" homes to yours sold for? If you don't, you are setting yourself up for a possible mistake in pricing your home for sale. Just because a buyer is willing to pay the price that you want for your home, does not mean that the sale of your home will close. As a matter of fact, your home likely won't close.
Many lenders, in today's market, want to see comparable sales that are no older than 90 days from the date of sale. So, if a home that offers the same size, floor plan, location as your Northeast Johnson County Kansas home sold within the prior 90 days of your listing your home for sale, you better be aware of what that amount is because an appraiser for your buyer's lender is going to know and likely use it to value the price of your home in determining your buyer's loan.
