Virtually the entire state of Kentucky was hammered by snow and ice over the last two days. The storm left over 500,000 people without power for what may be up to 10 days. In the Louisville area, over 100,000 do not have electricity tonight. Jefferson County schools have been called off for the rest of the week and most surrounding counties are expected to do the same. Our power was restored early this afternoon and I was able to venture out to get a few pictures and see how Bullitt County held up. I-65 and most main roads were fairly clear, (15 comments)

This may well be the best time in history for First-Time Homebuyers to purchase a Louisville or Bullitt County Home. The combination of historically low interest rates and high inventories creates an opportunity to find an affordable home in virtually any location. If you have not owned a home in the last 3 years, the government is offering a tax credit as further motivation. Mt Washington Real Estate Market Report- This report analyzes property sales trends for Mt Washington homes over the last few months and versus the same time period last year. The report includes number of homes sold, average listing price, average sales price, days on market (DOM), and current inventory.
Comments and Analysis For whatever reason, December sales were more affected in Mt Washington than is Shepherdsville. With the number of units down 50%, there isn't lot of good news for sellers. Despite the fact that Fox Chase, Hebron Estates, Hillview, Hunter's Hollow and Pioneer Village are incorporated, home sales from these areas are generally included with the Shepherdsville home sale data. This month's results are shown in the chart below.

The report includes number of homes sold, average listing price, average sales price, days on market (DOM), and current inventory. Bullitt County encompasses the primary cities of Shepherdsville, Mt Washington, and Lebanon Junction. Home sales from the smaller cities of Brooks, Fox Chase, Hebron Estates, Hillview, Hunter's Hollow, Pioneer Village and Zoneton are also included, but these are generally listed as Shepherdsville homes in the MLS.

The Most Depressing Day of the Year - 01/23/09 12:55 AM
In 2005, a British psychologist developed a formula for determining the Most Depressing Day of the Year. Incorporating weather, failed New Years resolutions, holiday bills, day of the week, etc, Dr. Cliff Arnall determined Jan 24th should be the appointed day. Over the past few years, the date has been recalculated and generally lands on the 3rd or 4th Monday of January. For 2009, this past Monday was declared the Most Depressing Day of the Year in the UK. Next Monday is probably more appropriate for the mostly arbitrary designation in the US due to the holiday this week. To most (14 comments)

If you are thinking about selling your Louisville or Bullitt County home, be sure to consider the following 3 points closely. 1) Eighty-Five percent (85%) of buyers start their property search online. They want information, pictures, virtual tours. If they do not find it, the move on. I have had clients literally refuse to tour a home because there was only one photo online. 2) There are dozens of places that a buyer can search for homes and a large number of them are NOT fed from the MLS. If your agent doesn't put your home on the site, the buyer will never find (6 comments)

Autumn Glen is a deed-restricted subdivision in Mt Washington offering all-brick homes. This relatively new community was primarily built by Dogwoood Homes although a few lots have been developed by others. Despite this, there are several unique styles in the neighborhood. Upscale homes in Autumn Glen have 3-4 Bedrooms and 2-3 Baths. Since these are newly-built homes, you can expect open floor plans. Additionally, these Mt Washington homes have many amenities such as vaulted or trey ceilings, whirlpool tubs, fireplaces, and more. Based on the number of homes, this is a moderately-sized community.
