Continued from The First Showing The Tuesday after the insane woman viewed our Shepherdsville home, another agent called to setup a Wednesday showing. The good news was the kids hadn't been able to do much damage to the house during the preceding days. The bad news was the combination of a 4:30p showing time, my previous plans and the fact that both kids had colds meant my wife basically had to drive them around for 15 30 45 minutes while this couple toured our home. Background As a result of the 2009 Economic Stimulus Package, Louisville first time home buyers have an opportunity to purchase a home and get FREE money. Continued from Listing My Home This isn't my first rodeo. I've sold homes before. I've even sold investment properties that I owned. For some reason, every day that passed and I didn't get a call, was nerve-racking. The remnants of the snow and ice storm pretty well shot the first weekend. People were too busy cleaning up and restocking their current homes to bother looking for a new one. By mid-week, my buyer clients and leads started calling. Guess who's photos are in the Louisville Courier-Journal? - 02/12/09 10:43 PM
Imagine my surprise as I scanned through my Bullitt County Google Alerts this evening and stumbled across, "I found these photos of snow storm damage in Bullitt County on Flickr.com. They were taken by Eric Hitzelberger, who writes on a Bullitt County real estate blog." My broadband connnection seemed painfully slow as the page loaded. Needless to say, I was very pleased to see the Courier-Journal website pop-up. Bullitt Beat author Emily Hagedorn posted an article detailing how to dispose of tree limbs etc from the ice storm and used a few of MY photos to accompany the piece. I spend hours every month analyzing the Louisville area housing market. I note which homes are selling and which ones are not. I pass this information along in my Market Report posts along with general recommendations for buyers and sellers. While I try to avoid using the copy-paste function, my advice has been pretty consistent for some time now. Buyers should buy. Sellers should hold unless they are trading up or their house has become a burden. When interest rates slipped under 5%, I knew it was time to practice what I preach. $15000 Tax Credit - What does it mean to me? - 02/06/09 12:12 PM
Final Update -- The 2009 Economic Recovery Act passed without the $15000 tax credit. However, the new law includes an $8000 tax credit for first-time homebuyers that does not have to be repaid. 2/11 Update - 10:30p EST - The Lieberman-Isakson $15000 tax credit has been removed from the 'final' bill during negotiations between the House and Senate. There is discussion that the $7500 tax credit will not have to be repaid. I am looking for confirmation of this. Regardless, first-time home buyers need to act before July 1st to take advantage of the credit. 2/11 UPDATE- 8:00am: The Senate passed
