Economists define a recession as 2 consecutive quarters of negative GDP growth. Based on this definition, the United States of America is not in a recession. Blah, blah, blah! Does it really matter whether the technical criteria are met? Not to me.

My year-over-year spending power and net worth are down. In fact, my net worth seems to be dropping hour-by-hour. Gas, food, clothing, and beer prices are all up. When prices increase on the necessities, there is less room for discretionary spending. I am definitely in a recession.

One proposed solution that I've heard is too focus on all the positive things in life. Supposedly, this causes good things to happen. I am an optimist and I have plenty of things to be grateful for, but my general response to this "happy, happy, joy, joy" attitude is, "BS!"

Making good decisions and acting upon them causes good things to happen. You can wish for gold bars to appear before you all day long, but unless you develop a plan to knock-off an armored car, chances are you will never see one let alone melt it down and convert it to something sellable. (Not advocating theft here, I'm just saying..)

The markets (housing, stock, action figures, etc) will come back. Not next week or next month and maybe not next year, but they will return. In the meantime, opportunity awaits. "Buy Low, Sell High," is among the most cliché statements ever uttered. Yet, the truth of remark is undeniable. I know it and you know it.

So, how do we sort through the chaos and seize these opportunities? We plan and we execute. The first step is identifying our wants, needs and interests. The last item may be the most important as it is easy to lose focus on something you are not interested in. Once we have identified these things, we make a plan to achieve the needs and wants.

Focus on the things that you can control. You cannot control the markets, but you can control where and how you spend your time and money. Wherever possible start spending both on things that contribute to your goals. If that means paying down high interest credit cards, great! If it means investing in an IRA or 401K, great! If it means buying a new house, spectacular! Shameless Plug Alert ---> If you need a good agent...

For me, the choice is simple. I know real estate. I know homebuyers can purchase move-in ready homes at a discount right now. I know savvy buyers will be rewarded with instant equity and great appreciation in a few years. I know investors can find great rental and flip properties in my area. I also know tightening lending standards and fear have created a large pool of renters. Because I know these things, I will buy.

Hiding your money under the mattress will not end the recession. Marveling at the red poppies beside the yellow brick road won't get it done either. Plan, execute and end your own recession.

Bullitt County Luxury Homes: For purposes of this report, I define luxury homes as those over $250,000 with some adjustments being made to those with significant acreage. Bullitt County homes in this price range are generally well beyond anything that would be considered a spec home. These are larger, have more bedrooms and baths, and have a multitude of upgrades.

Nowhere in Bullitt County is value more evident right now than in the Luxury Home market. The abundance of homes (almost 140 active listings) has lead to prices that are flat against the past 2 years. Without a doubt, the buying opportunities are abundant.

Builders offer a 1-year home warranty during which time they will repair any defects in workmanship. However, it is always best to have any upfront issues corrected before the closing. Builders are naturally more motivated beforee they get paid than after.

Lotus Pointe is a secluded subdivision offering beautiful homes on large lots. Most of these 3-5 acre lots are wooded and provide a park-like setting. In fact, very little separates this neighborhood from Bernheim Forest. Seeing deer, turkeys, etc from your deck is common. If you like country settings, make sure you check out this neighborhood.

Luxury homes in Lotus Pointe have 4-5 Bedrooms and 2 1/2-3. Since the lots are so large, these homes typically have fewer custom amenities than similar priced homes in St Andrews Crossing or Heritage Hills. However, fireplaces, whirlpool tubs and hardwood floors are common. These 1800-3200 SqFt homes also have large bedrooms, formal dining rooms, open floor plans and basements.

Based on the number of homes, this is a relatively small community. Only about 20 lots exist. Lotus Pointe does not have sidewalks, but considering that it is surrounded by acres and acres of woodlands, there are many better places to walk and play. Underground utilites preserve the scenic views.

Prices on active listings currently range from $335,000-$389,000.

Trash Pickup in Shepherdsville

If you live in the Shepherdsville city limits, you have probably been wondering why someone left you a green Eco-Tech trash-can. We received our can rather unceremoniously last weekend. There was no note of explanation or introductory letter, just a large green can sitting at the end of the driveway.

Due to the timing of the delivery, my first thought was that this was for yard debris from the wind storm. While driving through neighborhoods last week, I noticed that my opinion was shared. However, no one came to remove the cans so I decided to call and find out exactly what was going on.

I spoke with representatives from Eco-Tech and Rumpke and each confirmed that ECO-Tech has been awarded the contract to pick-up trash by the city of Shepherdsville effective October 1st. Their monthly rate will be $9.50 which is higher than the $8.00 that we are currently paying Rumpke. Presumably, Rumpke bid higher. Pickup days will remain the same.

As my trash was already in the Rumpke can, I was concerned that I had to transfer it to the Eco-tech can. I was glad to hear Eco-tech say that they would accept it as is this week. That was an experience that I really wasn't looking forward to.

Rumpke will be coming around collecting their old cans. You do not have to put them by the street, but they do ask that you place them in a visible location near the front of your house.

Homes in Bullitt County ~ Cedar Falls ~ Luxury Homes ~ Mt Washington

Cedar Falls is a highly desirable neighborhood in Mt Washington. With lots ranging from 1.5 to 6.5 acres, the luxury homes in this neighborhood are best described as estates. Development in Cedar Falls began in 2005 and a few lots are available. When complete, there will be less than 50 houses in the subdivision.

With prices ranging from $375,000 to $500,000 it is difficult to describe any home as typical. Houses in Cedar Falls have 3-5 Bedrooms, 2 1/2 - 4 baths and range in size from 2100-3100 sq ft. Virtually every one has a basement that adds to the size of the home. Interiors are filled with some of the best amenities you will find in Bullitt County. Vaulted and double try ceilings, tile and hardwood flooring, fireplaces, whirlpool tubs, stainless steel appliances and granite countertops, formal dining rooms, theatre rooms, etc. Listing descriptions read like a check list of dreams.

Cedar Falls is basically one street which winds through the countryside and forms a circle at the back of the subdivision. Homes on the exterior of the circle tend to be a little larger and set back from the street a little more. Additionally, their back yards open to undeveloped land so the lots appear even larger. Regardless of where you live, the pristine view is preserved by the underground utilities.

The neighborhood does not have sidewalks, but this really isn't a problem. Traffic ranges from light to non-existent.

The deed restrictions and HOA fees are very reasonable ($200 / year).

Cherry Hill is a beautiful developing community in Mt Washington. The first homes in this neighborhood were built in 2000 and several lots are still available. Lots tend to be between 0.3 and 0.5 acres in size, but some towards the back of the subdivision are almost 1 full acre.

A typical home in Cherry Hill has 3-4 Bedrooms, 2 1/2 baths and plenty of upgrades. Many have 9' ceilings, custom moldings, fireplaces and hardwood flooring. Kitchens feature custom cabinets and stainless steel appliances. A typical master bath would have a whirlpool tub, separate shower, double vanities, and tile flooring. These 1800-2800 SqFt homes also have large bedrooms, formal dining rooms and open floor plans. Basements are also common.

This Mt Washington neighborhood features varied architecture, underground utilities and sidewalks. Because these houses were custom built by several different builders, very few of them have the same appearance or floorplan. The landscaping of the individual homes consists of well-manicured lawns, young trees, and small ornamental shrubs. Homes on the east side of the community back up to large mature trees on undeveloped land. There is very little traffic besides the residents.

Prices range from $275,000-$387,000. While there is a great deal of overlap, the average price is slightly below what you would find in Twelve Oaks. Yet, this deed-restricted community is still one of the nicest in Bullitt County and has very reasonable HOA dues of $125 / year.

Active Home prices range from $250,000-$399,000. While there is a great deal of overlap, the average price is slightly below what you would find in Twelve Oaks. The Wildwoods Home Owners Association has been in place since the end of 2007 and fees are $250 annually. Deed restrictions seem reasonable and will help to preserve the value of homes in the neighborhood.

Active Rain Success Story - More than just Real Estate

Before I started blogging, I had a retirement plan. This plan was based on the premise that I would need a certain amount of money in order to live comfortably from the time that I quit working (full-time) until I no longer need money. The rest of the plan simply calculated my savings (which is diminishing every minute) and annual contributions to my retirement fund by some rate of return and figuring out how to get to a number the necessary number.

In just a few short months, I have been able to drastically reduce the time that I thought it would take to get to my goal. What's even better is that I've been able to use this platform to truly connect with and help people. Currently, I am invovled in 3 transactions helping distraught individuals from 3rd world countries transfer funds to the United States. Each of these people has assured me that I will reap substantial rewards for my help. I can't wait for those checks to come in.

Yesterday, I received something that money can't buy. Well actually, I guess that it can... Regardless, a lovely young woman proposed that we might have a connection. Now, I'm married so I can't pursue this. But, who (other than these two) would have thought that you can find love on a real estate network.

Bullitt County Kentucky (KY) Real Estate Market Report - August 2008

Bullitt County Real Estate Market Report - This report analyzes property sales trends for Bullitt County homes over the last few months and versus the same time period last year. The report includes number of homes sold, average listing price, average sales price, days on market (DOM), and current inventory.

Bullitt County encompasses the primary cities of Shepherdsville, Mt Washington, and Lebanon Junction. Home sales from the smaller cities of Brooks, Fox Chase, Hebron Estates, Hillview, Hunter's Hollow, Pioneer Village and Zoneton is also included, but these are generally listed under Shepherdsville in the MLS.

Comments and Analysis

The number of homes sold in Bullitt County has been trending from 80% to 70% of the number sold last year. A number of factors including tighter lending restrictions and general economic instability contribute to this drop. As a result of the decrease in sales, inventory levels have risen and the absorption rate has increased significantly. This month it is higher than any point in the last 4 years.

Despite the decrease in number of sales, homes have generally maintained their value. The drop in average price that you see is more a reflection of more people buying lower-proced homes than homes declining in value. Additionally, fewer sellers (including builders) are putting homes on the market. This is evidenced by the fact that 35 fewer homes sold this month vs 2007, but there still 9 less Active listings. Those who do not have to sell or who are not trading up are wisely waiting for the market to come back.

For buyers who are ready and able to buy a house, now is a great time. Interest rates are still low, selection is high, the government is offering a $7500 tax credit (low-interest loan) to first-time home buyers and we have had significant good news from Ford and GE in the last couple of months that helps secure economic stability in the region.

For sellers who do not have to sell or are not planning to buy a larger home, keeping your Bullitt County home off of the market may be the best decision. If you do have to list your property, make sure that your home is Priced, Prepared, and Promoted to sell.

Mea Culpa – We need this bill

When I first heard about the proposed bailout, I was annoyed. I believe that those taking excessive risks with the hopes of earning excessive returns should be allowed to fail when said risks don't pan out. This is especially the case, when those doing so know better. I was further angered when I read that Treasury Secretary Henry Paulson wanted to include any bad debt (not just housing and mortgage-backed securites) in the plan. In this state, I pounded out a post stating my opposition to this bill and asked you to call your representatives and oppose it.

I am not usually an emotional person. I generally make rational decisions based on facts not on opinions, hearsay, or rhetoric. I don't know why I lowered my standards, but I did. I was sick, so perhaps my weakened physical state affected me mentally. That's probably just an excuse, but I'll cling to it for now.

Regardless, I spent a lot of time last week listening to experts discuss the problem and the implications of not passing this bill. While it is far more complex than what I am going to describe below, I will attempt to explain the basic problem, the two alternate solutions and why I now support this concept..

Fundamental Problem

Capitalism, of which I am a big fan, depends on capital. Right now, those who have capital are sitting on it. They have little or no intention of lending it to others because they do not know whether it will be repaid. With the rash of failures and the massive amount of uncertainty this is entirely understandable. Imagine that a friend comes to you and says, "I need help. I have $10,000 in gambling debts that I can't pay. Will you loan me $1,000?" Do you make the loan?

Free-Market Solution

The beauty of our economic system is that it not only accounts for failure but also provides incentives to overcome those failures. Consider this scenario. Two companies provide milk to your local grocery store. Because of the competition, milk costs $4.50 per gallon and the companies make little profit. In an effort to get ahead, one company starts giving excessive amounts of untested hormones to its cows. They get caught violating public health standards and go out of business. With no competition and increased demand, the second company is free to raise prices and milk now cost $6.00 / gallon. Because there is now huge profit potential, a third company opens and starts providing milk to the store. Eventually, the price declines back to $4.50 as supply-demand equilibrium returns.

Similarly, new lending institutions will form. They will start because demand for capital will drive the price to the point that there will be an opportunity for large profits. The problem is that this takes time that we do not have. Every day that projects are delayed or cancelled, that purchases are not made, that infrastructure declines is a day that puts us further into a hole.

Intervention Solution

I felt lousy last week. For days, I did little but sleep. I knew that I was sick, but thought I could take cold-medicine, sleep and fight this off without going to the doctor. On Friday, things took a turn for the worse and I realized professional-intervention was in order. I'm still sick, but I feel much better and am able to get out and do some work.

Our economy is currently sick and getting worse. In case you missed it, $1.2 Trillion dollars was lost in the stock market yesterday. This wasn't just Wall Street money, this wasn't money that supports the lifestyles of the rich and famous. This was your money and mine. This was retirement money, new car money, new house money, college education money, etc. This was ‘hopes and dreams' money.

So, if companies can't get loans to invest in new projects and individuals can't get loans to purchase new products, the economy stalls. If in addition, companies and individuals lose tremendous amounts of money that was saved for big purchases or rainy days, the economy nosedives.

Conclusion

As painful as this is for me to say, we need intervention. We need a bailout.

Andy’s TV Sales and Service – Solving Problems and Crushing Dreams

One day last month I turned on the TV and was disturbed to see that the picture was horrid. The red was out of sync with the blue and green. With football season fast approaching, this was a very serious problem. After the initial panic wore off, I was struck by a moment of Zen. This is the perfect excuse to get a new TV.

My wife quickly concurred and insisted that 1) the new TV mount on the wall and 2) it shouldn't be smaller than the one we have now (52"). Reassured that I was married to the right person, I began to research Plasma and LCD televisions. After a few days, I found what I wanted and determined that we could afford it by cutting back on food for the kids. Quite honestly, they are a bit spoiled and this would have been a good opportunity for them to learn about sacrifice. A true win-win!

The nagging thorn in my side was what to do with the current TV. I decided that I had to at least look into the possibility of having it fixed. Hoping to be told that it was beyond repair, I called Andy's TV Sales and Service in Louisville. After getting Andy on the phone, the conversation went something like this....

Me: Do you make house calls?

Andy: Yes, what's wrong with your TV?

Me: The red is skewed from the rest of the picture and I can't get it to converge.

Andy: Where do you live?

Me: (thinking this is a strange follow-up question): Shepherdsville

Andy: What type of TV is it?

Me: (ok, back on track): Panasonic 52". Sorry, but I don't have the model number with me.

Andy: I know what is wrong. It will be $350 including parts, labor, and travel. I can be there on Saturday.

Me: (engineering background kicking in) Would you mind explaining the problem?

Andy: Your convergence board is bad. This is a fairly common problem. What exit do I take?

At this point, I had to make a decision. Either this guy really knew what he was talking about or this was going to be a nightmare. With some reservation, I gave him directions. In total, we spent more time talking about where I lived then we did discussing the problem.

On Saturday, Andy called to confirm that I was home. I was actually on the 5^th tee at Long Run golf course, but my wife was home. By the time I returned, Andy was long gone and the picture looked better than it had in years. (Apparently, there are internal lenses that can accumulate a lot of dust over 7 years).

Just Say NO to Government Bailouts

The more that I read about the government bailout, the more disgusted that I become. President Bush is proposing $700 billion to purchase bad mortgage debt from banks. After meeting with lenders, Treasury Secretary Henry Paulson is now amending the proposal to include any bad debt. This means that the government could buy everything from bad mortgages to bad car loans to home equity loans and credit card debt that individuals used to buy vacations, tv's etc and you and I get to pay for it. Actually, when combined with the Freddie/Fannie/Bear Stearns money our children and theirs will get to pay for it.

So who wins? Lending institutions. Specifically, those who took excess risk in order to reap substantial rewards over the past several years. They will pass the effects of their bad decisions on to the American public. The net effect is that the people who played by the rules and lived within their means will have to pay for the homes, cars, and toys of those who did not.

Please take 2 minutes and call your congressional representatives to let them know you are strongly opposed to this legislation. Voting could begin as early as Wednesday. Take action now!

Ike Sucker Punches Louisville

I'm not sure what meteoroligists in the Louisville Metro Area were saying last night but, it should have been, "OOPS." With little warning, the remnants of Hurricane Ike combined with a cold front to deliver a massive blow to Louisville residents in particular and LGE in specific. Predicted 20-30 mph gusts showed up as 60-70 mph gusts and the resulting windstorm left 280,000 people without power last night.

While most of the damage was limited to downed trees and power lines, tragedy did strike. A 10-year old boy was killed by a falling limb and over 25 house fires were started as a result of the fallen power lines. My thoughts and prayers are with those of you who lost so much during this storm.

As of right now, LGE is reporting that power to many areas may not restored for at least a week. Schools in Jefferson County (Public and Catholic) , Bullitt County, Oldham County, and most other surrounding areas are closed today and future plans are day-by-day. Check the Courier-Journal or local TV/Radio stations for more information on business and school closings.

On a more positive note, damage at Valhalla was limited and the Ryder Cup will continue as planned. The infusion of money to the local economy could not come a better time.
