Mt Washington Real Estate Market Report- This report analyzes property sales trends for Mt Washington homes over the last few months and versus the same time period last year. The report includes number of homes sold, average listing price, average sales price, days on market (DOM), and current inventory. Comments and Analysis For whatever reason, December sales were more affected in Mt Washington than is Shepherdsville. With the number of units down 50%, there isn't lot of good news for sellers. However, 2 factors still stand-out. First, the sales price to list price ratio is still almost 96%. Second, Days on Market (DOM) is low. This means that

Autumn Glen is a deed-restricted subdivision in Mt Washington offering all-brick homes. This relatively new community was primarily built by Dogwoood Homes although a few lots have been developed by others. Despite this, there are several unique styles in the neighborhood. Upscale homes in Autumn Glen have 3-4 Bedrooms and 2-3 Baths. Since these are newly-built homes, you can expect open floor plans. Additionally, these Mt Washington homes have many amenities such as vaulted or trey ceilings, whirlpool tubs, fireplaces, and more. Based on the number of homes, this is a moderately-sized community. I'll give you a moment to pick yourself off the floor and calm down.... Ok, now let me explain. I admit that the title was a bit sensationalist, but in essence it is correct for anyone financing a real estate purchase. Let's say you are ready to buy a Louisville or Bullitt County Home. You have already taken the advice of a local real estate expert and gotten a pre-approved letter from a reputable lender. The letter states that you are pre-approved for a loan of $200,000 at 6% with 5% down. So, does this mean that you can actually buy

The purpose of this series is to alert buyers to some of the best deals in the Louisville area. Most of these houses require work to bring them up to par. However, when the work is complete, the new owner should have significant equity in the property.
