sellers: Divorce is an Option - 06/29/09 10:18 PM
The beginning of a relationship is always exciting.  Deciding what to reveal and what to hold back.  Becoming less reserved as we figure out that our personalities align.  Sharing hopes and dreams knowing we can achieve them together.  And finally, forming a union to do just that.
Unfortunately, not all unions are perfect.  Despite our best intentions, one side or the other ends up feeling neglected, let-down or, even worse, deceived.  Sometimes these feelings are valid.  Sometimes they are the result of misperception.  Either way, the problem must be solved quickly.  If avoided, it will fester and grow.  Taking on a … (21 comments)

sellers: Why Choosing the Right Agent Matters When Selling Your Home - 06/29/09 12:15 AM
Selling your Louisville Area Home Whether you are trading-up, downsizing, relocating, or simply have to; you have decided to sell your home.  You obviously want to do so as quickly and for the most money as possible.  To achieve these goals, you need to find a good agent.  Unfortunately, this is where some sellers go wrong and it ends up costing them thousands of dollars and a ridiculous amount of time (an even more precious commodity).  The good news is you can avoid this scenario with very little effort and knowledge of a few insider secrets.
Secret #1 I'm almost embarassed to type … (10 comments)

sellers: How to Market your Louisville Area Home Online - 01/06/09 11:20 PM
If you are thinking about selling your Louisville or Bullitt County home, be sure to consider the following 3 points closely.
1) Eighty-Five percent (85%) of buyers start their property search online.  They want information, pictures, virtual tours.  If they do not find it, the move on.  I have had clients literally refuse to tour a home because there was only one photo online.
2) There are dozens of places that a buyer can search for homes and a large number of them are NOT fed from the MLS.  If your agent doesn't put your home on the site, the buyer will never find … (6 comments)

sellers: Louisville Property Values are Stable - 10/25/08 11:29 AM
Not only is there very little risk of a decline in Louisville area home values, but year-over-year price appreciation is improving.  According to the 2nd Quarter Economic and Real Estate Trend Report prepared by PMI Mortgage Insurance Company, Louisville has less than a 1% chance of seeing price declines in the next 2 years.  Further, 2nd quarter 2008 price appreciation was 3.19%.  This is an increase from the 2.88% growth during the same time in 2007.
While 3% growth seems modest compared to the traditional 5%, it becomes significant when compared to other metropolitan areas.  Declines in areas such as Las Vegas (-17.67%), Miami (-10.68%), or … (5 comments)

sellers: Bullitt County Kentucky Market Conditions - 02/17/08 11:16 PM
Ok, I was looking around and was dismayed to find that no information was available for Bullitt County.  As a resident of Shepherdsville and a Realtor, I guess that I'll assume responsibility and try to keep this updated.
Summary:
2007 marked a downturn in the Bullitt County real estate market.  Sales were off 9.2% and average home prices dropped 1.4%.  Additionally, Days on Market (DOM) increased from 86 to 99.  Despite this, 2008 is off to a great start.  January sales are up over last year and the average home price is up a whopping 13% from last January.  This can be partially … (0 comments)
