selling my home: How to Sell a Louisville Home - The Paperwork - 08/22/09 11:47 PM
How to Sell a Louisville Home - Part 5 When you are ready to sell your Louisville home, there are a handful of documents that need to be signed.  Some of these documents are designed to disclose the roles and responsibilities of the sellers (you) and their real estate agent.  Others detail the property characteristics and make sure that all material information is correct and will be available to buyers.
The process is not quite as painful as you may believe. I'll complete as many of the forms as possible prior to our meeting.  Of course, I want you to ask … (6 comments)

selling my home: How to Sell a Louisville Home - Pimp Your House - 08/19/09 11:54 PM
Staging Your Louisville Home to Sell In case you are unfamiliar with the term, Staging is simply the concept of making your home as attractive as possible while it is on the market.  The context is the same as washing and waxing your car before trying to sell it or batheing your children before church.  You want people to have a favorable impression.
Buyers (especially the first-time home buyers currently dominating the market) often cannot imagine what a house could look like.  Instead they see what it does look like.  So, if they see a dirt, clutter, or colors they do … (3 comments)

selling my home: How to Sell a Louisville Home - The Price Puzzle - 08/17/09 11:02 PM
Determining the proper price for your Louisville Home Now that you understand Why Pricing Your Home Correctly is so important, the next step is to actually understand the process.  Determining the proper list price for your home is a lot like constructing a puzzle.
Start with the Outside The process starts by constructing the framework.  Your real estate agent --that's me of course:)-- will review information from you, past and current homes for sale, tax records, and Google Maps to determine the basic characteristics of your home.  Among other things, I am looking for

selling my home: How To Sell A Louisville Home - Price - 08/16/09 12:22 AM
Pricing your Louisville Home to Sell "I'm not giving my house away!" "I won't take a dime less than $300,000."
"I put $50,000 into this house and I expect to get every penny of it back."
I imagine playing ball with Timmy in Waverly Hills Sanatorium would cause me less consternation than sitting across a kitchen table from a seller who just uttered those words.  Hair-raising, spine-tingling, bowel-loosening horror is the closest description I can come up with. As a listing agent, my job is protect your interests while helping you achieve your goal of selling the house.  This is generally … (4 comments)

selling my home: Selling My Shepherdsville Home ~ The Closing ~ Part 9 - 04/09/09 10:22 PM
Continued from Negotiating the Offer
Once the repair request is successfully negotiated the rest of the home selling process involves completing tasks in an orderly manner and dodging landmines.  In our case, we were moving into a small investment property while we continued to search for a new home.  This involved a little more planning as we had to determine which of our belongings we were taking and which went to storage.  Goodwill and Eco-tech also received their fair share.

The agent is generally responsible for defusing the mines or taking the brunt of the impact.  Fortunately, we barely encountered … (7 comments)

selling my home: Selling My Shepherdsville Home ~ Negotiating the Offer ~ Part 8 - 03/05/09 11:11 PM
Continued from The Second Showing

We were thrilled to receive an offer as quickly as we did, but were shocked to see that it was for less than full price.  Don't these people know how great our house is?  What the heck are they thinking?  This is insulting!  I don't even want to respond.
Well....maybe it wasn't that bad.  Besides, I always recommend countering an offer no matter how ludicrous the initial offer.  In this case, the buyers were not too far from the number my wife and I expected.  After a couple passes back and forth, we were able to come to a price that … (10 comments)

selling my home: Selling My Shepherdsville Home ~ Showing #2 ~ Part 7 - 02/27/09 10:18 PM
Continued from The First Showing

The Tuesday after the insane woman viewed our Shepherdsville home, another agent called to setup a Wednesday showing.  The good news was the kids hadn't been able to do much damage to the house during the preceding days.  The bad news was the combination of a 4:30p showing time, my previous plans and the fact that both kids had colds meant my wife basically had to drive them around for 15 30 45 minutes while this couple toured our home.  Oh well, we all have to make sacrifices :)
As I turned into The Pointe around 6:30, my phone rang.  The buyer's agent wanted to know … (10 comments)

selling my home: Selling my Shepherdsville Home ~ The First Showing ~ Part 6 - 02/23/09 10:43 PM
Continued from Listing My Home
This isn't my first rodeo.  I've sold homes before.  I've even sold investment properties that I owned.  For some reason, every day that passed and I didn't get a call, was nerve-racking.  The remnants of the snow and ice storm pretty well shot the first weekend.  People were too busy cleaning up and restocking their current homes to bother looking for a new one.  By mid-week, my buyer clients and leads started calling.  They wanted to schedule showings or get more information on homes.  The work was distracting, but I still kept waiting for that first call on … (10 comments)

selling my home: Selling my Shepherdsville Home ~ The Listing ~ Part 5 - 02/23/09 12:19 AM
Continued from Setting the Price

All of the preliminary work is complete and it is time to let buyers know that my Shepherdsville home is for sale.  The next step is to implement the marketing plan.  You simply cannot sell a house if the prospective buyer does not know it exists.  Therefore, I concentrate on informing as many people as possible that the house is for sale.
By casting a wide net, I increase the odds that I find THE buyer who is willing to pay the most money in the shortest amount of time.  Like average listing agents, I put a … (6 comments)

selling my home: Selling our Shepherdsville Home ~ Pricing the Home ~ Part 4 - 02/20/09 11:27 PM
Continued from Promotional Materials

Completing a full CMA and determining a reasonable listing price and expected selling price is normally one of the first things I would complete for prospective clients.  As I pay particular attention to all real estate activity in The Pointe, I have a fairly good idea of my home's selling potential.  Since, I was comfortable with the price range, I put this exercise off until I was ready to list the home.
Once all of the preparation was complete and the marketing materials were ready, it was time to get serious about the numbers.  Today's market demands extra vigilence when setting price.  Even being off … (6 comments)

selling my home: Selling my Shepherdsville Home ~ Promotional Materials ~ Part 3 - 02/17/09 11:39 PM
Continued from Preparing the Home
Although the house is ready for buyers, I wanted to have all of the promotional materials completed BEFORE the house hit the market.  In order to accomplish this goal, I needed to lay the foundation for my integrated marketing campaign.  Among other things, this includes

selling my home: Selling my Shepherdsville Home ~ Preparing the Home ~ Part 2 - 02/16/09 10:56 PM

Continued from Selling my Shepherdsville Home ~ Part 1
Once we decided to sell our Shepherdsville home, we immediately made a list of everything required to prepare it for sale.  To compile this list, we went room by room and tried to see the home as a buyer would.  The biggest areas of focus were the 3 C's of Staging...
Clean Clutter-free Color From dusting the ceiling fans to wiping down baseboards, our first priority was to make sure that buyers wouldn't have any reason to think that this was not a well-kept home.  The carpets had been … (9 comments)

selling my home: A View from the other side - Selling my Shepherdsville Home ~ Post #1 - 02/12/09 09:44 PM

I spend hours every month analyzing the Louisville area housing market.  I note which homes are selling and which ones are not.  I pass this information along in my Market Report posts along with general recommendations for buyers and sellers.  While I try to avoid using the copy-paste function, my advice has been pretty consistent for some time now.  Buyers should buy. Sellers should hold unless they are trading up or their house has become a burden.
When interest rates slipped under 5%, I knew it was time to practice what I preach.  My wife and I made the decision to put … (8 comments)
