Home Inspector Please? - 09/30/09 11:35 PM
Because of the recent changes to licensing for Home Inspectors we are running into a situation here in Grant County as I'm sure most counties are running into. Our 2 (yes you read that right) our 2 inspectors who are actually still licensed and have all the training required to perform Home Inspections are currently 2 weeks out on Home Inspections. This of course doesn't work with the 10 day time frame for inspections so I have recently changed my inspection notices to 14 days. I have some questions for Washington State fully licensed Home Inspectors. Do you drive to other counties (13 comments)

I admit it I think I may have gotten complacent and sometimes in this small town of ours we need to have an agent who does it "different" come in and shake us up a bit.
Well it's been done but I'm still not sure about rocking the boat. I don't know about where you are but here the buyers agents don't present their offers to the sellers we let the listing agents do that. Now I've heard it's done differently elsewhere. It seems that having the buyers agent present the offer would cut down on some of (5 comments)

I must admit I have been browsing the websites trying to come up with a topic to write a blog about today when I came across this quote: For most of this young century, the real-estate scene was dominated by homeowners trading up, flipping properties or snapping up vacation homes. Bubble-driven prices meant that even “starter homes” were out of reach for younger couples. Brokers and agents shunned first-time buyers because they needed too much hand-holding and, of course, because they weren’t that lucrative — why waste time peddling $150,000 condos when you could make seven times as much money selling (7 comments)

Have you ever wondered as your traveling around with your buyer what they really are asking you? This is a brief run-down of some of the things I've learned along the way "I want a 3 bedroom 2 bath with about 1800 sq ft for under $100,000"....what they are really saying "I would like something for nothing and i would also like it to be on an acre of land." "I would like to look at foreclosures I would be interested in a project."....what they are really saying "I have never been in a foreclosure home and I want to see (3 comments)

Interesting market that is is what this shows you is that: 1. There are more homes on the market now then there were 6 months ago. 2. The number of pending homes went up dramatically this last month, probably due to the homebuyer credit. 3. The number of closed are still low due to the very difficult financing environment. We may be able to get them into pending but that won't mean they can close! (0 comments)

In the summer of 2008 it was a day like any other Moses Lake day sunny and warm. Everything seemed normal enough until you drove out to the Sand Dunes to find a one-ton lunar truck and men in space suits? What? That's right last summer Moses Lake got the chace to host NASA and their roving lunar space equipment. Moses Lake Sand Dunes was the host used to test the prototype of "The Chariot," which has 12 wheels driven by two motors that allows it to perfrom in a "bulldozer" mode with up to 4000 lbs of force or go (3 comments)

and this: MTV Shows I'm beginning to think that we've lost all sense of right and wrong in this place. I'm trying to find some way to say it's my younger generation that seems to not know the "rules" of etiquette but Wilson blows that theory to pieces. So instead I'm going to say sometimes when things get to us maybe we should just bite our tongue and remember that we also like to be treated with respect. (13 comments)

Those of you looking for more information on Grant County and what it has to offer you in the way of community look no further... Grant County currently has over 83,000 people and since the year 2000 has enjoyed a growth rate of over 10%. The Greater Moses Lake area has a population of 30,000. Moses Lake itself covers over 120 miles of shoreline with most being undeveloped. Our weather here is fantastic most of the time and we only get on average 7.69 inches of rain a year. I would be interested in hearing what others think about the new licensing requirements that are going into effect in 2010. Is it short-sighted or are they trying to see the bigger picture? Have they done this in your state, and how has it worked out? Real estate license law changes effective July 1, 2010 A new licensing law will take effect July 1, 2010. When the law takes effect: A salesperson license will continue to be in effect, but will be considered a broker license. An associate broker, branch manager, or designated broker license will continue to be in effect, (5 comments)

Hold on for the winter months because this is not looking good. There is no better time to stress the importance of Price Price Price.
Being that the majority of our sales are being done in the 100-200,000 range this shows the "good" part of the market in our area. We've watched a steady decline in the market for the last 6 months but that makes sense because we were a little late to feel the impact of the economy. We may be feeling this a little longer then most so tighten the belt for a little bit longer. (1 comments)

We fought hard to get this back now we need to fight hard to keep it....everyone support your local community. SkyWest Airlines is more than happy to provide service in Moses Lake, but Brandi Honey, spokesperson for the air service says the number of passengers needs to increase ASAP for everything to pencil out. “There are a lot more seats that need to be filled. The higher the number, the better the chances of sustainability,” she said. “We understand it’s only been a month and a half, but people definitely need to start utilizing local air service.” Service was re-established in (1 comments)
