We have all been hearing a lot about this Loan Program lately. It seems every offer I get nowadays requests a USDA loan and I thought it would be great if we all had a little more information about these types of loans, especially since they are allowable loans in Grant County and Moses Lake. I was very surprised to see the statistics that the number of first-time home buyers rose to 47 percent of all home sales from 41 percent of transactions in last year's study, and was the highest on record dating back to 1981. Moving from the previous high of 44% set in 1991.With these first time home buyers they also ended up buying houses in the median price range of 156,000 down 10,000 from the year previous. The banks right now are so busy trying to cover their butts that they now have addendums and contracts to sign for EVERYTHING. Just recently I have been inundated with paperwork from the banks that now I as the agent have to sign. t's a quiet Sunday morning and here I sit and listen to gun shots in the distance (duck hunting) and the quiet breathing of the baby taking a nap. As I've written before about the airport in Moses Lake, WA you should know about the amazing runway we have for out at the airport. For years now there have been rumblings every now and again about Boeing coming to Moses Lake most recently in the last month regarding Boeing and the new 787 program. Of course the alternate proposal for that is also South Carolina. If we look at thelikelihood of Boeing moving that program here it would not be likely. Although we do have one of the longest runways and some of the cheapest electricity rates in Washington State

In searching and trying to find what the topic "du jour" is today it has become glaringly obvious that it is the home buyer tax credit. There are a couple things that I think about the credit and believe me everything I write here is strictly opinion and nothing else. I don't know if the tax credit is going to help us, is it a band-aid for a solution that is much bigger then we can wrap our heads around? With that said I am leaving it open for further evaluation. Well if you were around at all this weekend you felt the same weather I did. It was freezing, literally! In one of my divisions I had over 6 people whose irrigation pipes burst over the weekend. I just wanted to put a reminder out to everyone to make sure you winterize your irrigation systems and pools. Also make sure you wrap any metal water pipes that are open to the outside. Because of the recent changes to licensing for Home Inspectors we are running into a situation here in Grant County as I'm sure most counties are running into. Our 2 (yes you read that right) our 2 inspectors who are actually still licensed and have all the training required to perform Home Inspections are currently 2 weeks out on Home Inspections. This of course doesn't work with the 10 day time frame for inspections so I have recently changed my inspection notices to 14 days. I have some questions for Washington State fully licensed Home Inspectors. Do you drive to other counties

Interesting market that is is what this shows you is that: 1. There are more homes on the market now then there were 6 months ago. 2. The number of pending homes went up dramatically this last month, probably due to the homebuyer credit. 3. The number of closed are still low due to the very difficult financing environment. We may be able to get them into pending but that won't mean they can close!
