Just listed a new investment property in Clermont on the shores of Lake Minneola. This great REO property has 7 buildings and 9 rental units ranging from 1/1 to 2/1 units. All units have fresh paint and new carpet. In the past the 2/1 units have rented for as much as $1000/mo however a more realistic average is $600. Property is also a great investment for later tear down and rebuild as most homes that sit along this shore are million dollar properties.

The topic of hot debate, what's the difference between a short sale and bank owned property (REO)? This is a great question. There are two big differences. A property being sold as a Short Sale is still owned by the current home owner. They are in default on their mortgage and instead of being foreclosed on and ruining their credit more, they ask the bank to accept a sale and take less then what is owed to bank, it's the banks choice to take this or not and some banks are not offering this option anymore. For the record I love bank owned properties around the Orlando, FL area. They are great deals for buyers, it allows most buyers to get into a great home in a great area for less, just needs a little TLC. However this week has been a trying one. My buyers wrote and offer on a property about a week and half ago. Banks sometimes get back to us right away and sometimes they take a little longer. So as most people know Orlando is ranked 13th for the most amount of foreclosure, depending on who's writing the article we are in the top 10. With that said it's not a Buyers Market unless you are buying and a wealthy man once told me when the streets are running red with blood, buy buy buy. Didnt matter what it was and well part of the reason he is quite wealthy.
