There is no doubt it's a buyers market. Inventory levels have never been better, coupled with the best interest rates in years and you have the perfect synergy effect for home buyers. Is it still a buyers market in Orlando, FL? You bet it is, but the buyers market is not the same across the board. And First Time Home buyer market is moving closer each month to a balanced market with certain price points already back in the sellers market territory. Dont get me wrong I dont think pricing is going any in the upward movement however it does mean that your offers need to be realistic and understand that a good home with a good price tag will move very quickly.

buyers market: Renting vs Buying... Which is right for me - 07/21/08 08:23 PM
If you decide that you should continue renting or need to fix items in your credit there are a few things you can do. In recent conversation with a buyer I told her to ask for a Home Purchase clause in her lease when she renewed. It would allow her out of her lease in 30 days should she go under contract for a home and not have to pay a penalty. According to a recent foreclosure market report, foreclosures have increased by 23 percent in national metro areas. Orlando ranks No. 13 in 2008's first quarter.Online marketplace, Realtytrac, reported 10,522 Orlando area homes were in foreclosure. That's 1 out of 81 homesThere was an increase of over 48 percent from the 2007 fourth quarter. From one year ago, it is a 248 percent increase in foreclosures. The other night on our local Orlando news station featured a story about the real estate market and what sellers must do to get their homes sold in this buyers market. With most properties sitting for 6 months with no showings and eventually expiring off the market here is what was suggested by local Realtors.Price: "Price solves everything. Price is always king.
