REO or Bank Owned Properties as they are better known are very popular right now with investors and first time home buyers. However this market is a very specialized niche. Calling Orlando Real Estate Investors as of January 15, 2010 FHA has come out with a new ruling that applies to the seasoning of title and flipping of properties. Before if an investor purchased a home, rehabbed it and wanted to resell it, an FHA buyer could not place an offer on the property til the 91st day that the investor had what's known as a seasoning of title ,this rule was called the anti-flipping rule.

Lake Mary Homes are for sale, but buyers, especially first time home buyers cannot buy them. Why? Because investors are back in the market. The chosen method of payment for Lake Mary investors is Cash and in this market cash is KING. Many first time home buyers find themselves scrambling to take advantage of the $8000 first time home buyer tax credit, only to be meet with little inventory and heavy competition on those homes, generally beat out by an investor willing to pay cash for the home. Is it still a buyers market in Orlando, FL? You bet it is, but the buyers market is not the same across the board. And First Time Home buyer market is moving closer each month to a balanced market with certain price points already back in the sellers market territory. Dont get me wrong I dont think pricing is going any in the upward movement however it does mean that your offers need to be realistic and understand that a good home with a good price tag will move very quickly.

Is it true Orange County & Seminole County down payment assistance programs like SHIP might be going away forever? I received and email today with the grave news that the housing funds from the state are on the chopping block. The senate is cuting over $123 million dollars from the budget and with those cuts would simply eliminate down payment assistance programs like SHIP.

I had a home inspection today with my First Time Home Buyer Tory today, who is a flight attendant with Southwest Airlines. We are utilizing my expertise in Down Payment Assistance to get him $10,000 in DPA from the City of Orlando.

Ask yourself why havent you bought a home and what's holding you back. Maybe I can answer some of those reasons.
1) I pay $1000 a month in rent could I really get a place for less then what I paying in rent?

There is no doubt it's a buyers market. Inventory levels have never been better, coupled with the best interest rates in years and you have the perfect synergy effect for home buyers. However, buyers beware just because you have the perfect conditions does not entitle you to unrealistic expectations. This week I had the opportunity to go out with my new clients. They are relocating here from Ft. Bragg and he is a Green Beret. They are newly weds and first time home buyers, my specialty. My morning started off as an interesting one down at Seminole County Down Payment Assistance office. Today was the first day for people to turn in their Seminole County SHIP applications. It has been a long process for some and the anticipation today was high. From talking with others in line some people started camping outside the county's door last night to be first in line and have the first opportunity to turn in their applications. These highly awaited funds are on a first come first serve basis. Some people will receive as much as $80,000 in free government money.

For the record I love bank owned properties around the Orlando, FL area. They are great deals for buyers, it allows most buyers to get into a great home in a great area for less, just needs a little TLC. However this week has been a trying one. My buyers wrote and offer on a property about a week and half ago. Banks sometimes get back to us right away and sometimes they take a little longer. Well the good news came today that the Senate has passed the new HR bill that will also for Down Payment Assistance Programs like Nehemiah to stay around. There will be more restrictions on the program such as credit scores, which I think there should be, but it's a step in the right direction. One more push for it to go through Congress and hopefully come October 1 it will be business as usual and I will be able to continue helping first time home buyers such as yourself get into homes.
