For the record I love bank owned properties around the Orlando, FL area. They are great deals for buyers, it allows most buyers to get into a great home in a great area for less, just needs a little TLC. However this week has been a trying one. My buyers wrote and offer on a property about a week and half ago. Banks sometimes get back to us right away and sometimes they take a little longer. Well the good news came today that the Senate has passed the new HR bill that will also for Down Payment Assistance Programs like Nehemiah to stay around. There will be more restrictions on the program such as credit scores, which I think there should be, but it's a step in the right direction. One more push for it to go through Congress and hopefully come October 1 it will be business as usual and I will be able to continue helping first time home buyers such as yourself get into homes.

As many first time home buyers start to realize now is the time to buy most ask what kind of assistance programs are out there for me. If you read my previous blogs on FHA Loans and Nehemiah Down Payment Assistance you will see just a couple of options.
All counties in Central Florida have a SHIP program however most of them run out of money very quickly at the start of the counties fiscial year. October 1 for Seminole County. Nehemiah is one of the oldest programs of it's kind. The program started over 10 years ago and is the only program that is HUD approved. Yes there are others like Ameridream but they are not HUD approved.
What is Nehemiah: Nehemiah is a 503(c) charitable organization that allows sellers to gift funds up to 6% of the final contract sales price. Contact a CPA but could be tax deductible for seller. There are no repayments of these gifts, they are just that gifts.
Who is Nehemiah for: All buyers, first time and repeat home buyers.

Have you been told by another agent or a lender that you make a good salary but need more money down, or dont have the best credit and cant get financed. Well maybe if you are going through a conventional loan, but FHA rules and guidelines have changed greatly. If you thought buying a house with no money down was a thing of the past your wrong. I know most first time home buyers have heard the rumors about tightening of the lending guidelines that no money down is gone, that if you go FHA you must have 3-5% down payment in addition to your closing costs. Well that is all true however there is a great program out there called Nehemiah.
