orange county: Orange County Foreclosures - 01/31/10 05:21 PM
Florida is generally in the top 5 on any list that you look at for foreclosures and Orange County FL is no different. I was working on some information for a client the other day and was playing with a foreclosure mapping feature. While people are trying to say things are improving the market is getting better it's a little artificial. I thought I would share with you the upcoming foreclosures for Orange County FL and you can tell me if you think things are better? Our market wont be out of the woods til 2012-2013.

orange county: Orange County NSP - Homes for Sale in Orlando and Orange County using Down Payment Assistance - 09/02/09 05:52 PM
Orange County NSP stands for Neighborhood Stabilization Program. The program is designed to help purchase foreclosure properties that might need some rehabilitation and sell them to home buyers using state funds. These homes are then eligible for grant funds from the county to go towards the home buyers down payment. They fall in the same guidelines as the Orange County SHIP. The program has two options to increase the number of homes for sale in Orange County made available to those buyers needing Down Payment Assistance. orange county: Orlando First Time Home Buyers use your $8000 Tax Credit as your Down Payment - 06/30/09 09:58 AM
Ok there have been rumors, I have posted blogs and had to retract those blogs. I have spoken to local and state agencies as well as the Government agency on the national level that is handling the First Time Home Buyer tax credit and have the skinny. The program is called Florida Home Buyer Opportunity Program. Phew, what a name, but yes if you are a qualifying first time home buyer you will be able to use your $8000 tax credit as your down payment. However the rule is it's up to $8000 or 10% of the homes purchase price. IE: you buy

Is it still a buyers market in Orlando, FL? You bet it is, but the buyers market is not the same across the board. And First Time Home buyer market is moving closer each month to a balanced market with certain price points already back in the sellers market territory. Dont get me wrong I dont think pricing is going any in the upward movement however it does mean that your offers need to be realistic and understand that a good home with a good price tag will move very quickly. The new numbers are in for September 2008 and like my last post for August 2008 we have a whole lotta nothing. Numbers are staying realivitly the same which is a good thing. Shows some stabilization. Interest was down from August 2008 and from same time September 2007 days on market about the same 2 days longer then 2007 however we ahve about 1800 units less of inventory then we did last year and about 800 more new contracts written this year over last. orange county: Nehemiah Down Payment Assistance is 2/3rd of the way there to being a permanent fixture - 09/16/08 03:48 PM
Well the good news came today that the Senate has passed the new HR bill that will also for Down Payment Assistance Programs like Nehemiah to stay around. There will be more restrictions on the program such as credit scores, which I think there should be, but it's a step in the right direction. One more push for it to go through Congress and hopefully come October 1 it will be business as usual and I will be able to continue helping first time home buyers such as yourself get into homes.
