Calling Orlando Real Estate Investors as of January 15, 2010 FHA has come out with a new ruling that applies to the seasoning of title and flipping of properties. Before if an investor purchased a home, rehabbed it and wanted to resell it, an FHA buyer could not place an offer on the property til the 91st day that the investor had what's known as a seasoning of title ,this rule was called the anti-flipping rule. Orlando Real Estate Market in review for the week of July 19 -25, 2009. There is a portion of the Central Florida real estate market that is moving at a fast clip with properties flying off the shelf, then there are other segments of our market that are barely moving off the starting line. Orlando's First Time Home buyers need to be educated and work with a buyers specialist dealing in their price segment. Many Orlando First Time Home Buyers are still sitting on the fence with the thought in mind that the market has not yet hit bottom and they are waiting for prices to fall. I must agree I dont think we are at the bottom yet either. We are bouncing around the bottom and Im sure some area's and homes will continue to go lower value over the next few years, but there should be a different fear in minds of home buyers or should I say a cost associated with waiting for that perceived bottom. You have probably heard about the first time home buyer credit. The old rules were you received $7500 tax credit that needed to be repaid over 15 years on your taxes. To me that's a interest free loan versus a true credit. Well home buyers you asked for it and now we have it. If you are a first time home buyer and purchase prior to December 1, 2009 you will received $8000 in free money. That's right free, no repayment.* Now you are probably thinking I dont want to have to wait until I file my taxes next year
