Seminole County's down payment assistance programs have always been more difficult then the other counties and more then it needs to be. They choose to go by a different drum. Orange county reaches out to their lenders and Realtors to ask advice when putting together their programs and probably why they go so smooth and help so many families and while unlike Seminole county still have SHIP funds.

You heard right, you can now use your First Time Home Buyer tax credit as your down payment on a home .
WHAT? I heard that you couldnt do this. Well now you can.
Beginning July 1, those who quality for the federal $8,000 first-time homebuyers tax credit will be able to apply for downpayment assistance before they close on the purchase of their home, and then repay the amount borrowed when they get their tax refund. The program will operate through local county housing administrators, though details are still being worked out

Is it still a buyers market in Orlando, FL? You bet it is, but the buyers market is not the same across the board. And First Time Home buyer market is moving closer each month to a balanced market with certain price points already back in the sellers market territory. Dont get me wrong I dont think pricing is going any in the upward movement however it does mean that your offers need to be realistic and understand that a good home with a good price tag will move very quickly.

Remember that feeling of scoring the winning goal, or Acing that mid-term. Today I had that feeling when I triumphed over the builder in negotiations for my buyers today. My buyers were out this weekend viewing townhomes in Sanford and Lake Mary and told me which development was their favorite and which unit they wanted. They spoke the builders rep and received information on pricing and units available. The builder tried to tell them they would receive a better deal not using their Realtor (me), but they didnt listen.

While the month of November does have a few Holidays in the month, Lake Mary still had strong closings. I suppose people realize Lake Mary was ranked #4 Best Place to Live by Money Magazine.
The area saw a total of 31 sales for the month of November. There are currently 532 properties for sale at the current absorption rate it would take 17 months with no new listings coming on the market to sell all the homes in the Downtown area.

This week I had the opportunity to go out with my new clients. They are relocating here from Ft. Bragg and he is a Green Beret. They are newly weds and first time home buyers, my specialty. My hat goes off to him for his dedication and pride in his country and the danger he puts himself in to continue to keep our country free and safe. The new numbers are in for September 2008 and like my last post for August 2008 we have a whole lotta nothing. Numbers are staying realivitly the same which is a good thing. Shows some stabilization. Interest was down from August 2008 and from same time September 2007 days on market about the same 2 days longer then 2007 however we ahve about 1800 units less of inventory then we did last year and about 800 more new contracts written this year over last. My morning started off as an interesting one down at Seminole County Down Payment Assistance office. Today was the first day for people to turn in their Seminole County SHIP applications. It has been a long process for some and the anticipation today was high. From talking with others in line some people started camping outside the county's door last night to be first in line and have the first opportunity to turn in their applications. These highly awaited funds are on a first come first serve basis. Some people will receive as much as $80,000 in free government money.

Well it's official today I went from an Accredited Luxury Home Marketing Specialist to a Certified Luxury Home Marketing Specialist. Specializing in luxury real estate in Orange and Seminole County including Lake Mary, Heathrow, Winter Park, Orlando, Windermere, Isleworth, Lake Nona and Baldwin Park.

seminole county: Nehemiah Down Payment Assistance is 2/3rd of the way there to being a permanent fixture - 09/16/08 03:46 PM
Well the good news came today that the Senate has passed the new HR bill that will also for Down Payment Assistance Programs like Nehemiah to stay around. There will be more restrictions on the program such as credit scores, which I think there should be, but it's a step in the right direction. One more push for it to go through Congress and hopefully come October 1 it will be business as usual and I will be able to continue helping first time home buyers such as yourself get into homes.
