Recent news about Irvine CA being named the most fashionable city in America has people wondering - click here to see the Los Angeles times article - that this is mostly silly. 
Bundle (never heard of it) site analyzed spending patterns and looked for "fashion-conscious households."
But wait.
Most real estate professionals we know around Irvine probably shop at Macy's, Costco, REI, Dick's sporting goods, Gary's, Nike Stores, Nordstrom some of the time, Bloomingdale's only for a fancy occasion, and Brook's Brothers.   
People at Irvine seem to be conservative with clothing they wear - relate more to Irvine ranch open space campaign "Forever … (0 comments)

People at Irvine CA have lots to be happy about - communities with best of public schools, jobs with good companies in private industry, some of the greatest weather anywhere, the University of California at Irvine, public libraries, places of worship, and lots of parks and biking trails.
Turtle Rock Irvine residents are especially happy about the area's attractiveness, hills with views, public parks and private HOA communities, two excellent elementary schools, and some of the nicest neighborhoods and homes in Orange County.

Shady has about 400 homes or home sites - some of the most expensive in Orange County.

Irvine CA real estate has sustained a huge drop in homes for sale listing inventory.
Irvine buyers now have more competition, and it's harder for them in this market.


Irvine now has 480 homes listed for sale - as of April 15, 2012 - compared with 790 listed for resale same time last year during 2011.

Newport Beach CA real estate and home selling market shows upswing changes.

75 Newport Beach homes were sold last month during March 2012 - average sold price of $1,176,640.
Average market time was 124 days for sold homes. 2 of those Newport Beach sold homes were REO after foreclosure 8 of those Newport Beach sold homes were short sales 54 Newport beach homes were sold last year during March 2011 - with average sold price of $1,630,931 - average market time of 115 days.

Short Sales - not always the best or satisfying situation for sellers - huge hassle for prospective buyers - are nevertheless a big part of the Irvine CA real estate local market. 
131 Irvine CA short sales have sold with closed escrows so far this year - up to April 8, 2012 - average sold price of $494,966.
That's 26.4 percent of the 496 Irvine homes sold so far this year.
156 Irvine short sales are now in backup on MLS - and another 91 short sales are now in pending sold status.

Buyer demand is solid at Orange County CA real estate - and it should inspire seller confidence. 

Realtors and brokers resold 2,576 Orange County CA homes last month during March 2012 - with average sold price of $511,908.
That's sold volume up 10.7 percent as compared with March 2011 - when 2325 homes were sold.
442 of those sold homes were REOs - or 17 percent of market.
629 of those sold were short sales - or 24 percent of that market.
So 41 percent of sold homes at Orange County during March this year were distressed properties (either REO … (6 comments)
