Why is now an excellent time? 
If you have a down payment and can qualify for the loan, now is a great time for you.  Mortgage rates remain incredibly low.  Home prices are very low. Selection of homes is high for buyers. This makes sense and is encouraging news for homebuyers, especially first timers (or those who have not owned a home for the past three years) who can take advantage of the $8,000 income tax credit.

good news: Wall Street Likes News About US Homes Sales Rising - 07/24/09 10:09 AM
The National Association of Realtors reported on July 23, 2009, that sales of existing homes rose 3.6 percent in June, 2009, the third consecutive month of increasing sales.
"We expect a gradual uptrend in sales to continue due to tax credit incentives and historically high affordability conditions," said Lawrence Yun, the chief economist at NAR in a statement.

This news seems to be evidence that activity in the housing market is stabilizing and that price declines are slowing.

good news: CA Home Resales and Sold Prices Up in May 2009 ~ News - 06/26/09 12:05 PM
It's good news that CA homes median sold prices were up in May 2009, as compared to April and March 2009. 
Sold prices are still down May 2009, as compared to same time last year, May 2008. This is because of buyer market rush to pick up the REO bank owned and distressed homes at lower price level.
Realtors report 10% jump in O.C. house prices (click here) ~ OCRegister.com, June 26, 2009.  This is report that home sale prices were up form the month of May as compared to April, 2009.

good news: Let's Look For Some Good News - 03/25/09 10:19 AM
It's human nature for people to focus on the bad news in our lives.  Some people are even happy when they are worried and have even more bad news.  Others can't wait until they complain to their wives, husbands, family and friends about the bad news.
I try and resist that temptation and look for some healthy and positive stories.
The Daniel Stone article at Newsweek on March 23, 2009, reminded me that "The best reason to get a healthy dose of good news is that it's good for you."

DISTRESSED PROPERTIES and FORECLOSURES ARE INDEED AN IMPORTANT PART OF OUR MARKET ... and CAN PRESENT EXCELLENT BUYER OPPORTUNITIES.
DISTRESSED HOMES and FORECLOSURES have received lots of attention in the press and media recently, and that's good.  
IT'S TRUE ...  BUYERS and INVESTORS do have excellent opportunities.
