It's a Gift to the County of Orange.
The Irvine Company and its owner Donald Bren has gifted a rugged 20,000 acre parcel of land to the County of Orange.
This 20,000-acre parcel at Black Star Ranch was part of original Irvine Ranch, landscape of steep canyons, native grassland and sycamore woodland, home to golden eagles, mountain lions and dozens of rare and endangered species of plants and animals.

orange county: Orange County Housing Market Trend Favors Sellers - Low Inventory of Listed Homes - 06/24/10 01:30 PM
 
The Orange County, CA, supply of resale homes listed for sale in May 2010 dropped to five months and 24 days. 
It would theoretically take that long to sell all homes now listed at the May 2010 sales pace.

That's the lowest O.C.'s "unsold inventory" has been during 2010 and among the lowest since the housing boom ended in 2005.  This trend definitely favors the sellers. 
O.C.'s May 2010 inventory is below a countywide average dating back to the early 1990s, and the average supply of listed homes during that time is 7.8 months.  
 The O.C. decreased inventory is perhaps because of spike in sales.

The Orange County economy and property values should be helped by recent news of private business hiring.
Orange County employers increased hiring in May for the fourth month in a row, and unemployment was down to 9.2% from 9.5% in April. 
Unemployment at OC is still too high, and jobs need to be encouraged in the private business sector (not government jobs).
The 9,100 new local jobs created in May was the highest since February's 10,600.  This hiring was not just a temporary boost.  Excluding federal employment, Orange County's private employers added 7,300 net new positions.

Anaheim 92806 is very popular as an area for homebuyers.  Most detached homes in this area were built in the 1960s and 1970s, many ranch style with single level.

Will the Expected Extension of the US Homebuyer Tax Credit help business in our state, be a boost for our clients, the housing market and be good for our US and local economies?  
 Good question, and we will all see what develops, whether the measure can be worked out between Senate and Congress, and if it passes whether Obama will sign it into law.  Then we'll see how buyers and consumers react between December 1 and April 30 of next year.

Job growth and employment figures aren't very sexy as topic for a blog article, but it's good to hear expert economist Anil Puri at Cal State University Fullerton make some positive predictions about Orange County.  He sees job growth in 2010. 
Cal State Fullerton's 2009 economic forecast now released with comment by Anil Puri, dean of the Mihaylo College of Business and Economics.  This expert had predicted in April 2009 that the economy rebound but not quickly.

The Orange County median home sold price was up almost $8,000 in August from July 2009.

Coincidence is and on lots of minds these days that the $8,000 US First Time Homebuyer Tax Credit expires November 30, 2009.

Median sold price of an OC home was $427,750 in August 2009 ~ per MDA DataQuick.  August's median sold price is the highest that Orange County has seen in 10 months, but down about 3% from same time during 2008.  And it's down more than 30% from all-time high in June 2007.

The Orange County Housing Market has heated up even more these days.  Those of us involved with real estate sales at Orange County have known for several months that buyer demand and sales have improved, particularly for homes at under $500k.
We and other Orange County REALTORS and real estate professionals have written and presented lots of purchase offers during the past ninety days. 
Why aren't some purchase offers been accepted?  Here's our experience:

Are Orange County, California, homes too low in price?  Real estate analyst at IHS Global Insight, says so. 
IHS Global based this upon mathmatical and economy formula and found that Orange County homes were priced 10.6% too low ~ second quarter 2009. 
IHS Global Insight said that it uses formula with regional real estate and economic data, blending selling prices, incomes and interest rates.

Our Orange County, California, communities with homes for sale under $500k are very busy these days with homebuyers.  

Irvine has 167 homes now for sale in this range  ... amazing that huge number 204 homes are now pending or in escrow. 

 Aliso Viejo has 77 homes now for sale at this range, with huge number of pending sales at 166.

Costa Mesa has 63 homes for sale at this range ... 104 now pending and in escrow.
 
Lake Forest has 74 homes for sale at this range ... with incredibly high number at 198 pending and escrow.

Many of the condos we preview with customers and buyer clients here in Orange County are nice and priced well according to market.  So these well priced homes get lots of investor and buyer interest with competing offers.
The median sold price of OC condo was down to $263,500 in May 2009, which is down 44% from peak of $470,000 in 2006.  But this doesn't alone mean you will can get the good condo deal.
