CMA Vs Absorption Rate - 10/24/07 04:25 PM
When I first started in Real Estate, I took a lot of time learning about CMA's and how to do one properly to come up with an accurate market value. I used this type of valuation up until the past few months when I started to use an Absorption Rate instead. What is an Absorption Rate? Well to put it simply, it is the amount of homes on the market, the amount of homes sold and the amount of homes listed per month, for a few months to decide how many months of inventory is out there. Do this for several price (8 comments)
Let it Snow - 2 feet - What? - 10/20/07 07:53 PM
Well it's snowing again here in Park City Utah. This week has been interesting. A few days of snow, a day at 70, and another day of snow. After the first few days, some areas were reporting as much as two feet of the white stuff. Judging by how hard it was snowing on my way to the office a second ago, I am sure we are adding to that. If it snows, they will come; that has always been the case here in Park City. Being a La Nina year, we may be in for a great snow year. Now is (9 comments)
Quit Worrying About Points - Just Blog What's on Your Mind - 10/20/07 04:32 PM
Points this, points that, you cheated to get your points, how do I get points, it goes on and on. I don't typically like to rant or complain about things, I usually post questions I have or comments I would like to make or ideas to help everyone stay alive in the real estate business. However, this whole points thing is crazy. People invite as many other people as they can to pad their points, they link every page on their website to pad points, and they use every trick in the book to pad points. This is supposed to be about (16 comments)
Going Green or Saving Green - 10/19/07 05:05 PM
Which one is it these days? With such a big movement towards "going green", is the way we think really changing? There are so many studies out now talking about Global Warming and the severe consequences that will result from the lack of immediate action. My thoughts sit somewhere in the middle, where I do think there is a problem, I don't think it is as detrimental as people make it out to be. That being said, I do think that we have to change the way we think and do business to prevent major problems in the future. Some things are difficult to overcome (0 comments)

Welcome Windermere Agents - 10/19/07 01:12 PM
Welcome everybody to the new Active Rain Group made especially for the Windermere family. Let's make this a success and use Active Rain for its original purpose, as a lead and referral generator. Please pass this link along to all your colleagues who are on Active Rain. OOOPS - 10/18/07 04:57 PM
That's usually what I say when I bring something home from the store that I thought for sure was going to look great in my place. Obviously, I haven't a clue when it comes to decorating a home. I am great with designing and implementing marketing, with working with buyers and sellers and with negotiating, but when it comes to staging...I would probably do more harm than good. I do know how to de-clutter a clients home, but beyond that, I am clueless. I have interviewed a few home staging experts to use when the time comes, but to be honest, I (6 comments)
Active Rain Online Exercise Group (Support Group) - 10/16/07 06:21 PM
Who here would like a little extra motivation when it comes to exercising regularly and eating right. I know I would. It was much easier to stay focused when I had a team, around me. I would love to start a daily exercise log and support group on here for anyone who would be interested, myslef included. Let me know if there are any takers. (5 comments)
Humbled by a Legend - 10/16/07 06:16 PM
So I am coaching the Park City Speed Skating club now and I am just having a great time helping these guys reach their goals. I was at a dinner about a month ago to support and raise money for Childhood Leukemia when I heard them announce that Eric Heiden was donating one of his services for the auction. I hadn't seen Eric since I retired from Speed Skating a little of two years earlier. He had been traveling with us as our team doctor for a few years. After some small talk, I mentioned that I was coaching the Park (7 comments)
Park City Utah Market Update (October 1-14) - 10/16/07 03:37 PM
Not much has changed over the past couple of weeks. Park City real estate is still moving along smoothly. This winter will be a good test for our housing market as it is usually the most active season for Park City Real Estate. I wish I had a crystal ball handy, but sans the crystal ball, I have to rely on all indications, and they point towards a strong Winter. If you are selling your home and you take the proper steps to prepare and price your home correctly, it will sell, and it will sell at a good price. Because we (1 comments)
Who's your perfect match? - 10/11/07 05:13 PM
Ever wonder who you are going to vote for in the next election. This is a fun way to see who your views best match up with. http://www.vajoe.com/candidate_calculator.html I thought it was fun, I ended up with Huckabee... (12 comments)
Pay me NOW to get your leads LATER...Trust me, they're quality...Have you heard this before? - 10/09/07 06:04 PM
What do you guys think about all these companies that are coming out of the wood works saying they will give you quality leads for xxx dollars a lead. If these companies are so sure you will get business from them, why won't they accept a referral fee? As I was sitting here writing this post, I received a call from such a company. He wasn't charging 10,20 or even 50 dollars a lead, he wanted a contract for $1,000 a month for 10 leads. WOW, I didn't have a response for him accept to ask him why they think they can (2 comments)
Exercise - a way of life - 10/09/07 01:44 PM
I Just joined the Active Rain Fit Club and thought I would share my thoughts on exercising and diet. I have always been a big proponent of exercising and eating healthy. I was a 13 year member of the US National Speed Skating Team and realized quickly that diet had a great impact on performance. We were lucky enough to have a dietitian on call and a chef to prepare most of our meals. It wasn't until later, but I realized that it was because of a special diet that my dietitian designed for me that I was able to keep (7 comments)
New Blogger - 10/09/07 12:13 PM
Just wanted to introduce myself as a new blogger to AR and to blogging in general. I started several days ago and have posted a couple of blogs and read many more. This is a great place to find information on anything you could passably think of. I can't wait to really explore AR and see what is out there. If there any any tips out there, please let me know. Don't just farm - Own your farm - 10/08/07 02:15 PM
When I first started real estate, my broker told me I should pick a farm to mail to. Not wanting to look like a moron, I left his office thinking he meant mailing to actual farms in the area. Fast forward...I started to mail to a neighborhood that I had a couple of friends living in. I asked them to keep all of the Real Estate mail they receive to see what and how often others were mailing to that same neighborhood. I quickly noticed that they received mail from dozens of agents, but not very systematic from any of them. (9 comments)
Snow in Park City - 10/08/07 12:35 PM
Just thought I would let you know that we had our first good snow of the season. I woke up the other morning to a couple of inches on my deck and hiked up Deer Valley to find nearly a foot of the fresh stuff. I bet people are hiking up the higher mountains and taking some turns. Here's looking forward to a great season. In case you are wondering, Park City, Deer Valley and The Canyons will all open around the 15th of November. Deer Valley cost is $79 for a full day ($81 for Christmas season), $55 for an afternoon (6 comments)
Appraisals - Should they always be required? - 10/06/07 06:18 PM
Inspired by a recent post by Nancy: http://activerain.com/blogsview/228151/A-Buyer-s-Market I under stand that lenders like to know an opinion of price by a licensed appraiser, but should they always be required? After all, isn't a homes true market value what a buyer want's to pay for it? I will share a recent scenario with you that made me question the worthiness of some appraisals. I recently (over a four month period) sold five condos in a new condominium development of 117 units. There were two different floor plans and three different upgrade packages. Three of the five I sold were identical and the other (4 comments)
Justifying Your Commission - 10/06/07 05:37 PM
Who has experience going into competing listing presentations with a discount broker? I haven't yet...that I am aware of, but I know it is coming. The closest I have come to this scenario is listing an expired listing from a discount broker - at 7%. What about when you are discussing your commission and the seller say "xyz said they would do it for 5%". What are some of the ways people are handling that questions? Is it wise to answer that question right away, or to write it down and ask to come back to it later? I choose to ask (2 comments)
The Backyard Report (Park City Utah Housing Market) - 10/05/07 12:17 PM
This is a Blog I have set up in Park City talking about the events of the past week in Real Estate. I will share my most recent post with you now but you can always find this Blog at: http://winutah.com/news/?cat=51 You will notice that our market is still doing quite well. I hear our mountains are supposed to get 9-18 inches of snow in the next few days; I guess summer is officially over. Can't wait to get the skis out this year, it's been several years since I have been on the hill. Check out the following stats for the third (0 comments)
Is it anyones fault or is it the cyclical motion of Real Estate - 10/05/07 12:36 AM
Is the housing market really that bad? This is all I hear, nearly on adaily basis, but is it true or is it a good story for the media totake and spin in their own direction. And if it is that bad, who is toblame? Anyone? Everyone? Please let me know, I am curious to what others think.Let's look at what I see in my own market (Park City, Utah). Yes wehave a slow down when you compare to the past few years, but why? Arewe over valued? If we are compared to similar resort markets, we areactually quite under valued. (4 comments)
