Let it Snow - 2 feet - What? - 10/20/07 07:53 PM
Well it's snowing again here in Park City Utah. This week has been interesting. A few days of snow, a day at 70, and another day of snow. After the first few days, some areas were reporting as much as two feet of the white stuff. Judging by how hard it was snowing on my way to the office a second ago, I am sure we are adding to that.

Points this, points that, you cheated to get your points, how do I get points, it goes on and on.
I don't typically like to rant or complain about things, I usually post questions I have or comments I would like to make or ideas to help everyone stay alive in the real estate business. However, this whole points thing is crazy.
People invite as many other people as they can to pad their points, they link every page on their website to pad points, and they use every trick in the book to pad points.

Which one is it these days?
With such a big movement towards "going green", is the way we think really changing? There are so many studies out now talking about Global Warming and the severe consequences that will result from the lack of immediate action. My thoughts sit somewhere in the middle, where I do think there is a problem, I don't think it is as detrimental as people make it out to be. That being said, I do think that we have to change the way we think and do business to prevent major problems in the future.

That's usually what I say when I bring something home from the store that I thought for sure was going to look great in my place.
Obviously, I haven't a clue when it comes to decorating a home. I am great with designing and implementing marketing, with working with buyers and sellers and with negotiating, but when it comes to staging...I would probably do more harm than good. So I am coaching the Park City Speed Skating club now and I am just having a great time helping these guys reach their goals.
I was at a dinner about a month ago to support and raise money for Childhood Leukemia when I heard them announce that Eric Heiden was donating one of his services for the auction. I hadn't seen Eric since I retired from Speed Skating a little of two years earlier. He had been traveling with us as our team doctor for a few years.

Park City Utah Market Update (October 1-14) - 10/16/07 03:37 PM
Not much has changed over the past couple of weeks. Park City real estate is still moving along smoothly. This winter will be a good test for our housing market as it is usually the most active season for Park City Real Estate. I wish I had a crystal ball handy, but sans the crystal ball, I have to rely on all indications, and they point towards a strong Winter.

What do you guys think about all these companies that are coming out of the wood works saying they will give you quality leads for xxx dollars a lead. If these companies are so sure you will get business from them, why won't they accept a referral fee?
As I was sitting here writing this post, I received a call from such a company. He wasn't charging 10,20 or even 50 dollars a lead, he wanted a contract for $1,000 a month for 10 leads. WOW, I didn't have a response for him accept to ask him why they think they can … (2 comments)

I Just joined the Active Rain Fit Club and thought I would share my thoughts on exercising and diet.
I have always been a big proponent of exercising and eating healthy. I was a 13 year member of the US National Speed Skating Team and realized quickly that diet had a great impact on performance. We were lucky enough to have a dietitian on call and a chef to prepare most of our meals. Don't just farm - Own your farm - 10/08/07 02:15 PM
When I first started real estate, my broker told me I should pick a farm to mail to. Not wanting to look like a moron, I left his office thinking he meant mailing to actual farms in the area.
Fast forward...I started to mail to a neighborhood that I had a couple of friends living in. I asked them to keep all of the Real Estate mail they receive to see what and how often others were mailing to that same neighborhood. Snow in Park City - 10/08/07 12:35 PM
Just thought I would let you know that we had our first good snow of the season. I woke up the other morning to a couple of inches on my deck and hiked up Deer Valley to find nearly a foot of the fresh stuff. I bet people are hiking up the higher mountains and taking some turns.
Here's looking forward to a great season. In case you are wondering, Park City, Deer Valley and The Canyons will all open around the 15th of November.

I under stand that lenders like to know an opinion of price by a licensed appraiser, but should they always be required? After all, isn't a homes true market value what a buyer want's to pay for it?
I will share a recent scenario with you that made me question the worthiness of some appraisals.

Justifying Your Commission - 10/06/07 05:37 PM
Who has experience going into competing listing presentations with a discount broker? I haven't yet...that I am aware of, but I know it is coming. The closest I have come to this scenario is listing an expired listing from a discount broker - at 7%.
What about when you are discussing your commission and the seller say "xyz said they would do it for 5%". What are some of the ways people are handling that questions?  Is it wise to answer that question right away, or to write it down and ask to come back to it later?

Is the housing market really that bad? This is all I hear, nearly on adaily basis, but is it true or is it a good story for the media totake and spin in their own direction.
