The Absorption Rate is the ability of the real estate market to absorb or sell all of the houses for sale in a given amount of time. For example, if 100 homes are sold every month and there are 1200 homes for sale, it will take 12 months to sell all of the homes currently for sale. I’m trying to Go Green and will begin posting our quarterly updates on here.  I will send reminders to look for them on the internet, but will eventually only notify you of the postings via the Tiburon Community Facebook page.  Part of this change comes from the request to separate the Tiburon Sales from the Villages Sales for the purpose of averaging the sales.  I will have more room to explain the averages on here!

Louisiana School Perfomance Reports and the NEW Grading System - 10/06/11 10:31 AM

Yesterday, the Louisiana Department of Education released the School Performance Scores for the state, and for the first time in was done with the same A-F system of grading that is used to evaluate students.  In the past the scores were given in the form of star ratings, using the scoring system below.
 
There are more than 1300 schools in the State of Lousiana and out of them only 98 schools receive an “A” grade.  Out of those 98 schools, 10 of them were in Northwest Louisiana and eight of those are in our area!  To see the full … (0 comments)

I have never completely understood this phenomenom. People painfully look at several other homes, just to reassure them selves that one is "the one!"  I know, they know, everyone knows which house they want, so why waste our time, when we could be buying the house you really want?

VA Assumptions = Great Investment Opportunity - 10/03/11 08:58 AM
VA loans are a great avenue for not only the military and veterans but normal people too!  Especially for Investors!
 
In the Barksdale AFB area we saw a slight rise in homes values when the Global Strike Command moved in.  Now that they are almost all here we have seen prices begin to drop in the area.  They are not dropping dramatically, just back to the pre-Global Strike real estate market.  Unfortunately, that is putting a lot of military personnel in a tough situation.  A lot people bought during that time, and now are PCSing to other areas. I like it!  Buying a home is not a game, and if you truly want a property why not make an offer like you want to buy it?  Andrea made some good points with her post below.  If you are going to play games with a seller, at least let them know you are serious.  Show you are capable of buying (pre-qual or proof of funds), willing to buy if you can get the deal together (Deposit) and PUT IT IN WRITING!

When I have clients moving to the area they always ask what they should definitely do when while in Shreveport-Bossier City.  Locals have a long list of things they recommend, but it is hard to recommend them until I experience them personally.  One thing I have found being a military spouse is that the area we are stationed in is only as good as I make it.  The only way to truly enjoy yourself is to immerse yourself in the culture.  This morning I experienced yet another great part of the Shreveport-Bossier City area… Southern Maid Donuts.
