Last weekend my husband and I and our three precious (though somewhat precocious) kids joined a client-turned-friend and her hubby at the City of Rocks (Idaho's premiere rock climbing area). Now I don't know if any of you reading this know about the City of Rocks, but it is an amazing and breathtaking area that draws rock climbers from around the world. A client recently asked me to write an offer of $440K on a property listed at $600K. Now granted, the property is definitely overpriced (by about $75K), but the buyer also wanted the offer to be a lease-to-own with all sorts of escape hatches in the "other terms and conditions" part of the contract. The seller was NOT interested (no big surprise), and told us to come back when we were ready to make a "reasonable" offer.
