      <title>The sign says FOR SALE- not for RENT!</title>

&lt;p&gt;Are you sick to death yet of getting that call? Will your seller lease/purchase, bond for title, rent? I know I am although I've been told that this is the next "wave" to come. As agents we can put this information in the remarks section of MLS so that agents showing do know if that property meets the criteria. But I've had buyers agents try to beat me up over the fact that my sellers (who are flip investors for the most part) will not even consider these options.&lt;/p&gt;
&lt;p&gt;No, my sellers want to SELL the property. If they don't sell, they can't continue to flip and create cash flow as well as improving the subdivisions where these houses are falling into ruin by just sitting there empty.&lt;/p&gt;
&lt;p&gt;I personally have never done a lease purchase...close a few times and I know it can be a lucrative industry if we collect our "portion" on the front and back side of these deals. But the paperwork is overwhelming. I'd just as soon list/sell and represent buyers on a purchase side. Realizing that there is much need for lease/purchase in today's market, we have specialists that can take care of these thing and give us a referral as well.&lt;/p&gt;
&lt;p&gt;But again I recently had a leasing agent call me and browbeat me! What do you mean he wont' consider leasing it? It's been on the market for 2 months..what's he gonna do..just let it sit there?" Geez dude you're right..it's only been on the market for 2 months and for goodness sake IT"S SPRINGTIME. The buyers are out in droves. What would YOU do Mr. Leasing agent if the prospect of selling vs. lease on your own home came forth? I bet you'd wait out the spring at least!&lt;/p&gt;
&lt;p&gt;Do we need now to put extra riders on signs that say "for sale ONLY?". What's a good agent to do? Just weather the storm I guess and take it in stride and pray for the buyers to get qualified.&lt;/p&gt;

      <title>Redneck Realtors on the Loose-Someone Help them PLEEZE!</title>
      <description>&lt;p&gt;&lt;strong&gt;This is a blog from about 6 months ago but based on what I saw today whilst showing..it's completely relevant. You might want to get a mirror and check this out for yourself!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Like it or not we are called upon to portray to the world, our professionalism. That extends to your hair!! This may sound trite, but as I look through some of the profiles of my colleagues on this and other sites, it seems we may have a problem!! We're stuck in the 70's and 80's with our hair and make up ladies! And guys..this can run for you too. Here in the south where mullets are an acceptable banner of adulthood still...well it just doesn't work when you're trying to prove to your clients that you're a forward thinking and progressive REALTOR who can get the job done! And you have hair and makeup that looks like Tammy Faye!&lt;/p&gt;
&lt;p&gt;I know this sounds trite and is meant to garner a chuckle but really and seriously, take a look in the mirror...cause you might be a redneck Realtor if your hair looks like any of these!&lt;/p&gt;

And he does it only because of who he is...this is so....Breakfast Club, Pretty in Pink...and by no means pretty..if you have this you might be a Redneck Realtor!&lt;/p&gt;
&lt;p&gt;Ok I'm a child of the 80's too and I once was accused of having semi-Big Hair! If you're Hair Looks like any of these you might be a Redneck REALTOR if&amp;nbsp;your hair looks like this and you've preened about it lately!&lt;/p&gt;
&lt;p&gt;This one gives the MALL CLAW new meaning..anyone see Something about Mary??? LOL AHHHHH Beware the MALL CLAW all ye REALTORS!!&lt;/p&gt;

&lt;p&gt;This one is going to hit home for some of you. It's great when you're 18..not 48... If it's below your bra line..cut it off...yeah sounds harsh and I know you love it..you'll love it more when you lose 10 years off your face because you've cut your&amp;nbsp;too long, young girl hair.&lt;/p&gt;

      <title>Why are you showing my listing when they CAN'T afford it???!!!</title>
      <description>&lt;p&gt;So the story goes.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Realtor shows house to buyer client, client loves house, client lowballs (seriously lowballs) an offer, seller rejects and counters, offering closing costs if they'll be realistic. 1 week goes by, Realtor shows house to same client AGAIN, buyer make another (little better) lowball offer. Seller says X marks the spot and don't bother me with ridiculous offers when we're getting showings and 2nd showings out the wazzoo!&lt;/p&gt;
&lt;p style="text-align: center;"&gt;&amp;nbsp;&lt;img src="http://www.condometropolis.com/blog/images/low-offer.jpg" height="171" alt="" width="577"&gt;&lt;/p&gt;
&lt;p&gt;Today 4 days later. Realtor calls AGAIN. Seller still lowballing close to 30K. Now this is a moderately priced home folks-192K not the 3-500K where we get these ridiculous lowballs regularly. Last time, seller told me not to bother him with this buyer if they didn't meet X amount. Oh yes, I'll still call and really tick him off with this last offer. Have had two second showings this week and expecting a &lt;strong&gt;real &lt;/strong&gt;offer tomorrow.&lt;/p&gt;
&lt;p&gt;Why do Realtors take their clients into homes that are overpriced for their budget? Are they not doing their jobs of&amp;nbsp;determining their client's comfotable monthly payments and staying within that boundary.&amp;nbsp;Are they just&amp;nbsp;wasting sellers and their buyers time by just "hoping" someone might take their client's&amp;nbsp;lowball? It's very frustrating to the sellers and makes it so hard for us REALTORS knowing that we&amp;nbsp;still have to have that conversation with our seller and present all offers: So here are the rules according to me- LOL&lt;/p&gt;
&lt;p&gt;1. Comfortable monthly payment- I mean really, don't you have folks all the time who want to see homes and think they're qualified at a certain amount and their monthly comfort zone is significantly lower??? This is a crucial point. And then don't send them listings in the ranges higher than that zone! It' gets their hopes pinned on buying something they clearly cannot afford.&lt;/p&gt;
&lt;p&gt;2. Talk realistically. It's not like there aren't 1.5 gajillion homes on the market. I'm sure there is one that fits their needs and their pocketbooks. Again looking at those higher homes is a waste of time for everyone unless it is an REO and MAYBE you'll have a shot.&lt;/p&gt;
&lt;p&gt;3. Don't tell the Selling Realtor that you don't believe the home will "comp" out. Any good Realtor will run the CMA before pricing it so coming in at that standpoint makes it seem as if you think the selling agent is just pulling a price tag out of the hat (and I"m not thank you). That's very rude in my humble opinion.&lt;/p&gt;
&lt;p&gt;I'd love to hear if you guys in other markets are experiencing this craziness and if you agree with the "Rules of Engagement"&lt;/p&gt;

      <title>Thanks for showing-now where's the FEEDBACK!!!!!!</title>
      <description>&lt;p&gt;Miss manners I'm not and PC definitely not, but there is one thing that gets my goat on a regular basis in this industry.&lt;/p&gt;
&lt;p&gt;I don't believe it's a particular brokerage although some from specic firms are worse than others. I'm just venting a little here but I think it's integral to our business and professional appearance to give feedback after a showing.&lt;/p&gt;
&lt;p&gt;We're all very busy people. The last thing we need to do is track an agent down only to remind them of the style, color, street..whatever..of the listing they showed!&lt;/p&gt;
&lt;p&gt;Feedback is key to providing our sellers the information on what they can change if needed regarding their home be it price or condition. It only take a few seconds to do so what is the big problem??&lt;/p&gt;
&lt;p&gt;Agents everywhere beware the wrath filled phone call of the pursuing selling agent and just do us all a favor!&lt;/p&gt;

      <title>Do Posting Your Listings on AR Help to Sell it?</title>
      <description>&lt;p&gt;Is it me or does anyone else love AR because of the vast information and networking. But since I live in the south, I don't really feel a particular pang of love toward those listings from say, Sheboygan WI or Santa Fe, NM. I'd love to hear your feedback on why we do post our listings on AR. Is it for higher Google placement? Do they really draw buyers to your homes? I haven't done it yet but want to give my listings maximum exposure and feel that we do with the plethora of other sites for listing purposes only.&lt;/p&gt;

&lt;p&gt;Greenville is the top North American city of less than 100,000 population in terms of prospects for economic development and business expansion, a global magazine says.&lt;/p&gt;
&lt;p&gt;The city ranked No. 1 among fDi Magazine's "micro cities of the future" for 2009-10, based on several criteria, including economic potential, human resources, cost-effectiveness, quality of life, infrastructure, business friendliness, and promotion strategy".&lt;/p&gt;
&lt;p&gt;In a previous&amp;nbsp;issue,&amp;nbsp;fDi says&lt;strong&gt;&amp;nbsp;that Greenville has the top economic potential of any North American city of its size &lt;/strong&gt;and the second-best business climate behind Wilmington, Del.&lt;/p&gt;
&lt;p&gt;Nancy Whitworth, Greenville's economic development director, said Monday the ranking recognizes the community's work to ensure the city's reputation for a good business environment, particularly international investment.&lt;/p&gt;
&lt;p&gt;Hank Hyatt, the Greenville Chamber's vice president of economic development, agreed. "We already have a strength in international investment in the Upstate, (international headquarters of BMW, Fluor Daniel and Michelin) so again this just continues that story," he said.&lt;/p&gt;
&lt;p&gt;The magazine said its judging criteria for economic potential included population forecast, unemployment rate and foreign-direct investment, including projects within the high-tech service and manufacturing sectors.&lt;/p&gt;
&lt;p&gt;South Carolina's unemployment rate reached 11.4 percent in March the highest it has been in the state, according to the state Employment Security Commission. &lt;p&gt;For over a year now my office has been preparing for the coming storm. Some of you are already beginning to see the rip currents but still havent' experienced the tsunami. DOOM GLOOM...Nope..not if you're prepared.&lt;/p&gt;
&lt;p&gt;What is the storm? The sarcastic side of me raises my eyebrow that you'd believe the media for one moment that the worst is over! Oh, but you say..I'm already doing great this year. Yup you will. So what's ahead. Now I'm no lender, market analyst or any such learn-ed creature. I'll tell you what I've been told and see if you agree that we better get the lifeboats and jackets ready and make sure there are flares.&lt;/p&gt;
&lt;p&gt;THE STORM&lt;/p&gt;
&lt;p&gt;1. Rip currents- Jan 1 next year will be the first of the "baby boomers" retiring and beginning to draw their promised "pension" of SSI/Medicaid/Medicare, a system which is already bankrupt and borrowing money from us and our children.&lt;/p&gt;
&lt;p&gt;2. THE BIG WAVE- The 5 Year ARMS adjust next year. If you think last year was rough, geez peeps, that was just the 2-3 year arms. A paltry amount considering the nearly triple amount of jumbos still to go through the adjustment and/or forclosures. Speaking of:&lt;/p&gt;
&lt;p&gt;3. Shadow inventory- Let me explain. The banks got their lovely bailout funds, didn't lend them, forclosed on homes and have NOT released a goodly portion of them back on the markets. WHY NOT? you ask. Well that would further devalue our markets right? And in a time of economic struggle and joblessness the people have to believe they have something of value still. Besides let's get real. The banks are holding them cuz it pads their portfolios so more "investors" will invest in their company. Makes em look like Brad Pitt in Fight Club if ya know what I mean.&lt;/p&gt;
&lt;p&gt;Doom Gloom Doom Gloom.....nope... a smaller nope, but nope.&lt;/p&gt;
&lt;p&gt;So what do we have to do to weather the storm&lt;/p&gt;

I'm here to learn. And I'm not old. I just have priorities and my family comes before learning IDX feeds and hyperlinks. Can anyone explain Wolfnet..never mind. Get hyper social network crazy. Yep got that one down. But I will overcome and my Tech Lifeboat will be readied whether I like it or not.&lt;/p&gt;
&lt;p&gt;2. Prepare your Flares-Your sellers.&amp;nbsp;If they cannot sell at the market value now, what happens when they are competing with 7-10&amp;nbsp; million MORE REO properties to be released like a feature film, at a later date! Christmas Eve perhaps. Happy Ho Ho. Are they really going to want to compete with those and lose every bit of equity or bring countless dollars to closing. Heck they're doing that now, what do think will happen next year?&lt;/p&gt;
&lt;p&gt;3. Get your emergency kit ready- Really fellow Realtors. Save your money. Gone are the days of getting a great close, going out and spending on vacation, shopping or that new toy. The new toy needs to be named "no debt", a paid for home, 6 months reserves in the bank or more. Save Save. We're done with the culture of spend. Our government is doing plenty of that 4 us! Heck they think they're at the KMART blue light special with our tax dollars and the Martha Stewart linens are flying off the shelves. RUN Blue Lighters! SAVE YOUR MONEY! Do what your grama did..get a piggy bank.&lt;/p&gt;
&lt;p&gt;Attention Passengers..following these key steps could save your a... I mean career. Get ready folks. The next tsunami is coming.       <title>Will you Be a Realtor through the Coming Storm??</title>

&lt;p&gt;For over a year now my office has been preparing for the coming storm. Some of you are already beginning to see the rip currents but still havent' experienced the tsunami. DOOM GLOOM...Nope..not if you're prepared.&lt;/p&gt;
&lt;p&gt;What is the storm? The sarcastic side of me raises my eyebrow that you'd believe the media for one moment that the worst is over! Oh, but you say..I'm already doing great this year. Yup you will. So what's ahead. Now I'm no lender, market analyst or any such learn-ed creature. I'll tell you what I've been told and see if you agree that we better get the lifeboats and jackets ready and make sure there are flares.&lt;/p&gt;
&lt;p&gt;THE STORM&lt;/p&gt;
&lt;p&gt;1. Rip currents- Jan 1 next year will be the first of the "baby boomers" retiring and beginning to draw their promised "pension" of SSI/Medicaid/Medicare, a system which is already bankrupt and borrowing money from us and our children.&lt;/p&gt;
&lt;p&gt;2. THE BIG WAVE- The 5 Year ARMS adjust next year. If you think last year was rough, geez peeps, that was just the 2-3 year arms. A paltry amount considering the nearly triple amount of jumbos still to go through the adjustment and/or forclosures. Speaking of:&lt;/p&gt;
&lt;p&gt;3. Shadow inventory- Let me explain. The banks got their lovely bailout funds, didn't lend them, forclosed on homes and have NOT released a goodly portion of them back on the markets. WHY NOT? you ask. Well that would further devalue our markets right? And in a time of economic struggle and joblessness the people have to believe they have something of value still. Besides let's get real. The banks are holding them cuz it pads their portfolios so more "investors" will invest in their company. Makes em look like Brad Pitt in Fight Club if ya know what I mean.&lt;/p&gt;
&lt;p&gt;Doom Gloom Doom Gloom.....nope... a smaller nope, but nope.&lt;/p&gt;
&lt;p&gt;So what do we have to do to weather the storm&lt;/p&gt;

&lt;p&gt;1. Your lifeboat and My personal ARCH NEMESIS-Embrace Tech. Ugg. See I have a generic post without frills, just words on a page. I think the pics and fun fonts are for the magazines. I'm here to learn. And I'm not old. I just have priorities and my family comes before learning IDX feeds and hyperlinks. Can anyone explain Wolfnet..never mind. Get hyper social network crazy. Yep got that one down. But I will overcome and my Tech Lifeboat will be readied whether I like it or not.&lt;/p&gt;
&lt;p&gt;2. Prepare your Flares-Your sellers.&amp;nbsp;If they cannot sell at the market value now, what happens when they are competing with 7-10&amp;nbsp; million MORE REO properties to be released like a feature film, at a later date! Christmas Eve perhaps. Happy Ho Ho. Are they really going to want to compete with those and lose every bit of equity or bring countless dollars to closing. Heck they're doing that now, what do think will happen next year?&lt;/p&gt;
&lt;p&gt;3. Get your emergency kit ready- Really fellow Realtors. Save your money. Gone are the days of getting a great close, going out and spending on vacation, shopping or that new toy. The new toy needs to be named "no debt", a paid for home, 6 months reserves in the bank or more. Save Save. We're done with the culture of spend. Our government is doing plenty of that 4 us! Heck they think they're at the KMART blue light special with our tax dollars and the Martha Stewart linens are flying off the shelves. RUN Blue Lighters! SAVE YOUR MONEY! Do what your grama did..get a piggy bank.&lt;/p&gt;
&lt;p&gt;Attention Passengers..following these key steps could save your a... I mean career. Get ready folks. The next tsunami is coming.       <title>This ain't the Bible Belt...it's the Buckle! Buying a home in the South</title>
      <description>&lt;p&gt;Well some of you saw my previous post on Green homes so you're no stranger to the fact that I'm not PC when it comes to both life and Real Estate. And surprisingly my clients appreciate that. It's like going on a date and people tell you not to talk about religion or politics. Again surprisingly, those things come up during showings, listings and throughout real estate transactions with other agents all the time here in Greenville, Travelers Rest&amp;nbsp;and the Upstate.&lt;/p&gt;
&lt;p&gt;People moving from out of state are exposed to a great culture shock. We're NICE here! Neighbors will come say hello. People dont' care what color your skin is, what you do or where you're from. People always wave, smile and ask how you are! We take our time and speak our minds. And one thing jokingly I&amp;nbsp;tell my folks if they open the door about the taboo "religion" aspect is that they're not coming to the Bible Belt..they're coming to the Buckle!&amp;nbsp;&amp;nbsp;&lt;img src="http://ecx.images-amazon.com/images/I/51JkJz%2BjJCL._SL500_AA280_.jpg" height="110" alt="" width="191" style="float: right;"&gt;See below!&lt;/p&gt;
&lt;p&gt;Now that's not to say that people are throwing religion in everyones faces, but don't be surprised if you sneeze that you get a God Bless You! Or in moving into a neighborhood, if the neighbors invite you to church. Or even if your new co-workers do the same. Southerners pride themselves on living "Right" in their minds and being true to their beliefs even at their own behest. And I"ve seen many past clients join churches, even mine, and experience life changing events and become members. It's amazing to watch!&lt;/p&gt;
&lt;p&gt;I have people even ask me if as a Realtor, if I"m a believer!&amp;nbsp; It may be non-PC and some say that they are&amp;nbsp;though they don't live it, but the vast majority of Realtors I've had transactions with dont' take it as an affront to be asked that question either. I consider it a compliment and a way to build a deeper rapport with my clients. If they bring it up..the door is wide open. Just as much as if someone asks you "how's the real estate business going?". It's a door opener..you don't just say "Great"!&amp;nbsp; You say "Why do you ask and capture the lead". Of course this goes a bit more personal than lead conversion but it certainly doens't hurt!&lt;/p&gt;
&lt;p&gt;It's hard enough for the South to be labeled as redneck and backwards, funny talkin and slow. But when it comes to welcoming folks to the Buckle, I say bring it on....and Hallelujah.&lt;/p&gt;
&lt;p&gt;That non-PC enough for ya?&lt;/p&gt;

      <description>&lt;p&gt;Don't worry..it's not something you can catch..at least I hope not for your sake! In determining what a home is worth for both buyers and sellers we all know we go through hoops and die small deaths when it comes to pricing the home accordingly. So have you determined any of your listings as floccinaucinihilipilification?&lt;/p&gt;
&lt;p&gt;In the Greenville and Travelers Rest area I hate it when that happens. Floccinaucinihilipilification can be a make or breaker for getting that listing!&lt;/p&gt;
&lt;p&gt;In the fun blog of the day, it's my small way of contributing to us continually self educating realtors. We go way outside of the traditional MBA, BA, BS if you will (and I do mean BS in the literal way) to keep ourselves at the top of the game. Or we should be anyway. Any good realtor is self educating on social netorking, blogging, maximum internet exposure, market statistics, infrastructure growth, school analysis..the list goes on forever.&lt;/p&gt;
&lt;p&gt;So in fun....floccinaucinihilipilification is Estimation that something is valueless! Your job is to use it in a sentence at least once today and try to keep your wife/husband from smacking you hard! :)&lt;/p&gt;

      <title>Why Green makes Me see RED!</title>
      <description>&lt;p&gt;Ok so we live in a PC world. I"ll tell you right now this is not a PC post unless you're referring to my computer.&amp;nbsp; This Green House thing is making me nuts. Oh yeah we have agents certified in "Green" homes but most people I've dealt with couldn't care less about a house being "green". Energy efficient windows and insulation sure..but totally GREEN!! In my humble opinion, the only one making money off Green Realty is John Edwards and the Global Warming crew. And I"m not even going there. It seems the only ones really into this are the folks on the west coast and an occasional sprinkle around the country. Perhaps I'm wrong..wouldn't be the first time.&lt;/p&gt;
&lt;p style="text-align: right;"&gt;I mean really. Here in Greenville, some areas do the recycling bin thingy. We dont' even have that in Travelers Rest although we do have collection bins at strategic locations. Not to mention it's more costly to recycle than produce, (dont' yell at me..this comes from Wikepedia!!). But I digress...&lt;/p&gt;

&lt;p&gt;We did have one home that was Green a nearby neighborhood. Tres cool house..all recycled this and that and it was really interesting...in the way someone might go to a museum interesting. To live in...not so much. And in totally the wrong area..so nope..sold waaaay below. It just wasnt' an important selling feature to the buyers in this area nor to the vast plethora of masses coming from all over the world to live in the Upstate! So I don't get it.&lt;/p&gt;
&lt;p&gt;Most buyers are looking for a place to lay their head and keep their families safe. A nice place that is safe, with good schools and infrastructure for their needs. So the endless chatter is making me see RED when it comes to GREEN. Is it a regional difference? &amp;nbsp;It's not educational..we have the same information as you...we just don't see it as important as the good house with character that fits our price range down the road. Is that so wrong???&lt;/p&gt;</description>

      <title>When INVESTORS Can't even get funding!!!</title>
      <description>&lt;p&gt;I've been blessed to work with 4 consistent sellers over the past 3 years. They are high powered investors who "flip" homes here in Greenville and the surrounding Upstate in SC. &lt;img src="http://www.resultrealtor.com/images/flipmyhouse.jpg" height="103" alt="" width="121" style="float: left;"&gt;But boy have pickens been slim. Now that's not to say there aren't a plethora of homes that go to the county auction each month-200/mo on average. But the banks have all of a sudden started holding on to inventory. Some say its to make their portfolios larger so investors on Wall Street will invest in their banks. I'm a believer. But do you even realize the shadow inventory that the banks haven't even released to the local REO agents out there. I'm here to tell you its astronomical!&lt;img src="http://i.ehow.com/images/GlobalPhoto/Articles/5083797/flipping-houses-make-money-flipping-real-estate-main_Full.jpg" height="120" alt="" width="88" style="float: right;"&gt;&lt;/p&gt;
&lt;p&gt;And what's more..the investors either wholesale those properties to other investors..newbies, or buy them in and flip them. With one major problem. There is no product for "speculative" lending in the banking industry any longer at all! Even companies they've done business with for umpteen billion years are not lending to investors. Much the same can be said of land or commercial! What was the bail out for anyway..the banks were supposed to lend that money out. Instead again they are holding it to keep their portfolios padded.&lt;/p&gt;
&lt;p&gt;Even the hard money lenders have gone the way of the dinosaur! There are one or two that are being extremely cautious but only lending to a handful of guys with great track records. Thankfully I'm one of them as I "flip" houses on the side too and do a beautiful job, I must add.&lt;/p&gt;
&lt;p&gt;I'd love feed back from anyone out there who is experiencing this same issue and any solutions you have regarding obtaining speculative lending for all of my starving investors trying like us all, to weather the coming storm.&lt;/p&gt;

      <title>Travelers Rest SC -no Botox here!! A full FACELIFT!!</title>
      <description>&lt;p&gt;The Swamp Rabbit Trail is almost complete!! What the heck is that?&lt;/p&gt;
&lt;p&gt;Every once in a while you'll tool through a small town in the south that really looks like it's sprouting new shoots and ready to bloom. After living in Travelers Rest, SC just north of Greenville for nearly 6 years..that is exactly what is happening.&amp;nbsp; The economy has been slow but the businesses are coming. The locals are slow to change but realize that the change is coming too. When you get on your bike in TR (as we call it) and know that you can travel miles, unbothered by traffic and surrounded by woods, lovely Furman University and the growing burb of Travelers Rest! Check out my journal entry a few days ago.&lt;/p&gt;
&lt;p&gt;Wow guys. We did the Swamp Rabbit Trail this morning by bike. The redo looks fantastic! The work is still in progress....landscaping being finished, but overall, it is looking great.&lt;br&gt;&lt;br&gt;While walking down the street, along with two different cycling teams passing us, a vintage BMW driving club came motoring down the street several cars long. Lots of people using the New Trail as well as the redone sidewalks even with the current cool temps. &lt;br&gt;&lt;br&gt;&lt;img src="http://i2.photobucket.com/albums/y16/gsupstate/General/IMG_9340.jpg" border="0" height="194" alt="" width="142" style="float: right;"&gt;Went in &lt;a href="http://www.city-data.com/city/Williams-South-Carolina.html" title="Williams, South Carolina detailed profile"&gt;Williams&lt;/a&gt; Hardware and if you haven't been, you HAVE to go. Like a mini, upscale version of The Mast General Store (Google it..it's a staple in the South). Great merchandise and they also have a cafe....open for lunch every day and dinner on weekends. Great food, wine tastings on certain nights, cool place.&lt;br&gt;&lt;br&gt;I also noticed for the first time how the Swamp Rabbit Trail runs immediately behind so many commercial buildings....watch for some future restaurants with decks on the back....simply step of the greenway and have lunch or a drink.&lt;br&gt;&lt;br&gt;With the demographics of &lt;a href="http://www.city-data.com/city/Furman-South-Carolina.html" title="Furman, South Carolina detailed profile"&gt;Furman&lt;/a&gt;, Paris Mountain and Mountain Park / Cliffs, watch this area boom.&lt;br&gt;&lt;br&gt;Oh, also, the last leg of the Swamp Rabbit Trail between downtown and TR is suppose to open this spring with a big kickoff run. &lt;img title="OK" src="http://www.city-data.com/forum/images/smilies/oglvvd.gif" border="0" alt=""&gt;&lt;br&gt;&lt;br&gt;These pictures don't do it justice....go check it out in person....you'll be impressed. From a 5 lane highway to a quaint village area. Impressive.&lt;/p&gt;

      <title>PREAPPROVAL is CRUCIAL!!!</title>
      <description>&lt;p&gt;Every week I get calls and emails from people out looking for homes who want to see them NOW. And I get showings from agents for their clients. Problem is...&lt;strong&gt;not Pre-Approved&lt;/strong&gt;! What is up with that. You buyers agents should know better and for you clients, there are three key reasons why your pre-approval is so important.&lt;/p&gt;
&lt;p&gt;&lt;img src="http://www.torontorealtyblog.com/wp-content/uploads/2008/10/pre-approval.jpg" alt="" style="float: right;"&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1.&lt;/strong&gt; A pre-approval is just that, taking your basic info and making sure that your credit is ok to go forward with a purchase. The benchmark of today's lenders is a score of 620. If you're not there, most can offer some kind of credit repair. But if you are there then at least you know you're good to go on a purchase.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;strong&gt;2&lt;/strong&gt;. The preapproval helps you define your price point. Many call and say that they're looking for a home in the 150K range but want a monthly payment of 750 or less. Unless you've got a magician for a lender&amp;nbsp; or are putting a huge amount down, this is probably unrealistic. The preapproval helps you and your agent find properties in the range that you can'afford comfortably.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;strong&gt;3.&lt;/strong&gt; And lastly: put yourself in the seller's shoes. They get so excited to know someone is coming to look at their home. Imagine you are them and people just come traipsing through just to look at your decor and may possibly may not be qualified to buy! You've taken hours to ready the home, get out for the showing and get your hopes up to be dashed by this unqualified buyer. &lt;br&gt;All Buyers agents should make sure they qualify before showings. Sadly there are still many who are desperate for a sale and do not do things correctly. It is my company, Keller Williams' policy to get preapprovals before ever meeting at a home or the office to start a very time intensive search for the client.&lt;/p&gt;
&lt;p&gt;So whether you're looking in the Greenville, Travelers Rest or mountains of Upstate SC or any where else please take 15 minutes and take care of this most important step so your agent can really help you with what you need. And agents, please don't show those listings until your buyers are preapproved. I can't take giving my sellers that news any longer!&lt;/p&gt;

      <description>&lt;p&gt;Yes I know, you've missed me. WHAT? Don't know who I am. Well not to toot my horn but I am the Northern Greenville premiere REALTOR of SC!! WHAT? Still haven't heard of me? Well let me tell you of my absensce from AR and why you'll now be subjected to my vast wit, knowledge and humor.&lt;/p&gt;
&lt;p&gt;I've been away. Blogged for a while and then..well ..just like you, life got busy. And I truly didn't think this social netorking media thing was any big deal. Well I just got popped on the head by God and the great one said, "if&amp;nbsp; you're not expanding your tech platform,&amp;nbsp; you'll die like so many others." It was my great cancer wake up call. So I argued! "I don't have time! I have clients, crashes of closings. I'm doing the job for the other REALTOR half the time. Heck I barely have time for my 4 year old son!"&amp;nbsp; "STOP Whining" said God, and get back to focus. If you get your timetable right like we planned last year, you'll have time for him, me and everyone else in your life."&lt;/p&gt;
&lt;p&gt;Then I pouted. I don wanna do tech. I'm not old, I just don't like it. Then...silence. Then a referral came in from an old AR post from eons ago. And it was a REAL referral!! And I thought, well...God's telling me something. So I called the other agent. WHAM! wow a real referral! It worked. I was stunned. Maybe there is something to this.&lt;/p&gt;
&lt;p&gt;Now the former singer/performer that I am always screams for applause so I expect a lot of it from you guys. As a top REALTOR in my niche market of Travelers Rest, SC and the mountain areas of Greenville, my applause has come from my clients. But how was I going to continue "singing" to them. Why..hmm. perhaps blogging could be the answer. The epiphany of social networking reared its head. Some of you have already clicked off my story. For those of you who have not, you have no idea what's coming. My love of the Upstate, family, my God, my friends and Keller Williams are about to get smashed in your faces. And my knowledge, vast, although not comparable to the Big Guy, will be vomited upon the stage of Active Rain, other sites and GAWD help me TWEETING. I"m like Hillary. I barely know what a flippin TWEET is but I guess it's important. Fan pages, wolfnet, IDX, hyperlink. God help me I"m about to become a geek.&lt;/p&gt;
&lt;p&gt;Yes get over it..I"m not a PC REALTOR and I just called all of you geeks! And if you're reading this you are a geek. But if we're to survive the coming storm, it's a necessary evil.&lt;/p&gt;

      <title>You can't BURN OUT if you were never ON FIRE!</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ohh did that sound bad? Well sometimes&amp;nbsp;it's a hard working Realtor's job to set the client straight on market, pricing, staging, or buying within their means and of course ..the dreaded agency issues. But that's not what this post is about. You already (I hope) know how to take care of yourself whe it comes to clients. But how do you handle YOU?&lt;/p&gt;
&lt;p&gt;During the holidays, Greenville, SC was popping, busier with Real Estate than in the past 4 months. It was exhausting and a great way to start the year, with a plethora of leads and contracts and closings. But the stress of dealing with varying FHA demands, (which change like a teen agers mind) the foreclosures, the economy and everyone wanting a "deal" ...a REALTOR can get burned out.&lt;/p&gt;
&lt;p&gt;But then I went to a conference by Dave Ramsey..financial advisor...specifically geared for the top REALTORS he endorses nationwide. And among the gazillion things he said that stuck in my mind..this one takes the top&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

I'm keeping the ashes smoldering and taking a respite to gather the big logs (lead generation and down time with my family). But I'm happy NOT to have too much going on..after all ..this business is about balance.&amp;nbsp; Get&amp;nbsp; your #'s in order, put your goals on the refrigerator...and then! Strike the match! And let's burn again!&lt;/p&gt;

      <title>Happy to have been BURNED?</title>
      <description>&lt;p&gt;Ohh did that sound bad? &lt;p&gt;&lt;em&gt;&lt;strong&gt;Early this year I had the awesome experience of working with two of the brightest and sweetest clients in my Real Estate history.&amp;nbsp; And I had the opportunity to sell them one of the most gorgeous homes in Greenville and the Upstate. But I also learned much from them that benefits all of you as well.&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;I'll make it brief as most of you, like myself, are high &lt;/em&gt;&amp;nbsp;I&lt;em&gt; personalities which means you have the attention span of a flea and love the high pace , personal interaction and relationship of each transaction. Not the numbers so much. Thus was I when I met Georgianna and Dick. &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;She was a newly retired CEO of a major company in TX and Dick was the same. He was the interpersonal one, she the numbers and information specialist. During our home search Georgianna started asking for numbers. And I didn't have them and didn't know how to answer her questions. I was completely uninformed I'll admit it.&amp;nbsp; Georgianna made me realize how important knowing the details of my market are. I'd heard those figures preached in my team meetings, I just never internalized them: had never had to. This was before the downturn in the market so we were still turnin and burnin ..who needed facts and figures?&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;Then the market in Greenville took a slight downturn and buyers came from all over expecting a deal. And guess what. I pulled out the Georgianna and Dick lesson book. After all: the way successful people become successful is to model themselves after people who ARE successful. So I got my stuff together, got my figures together (and let me tell you it's a continuing painful process as figures don't' come easily for me) But I know them. &lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;strong&gt;I turned 40 this year and realized I don't want to be selling Real Estate in 15 years! I want to be a Georgianna and Dick: retired early, extremely successful, with a great family that now they have&amp;nbsp; time for, and the lessons of life learned from following a model of success. I hope to stay in touch with them for the rest of my career and&amp;nbsp; thank Georgianna and Dick for teaching this REALTOR a life long lesson!&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;

      <title>IMPORTANT Advice for Your Investors and FHA Guidelines</title>
      <description>&lt;p style="text-align: justify;"&gt;If you're working with investors buying or selling properties, or if you're an investor yourself, be aware that it's becoming more difficult to move these properties. In the contentious lending arena in which we find ourselves, things used to be easier...not so now.&lt;/p&gt;
&lt;p&gt;It's the old 90 day rule. We all should know as REALTORS that you cannot sell a property within 90 days if lending is involved due to transfer of the deed. Cash can still happen. Used to be that we could &lt;strong&gt;write &lt;/strong&gt;a contract during this 90 day period and close on the 91&lt;sup&gt;st&lt;/sup&gt; and all was well.&lt;img src="http://i.ehow.com/images/GlobalPhoto/Articles/4482328/deed-main_Full.jpg" height="225" alt="" width="191" style="float: right;"&gt;&lt;/p&gt;
&lt;p&gt;Pay attention to your lenders. &lt;strong&gt;&lt;em&gt;We cannot &lt;span style="text-decoration: underline;"&gt;write&lt;/span&gt; a contract within this period at all if the buyers are going FHA. &lt;/em&gt;&lt;/strong&gt;That makes it tough when there are listings you get that have been in ownership for a few months, refurbished and ready to be sold. They can't be if FHA applies. Your lender cannot even &lt;strong&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;ACCEPT a contract&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt; during this 90 day period. Not even a lease purchase...that's a contract.&lt;/p&gt;
&lt;p&gt;Some of this now applies to conventional as well. Depending on the lender, some will allow the acceptance of the contract during this time but very few. The regulators have become very strict regarding these rules which in previous years were not quite as much of an issue.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;img src="http://www.cbpp.uaa.alaska.edu/afef/investor2.jpg" height="133" alt="" width="108"&gt;&lt;/p&gt;
&lt;p&gt;The only option for your investors is: If they have a qualified buyer who is ready to purchase the home immediately, then the investor can allow a straight rental until the 90 day period is up and then draw up the contract to close quickly. Yes it adds more work to your listings and quite an explanation to your buyers. But these investment homes are great deals for your clients and better to be advised and prepared and help them along their way.&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;This is one of my older blogs but I"ve gotten a lot of recent remarks on it so I'm reposting..enjoy!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Ok someone has called off a sign or emailed you with a message that they're interested in buying or selling. Now what.&lt;/p&gt;
&lt;p&gt;So many in sales get cold feet at actually having a phone conversation, IE talking WITHOUT the computer. It's very easy in our day and age to let our website give our credentials. But there's so much more that you have to offer than your resume isn't there?&lt;/p&gt;
&lt;p&gt;So let's talk rapport. Webster's definition is "establishing common ground". People like to be around people who are like them. So when you call the first time your first call may not be about (or very little about) real estate at all. Get to know them Bring out the similarities with your prospects. Do you have kids and do they? Are they outdoors folks, do they like to read or travel? To them that proves that at least one salesman is not an alien being from another solar system! Keep reading below.....&lt;/p&gt;

&lt;p&gt;Try this: Mr. Customer, when I'm not helping people find great homes, I'm a consumer, just like you. I always am on the lookout for good&amp;nbsp;deals at the best prices! I always hope that when I do shop, is that I can find someone who truly understands what it is that I'm buying and can help me make wise decisions along the way. I'd like to earn your trust in that same way by becoming your REALTOR. Blah blah blah..&lt;/p&gt;
&lt;p&gt;Too scripty for you? Here's a sample of my patter.&lt;/p&gt;
&lt;p&gt;Hi Marge, saw you emailed me about relocating to the Greenville area. What is going on in PA where you are and what brings you this direction?....then I shut up and let them tell me their story. By ACTIVELY LISTENING they will tell me all I need to know. O sure we may have to bring&amp;nbsp; them down to earth about the fact that Greenville, Travelers Rest and the Upstate of SC is not in a crisis situation like many areas of the country and let them know our area is still getting 97% of list price. But after we establish RAPPORT they begin to understand that you're on their side.&lt;/p&gt;
&lt;p&gt;Two other quick points that have always worked for me:&lt;/p&gt;
&lt;p&gt;1. Did you know that my services to you are free? When you hire me as your REALTOR, I work for you for absolutely nothing. My commission is paid by the seller but my fiduciary (or legal here in the south)duty is to you alone.&lt;/p&gt;
&lt;p&gt;2. Mr. Client I just want you to understand something about me as a person as well as a REALTOR. I'm not in this for the money...no really! I love what I do and my favorite thing is handing the keys to a new home over to a happy client. My commission is paid by the seller, but that's gravy compared to the satisfaction I get from watching you move into your new home.&lt;/p&gt;
&lt;p&gt;Just be sincere, build rapport from the get go. Dont' be a "sales person", be a friend. You'll double your money if you do so.&lt;/p&gt;
&lt;p&gt;Good luck and get selling!&lt;/p&gt;

      <title>Why is Duel or Designated Agency so Hard for Buyers to Understand</title>
      <description>&lt;p&gt;Well I guess because the wording of the actual contract is lawyer&amp;nbsp;talk! In South Carolina and here in Greenville, the Buyer Agency agreement is a 4 page jumble of marbles in the mouths of normal folk and even to most agents.&lt;/p&gt;
&lt;p&gt;Explaining it is another issue. And even when it's explained and you find yourself in that scenario, it can really spook a buyer. We love to sell our company listings and help our fellow agents, but the buyers think we're steering or leading because we tell them we're in Duel or Designated Agency. Of course we're not! We just happen to be two seperate agents working in the same office that represent a buyer or seller on the same&amp;nbsp; property and we have to make sure we let everyone know this so that there IS no misrepresentation. It's that simple. Yet it gets misunderstood so often.&lt;/p&gt;
&lt;p&gt;I'm going through this scenario right now. I have a listing and another fellow agent in my office brought a buyer and is ready to go. However they were extremely cautious regarding the explanation of Agency. Is Duel and Designated not the same all over? Are other states different. These folks come from Florida. I'd heard that there is some kind of transaction fee instead of Duel or Designated there. Is that the true case FL agents? Is Agency not the same across the board? If not then no wonder our clients can be confused. It's hard enough when the state specific contracts are mind boggling enough. But then if someone sells in another state and comes to South Carolina to buy, our wording is so different.&lt;/p&gt;
&lt;p&gt;What is the reasoning behind so many different contracts. Shouldn't Agency be a requirement in all states, and wouldn't it be a dream if all states had the same contract. No wonder they find us shady at times. We have to explain the lawyer talk in layman's terms...and I for one didn't go to law school!&lt;/p&gt;

      <title>Why I Boycotted  Blogging.......</title>
      <description>&lt;p&gt;Love you guys.......But........ Sometimes you need a mental break from all things real estate. I'd reached a point where I"d read all I needed about rates, elections, staging and surviving this market.&amp;nbsp; So I boycotted both Blogging AND the News. And guess what...my heart rate slowed greatly!&lt;/p&gt;
&lt;p&gt;Now I"ve had my rest but continue to boycott the News. I'm hoping the last month of not blogging has filled my head with some extra sharp witted ideas and funny (cuz that's what I'm known for on this site IE: Redneck Realtors) remarks as well as revelations.&lt;/p&gt;
&lt;p&gt;I've ended my AR sabbatical and am now ready to dive back in. But I think once in a while you have to stop and smell the roses and take a breather from Real Estate or it can consume you. And that's what my God and family are for..not my work.&lt;/p&gt;

I"ve had a crappy week and you guys at AR have literally been my saving grace.&amp;nbsp;I just want some&amp;nbsp;happy notes &amp;nbsp;to let me know that 60 is the new 40&amp;nbsp; and help me get the points I need to move forward in AR! And Please let me know that we will survive this real estate boom and recover hopefully soon.&lt;/p&gt;
&lt;p&gt;So this is a purely soliticited request for Happy Birthday Points. My goal is 100 responses. That will make my week! I so appreciate all of the advice from my fellow REALTORS this week and appreciate Active Rain and all it offers by way of advice and support.&lt;/p&gt;
