Why does it always seem that the lower the price point, the more difficult and unrealistic buyers are?
Same goes for the very high end ones as well.
I am blessed (we're all blessed to have any good buyer right now) to have a buyer at all that is qualified no matter the price point. They just seem to take a little more energy and want the things and quality of a $150K house in a 70K. I actually think I"ve found one but we'll see. We've reached that milestone that happens to every parent and child on the planet. It begins with a vehement NOOOOO and usually ends in tears. That's what you get as a Realtor trying to grow and maintain business...with a toddler.
My son turns 3 in October. While his vocabulary has increased and the verbage laughable day to day one thing remains constant....diapers. So this weekend, no clients, potty training! When customers I had went to the perfect house, this was their only objection. When I asked in what way the home didn't have enough, they pointed out that hey had a plethora of Christmas and seasonal decorations as well as the husbands expansive tool collection. The house was plenty big, with large closets and an attic storage which should have been enough. Except our culture has it's dynamic of having STUFFITIS and we have...well just too much crap.

Ok this is a second blog on personal finances as so many of us are reactionary Realtors who know how to spend but not to save.
A listener called in to the Dave Ramsey program the other day complaining about his kid who had gotten himself into financial trouble..new car, new STUFF, new new new , all on credit cards, and had a part time job at the big MAC. Needless to say the numbers don't add up!
Caller wanted to help his child pay off his debt so he could start over. Answer : NO!!

(*&^( Trickles downhill or so the saying goes. So in response to an earlier post about it being a Mortgage Crisis and not a Real Estate crisis, I would agree. Except it goes much farther than that.  In fact our industry is exemplified except for the greedy agents and mortgage brokers who really DID take advantage over the past few years...but how many of them are YOU? Didn't think so.

No I'm serious...
I go to this eloquent 5100 sq ft home on 24 acres with a 24 stall horse barn and full riding facilities to take pics for my seller. His "friend" has been staying there for a while while my seller has been updating this home to sell. I tell him I may have a buyer and want to send the buyer some pics of the home, land, pool ect so they can see how beautiful it is.

that's the tune I caught myself humming on my way home from my final walk with my final buyer at this time. Oh yeah we got leads out the ying yang. Everyone that has to sell somewhere else in some other market so now it's play the waiting game.
I've stepped up my marketing, really started concentrating on FSBO's and literally "pounding the pavement" which can't hurt to lose that extra tire around my middle. And after the lovely financial news of today it has me wondering: Where have all the buyers gone...or are there are any out there.

I dont' know about you, but I learned today of now 10 new free websites to market myself, my listings..me in general.
As a self proclaimed techno phobe I have only one issue with this. Not only is this technology making us chair sitters with extra tires around our middles, but we're losing our effectiveness in communication.
It's still vastly important to lead generate, not via email or blog, but by picking up the phone and establishing that trust relationship. Thay way when you actually meet face to face, you don't sound boring or inept at your craft.

The point of this post is the importace of a home warranty with ANY resale..let me give you the scoop.
My parents just finally relocated to SC and closed on their new (older brick ranch) home last Tuesday. Well Murphy's name must have been on the HUD somewhere and he obviously hadn't received his payment! After closing I ordered a home warranty for their home as my closing gift. It's so important now to make sure your sellers really understand what they're up against in the markets around the nation. I haven't heard any market that is a sellers market now. We're all in it to get the best deals for our buyers and still help the sellers recoup some of their investment.
 Greenville and Travelers Rest SC we're still getting 97-99% of list price..for the most part. The large spec builders and custom homes over 300K are really the ones sitting. But for our resales, unless the homes look like a model home...they sit. I'm sure that it's the same … (4 comments)

Scenario: Buyer contacts you and wants to look at homes and land in the 300K range, newer house..you know the scoop. You show them what is on the market and make them understand that your area (in this case Greenville, SC, Greer, Travelers Rest and Taylors) are still getting 97% of list price. Yet they've heard the horror stories that the lovely liberal media vomits daily..sooooooo
